Private Cottage on Kinnacum Pond (1646)

Escape to a simpler time at this quintessential Cape Cod summer cottage, tucked away in the heart of the Cape Cod National Seashore. Down a rugged, 0.6-mile wooded dirt road (SUV suggested), this charming 1,300-square-foot, 4-bedroom, 1.5-bath cottage offers the rare opportunity to truly unplug, slow down, and enjoy the beauty of nature.

Surrounded by woods and sitting beside a private kettle pond, the setting is peaceful, private, and wonderfully rustic. Spend your days swimming in the pond, enjoying the outdoor shower, or wandering through the woods to the ocean bluff to take in sweeping views and breathe in the salty Cape air. Ocean beaches, additional ponds, and Wellfleet Center are all about a 10-minute drive away.

This is Cape Cod at its most natural and unspoiled. There is no internet or Wi-Fi, and cell service can be spotty depending on your carrier (land line available). There is also no air conditioning. Instead, open the windows, listen to the birds, take a swim, and enjoy the kind of quiet that is getting harder and harder to find. Think less screen time and more summertime, live like it's 1993!

The cottage is accessed by a rugged, wooded dirt road, so an SUV is recommended. Please enter from Gross Hill Road, not Long Pond Road.

Linens are provided. Short getaways are available with an additional cleaning fee, or save the cleaning fee by staying 7 or more consecutive nights. An administrative fee and applicable taxes may apply.

If you're looking for luxury and modern conveniences, this may not be the right fit. But if you're looking for rustic charm, privacy, nature, and a true Cape Cod escape, this special cottage offers a chance to get away from it all and reconnect with what matters.

Beautiful location, run down home

Rating Details: The property manager was more than helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: My family and I really enjoyed getting to spend time on the pond that only the house had access to and walking on the trails that crisscross the woods around it. The house itself was in terrible condition and was stressful to stay in, which was a shame. The response of Berkshire Hathaway, that they’d alert the caretaker, with no additional help was also disappointing. The house was in terrible condition. On the second floor there was terrible water damage. There were holes and bubbling paint on the ceiling with what appeared to be black mold or soot around the edges. There were chipping, peeling broken asbestos tiles on the floor with the subfloor exposed. The carpets and bathmats were filthy and one of the blankets on one of the beds was badly stained. Additionally, while they were upfront about the lack of internet, it was also a cell dead spot so the only way we could call or text anyone was to leave down the dirt roads and drive about 7 minutes out to the Main Street. Overall the condition of the property is a huge shame because the secluded location on a private pond was incredibly special.

We’re glad your family was able to enjoy what makes this property so special — the private pond, surrounding trails, and secluded setting within the Cape Cod National Seashore. We also want future guests to know that the maintenance concerns mentioned in this review have been addressed. The affected ceiling was taken down, replaced, and repainted. Fortunately, there was no water damage to the structure and no mold was found. The flooring has also been updated as part of the property’s ongoing improvements, and the linens and bath mats have been refreshed. As noted in the listing, this is a very secluded property and internet service is not provided. Cellular coverage in this area can also vary significantly by carrier, something unfortunately outside of the homeowner’s or our control. If reliable cell service and data access are essential during your stay, this may not be the best fit. For many guests, however, that remoteness is exactly the appeal. Properties like this — tucked away in the National Seashore with private pond access and very little connectivity to the outside world — are becoming increasingly rare. We like to think of it as one of those “last one standing” Cape Cod experiences.

Yes, the property is down a long, bumpy road that you will do better on with an SUV or other high clearance vehicle. We did it with a conventional minivan and VW Golf and did fine but if you're anxious about getting stuck you should be aware of that. Also, there is no WiFi and really no cell coverage. (Every once in a while a random text would come through.) So unless you have a sat phone you will be disconnected from digital devices when you are at the cottage. All that being said, we absolutely loved this place and had a fantastic vacation there. We had two kayaks (which are at the property), three paddleboards, and various inflatables all over the pond. Our kids had friends come and go and everyone loved being able to unplug and just enjoy each other's company and the beautiful setting. At one point three people were floating on the pond reading books. At night and frequently in the morning around breakfast time people just sat around and talked, in a way that you just can't do if everyone has a phone or computer nearby. You can walk from the house to a couple of other ponds (Spectacle, Long and Gull) and to the oceanside beaches, either on the road or on various paths through the woods. (Do a thorough tick check afterward.) And everything Wellfleet Village has to offer is only ten minutes away by car or 15 by bike. The house has plenty of room and is very cozy. It's not for everyone but if you really want to get away for some deep relaxation this place is hard to beat.
