Amenities are quite tired and old, for $400 per night they could update things like the microwave, toaster and fridge which were all old and poor quality

The staff were very nice and accommodating and were the best part of our stay. It’s right on the water and the access to the private beach was amazing. The only downside I would say would be some of the upkeep of the property feels like it is deteriorating. The indoor pool and hot tub were in rough conditions as well the bubbles that had brown spots several times. We also arrived to silverware and dishes that weren’t clean in the cabinets. It’s hefty nice resort, but considering the price I just expected more. Especially considering I had been going up here for years before and this was my first time back in a little over half a decade.

We were in a pool side room. The room was adequate with modest cooking facility. However, beware of the foldout couch listed as an additional bed. The couch was old, and the mattress and springs were AWFUL. It’s really NOT a sleeper sofa. The bed in the room was decent enough but if you need two beds I would recommend getting a room with two beds or bring your own blow up mattress. In addition, the whole facility needs updating. The outdoor pool was very noisy with kids on huge floats, and throwing balls at each other. The indoor pool was nice and the hot tub as well, but again, clearly needed to be refreshed. The staff was very pleasant and helpful. I asked for a “mattress topper “ which I was hoping would be a dense thick foam layer to put over the pathetic sleeper sofa. Unfortunately it was a quilt which provided some padding but not nearly enough to compensate for the tired uncomfortable “bed”. The bathroom also needed updating as the wallpaper was peeling and the structure of the shower/tub while functional was old and tired. We used the towels and when we needed more, they were provided. The hotel also provided additional towels for the pools. There was access to Cape Cod bay from the hotel but there was massive amounts of sea weed on the beach, not conducive to sitting or accessing the water. The views from the hotel looking toward Provincetown were very pretty. The hotel staff appear to be very very hard working and were responsive to request to fix a broken door.

Great location Resort can use some tlc needs some upgrades indoor pool needs work didn’t use not looking to good Would be great place if updated had nice area with tables by outdoor pool with grills couldn’t use outdoor pavilion not being used which is sad outdoor pool was nice thought price was little high for conditions of property

The place was exactly what I was looking for. I loved that my unit was tucked away from the main road, making it quiet and peaceful, and the balcony was a great bonus. The accommodations could use a bit of updating, but since I was out enjoying the area all day, it really didn’t matter. Customer service was easy to work with, and the shuttle made getting into town simple and convenient. I enjoyed my stay so much that I’ve already booked again for next year!

Property was a mixed bag. It was a good location as far as being close to ocean and right on Route 6 for the shuttle to/from P-town. The beach is not great - not very sandy or swimmable. LONG walk to get to the beach hauling your stuff is exhausting.. and really not worth it for the quality of the beach. Pool was tough to find - Go far far right and you will find a small pathway -no signage. Worst thing of all was the lack of Elevators - we were in main building overlooking the lovely parking lot and route 6.. on the 3rd floor. I am exhausted between hauling luggage, coolers and chairs... not staying here again.

Quick, easy and friendly check in and it processes. Clean room, 2 pools and a couple courts for tennis, pickle ball and basketball. Has grills with utensils and has ebike and escooter section which is super helpful. Main building has ac, oceanfront does not. I do wish there was an elevator as I'm an overpacker, but that's on me!

We booked for the week of July 4th and P-Town was having record breaking heat waves, and we had no idea that our building had no A/C! We bought a box fan and there was a fan in the room, but every single moment in that room was extremely hot. We had to shower multiple times a day or spend a lot of time in the pool just to keep cool. We had no idea there was no AC and if we had we would not have booked here. If we would have had AC our stay would have been much more enjoyable. We unfortunately had to keep our sliding glass door and front door open to create a breeze threw our room because it was sweltering.

Just a big FYI! No air-conditioned room with ocean view. There is a fan on the wall but the air does not get into the room even though the balcony has big sliding glass doors. That being said the view is amazing! Not a lot of privacy. You can see into others balconies and rooms. Very small bathrooms but the tub is actually decent.

Mis leading on the rooms you will get. Only the main building has ac the others do not and only provide a fan. Bed was uncomfortable being stuck in a studio with a Murphy bed. Location is nice and short uber ride to town. Outdoor pool was nice, and a short walk to the beach.

They advertised a private beach. It hadn’t been racked/maintained in a long time. They had zero beach chairs or umbrellas and said they stopped offering them and to buy at CVS.
