The Space:

The main living area consists of a comfortable couch for TV watching as well as a breakfast nook with table for three. The room is tastefully decorated and features a partially exposed brick wall.

The attached kitchen makes use of its space with a convenient layout and an island/breakfast bar with two barstools. It is well appointed with everything you should need for preparing meals, and a coffee maker for your morning cup!

The large primary bedroom has a king bed and features a decorative fireplace which gives the space a vintage feel, but with modern conveniences like a ceiling fan, mounted TV, and a separate desk/workspace area.

The second bedroom is equipped with a full-sized bed, ceiling fan, mounted TV and a small desk with a chair for additional seating.

The hall bath provides plenty of space with a dual vanity and tub/shower combo. There is also a stacked washer/dryer closet for your convenience.

With effortless access to Louisville, Kentucky right across the river, Jeffersonville, Indiana offers the very best of both worlds— a beautiful, small-town vibe with an idyllic riverfront location that keeps you close to all the action, too.

A stay in Jeffersonville means you'll enjoy all the peace and quiet of home while also loving the ease of accessing big-city entertainment and convenience.

About a decade ago, the Big Four Bridge was opened that directly connects charming downtown Jeffersonville with the amazing Waterfront Park in Louisville (10 min drive). This allows for a scenic stroll across the beautiful Ohio River anytime and gives you easy access to all of the surrounding activities, including huge events like the world-famous Kentucky Derby, held in the Churchill Downs racecourse in Louisville (10 min drive), every spring.

Jeffersonville is also home to diverse and diverting local spots like the NoCo Arts and Cultural District (3 min drive) and the entertaining Jeffersonville Riverstage (4 min drive), an outdoor arena that hosts local concerts and events.

All guests must sign our rental agreement as mandated by Indiana Law.

🔹 The minimum rental age is 21. A picture ID must be provided to Newman Hospitality no less than 72 hours before arrival.
🔹 An accurate guest count must be provided
🔹Please note that our vendors, landscaper and pool cleaner (If applicable), visit our homes at least twice a week for service. Our vendors will never enter the home and have permission to work outside.
🔹 No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction
🔹 Quiet time is from 10pm - 8am
🔹 No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000
🔹This property is dog-friendly with an additional fee, per pet. While staying with us, you are responsible for the actions of your pet. Please keep your dog(s) off the furniture and pick up all waste. All waste should be bagged and disposed of in the outside trash bin. Failure to comply with our Pet Policy will result in an additional $100 fee. Please let us know if you will be bringing your dog (only dogs are permitted, sorry).
🔹 Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle.
🔹 The property must be locked and secured when guests are not in it.
🔹If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay. Baby bundles must be requested and paid 48 hours prior to your reservation start date.

Mail:

Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.

Cleanliness:

This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it.

We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine.

If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.

Late Checkout:

Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we'll try to accommodate you, though this cannot be guaranteed.

If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.

Same-Day Bookings:

Same-day bookings with no past Airbnb reviews are subject to additional scrutiny and require approval from Newman Hospitality. We will ask you to provide information on your group and the purpose of your stay.

If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your Airbnb account or we will not be able to honor your reservation.

Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.

Internet/Cable:

Newman Hospitality is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues.

The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.

Copyright Infringement:

Absolutely no illegal downloads. We will charge $50 if discovered.

Privacy:

This property is equipped with security cameras on the outside of the property. These cameras are using during the check-in process to verify identity and guest count. If there is an incident, we will review the footage. There are no cameras inside any property.

Pest Control:

Please note we have rigorous pest control on all of our properties. Due to the beautiful tropical climate Florida has, it sometimes brings bugs. To find some is not uncommon and is something every south Florida home deals with. If you see a large amount any of our native “friends”, please take a picture or give us a call

Starter Supplies

We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items.

Clean, cute house
Communication was great, the house was clean and felt like home. My only concern were the neighbors with the high grass and clutter in the yard.

Spring Break Louisville
Perfect location for dining we enjoyed Upland Brewing and Cast Iron Steak House. Safe neighborhood. Short drive 10-15 minutes away from major museums in Downtown Louisville. Management very responsive to questions. Would book again.
