Younger kids are welcomed but we want your stay to be comfortable and enjoyable and don't feel our space is best suited for the littlest among us. Feel free to contact me to discuss the logistics. IF you feel comfortable bringing your kids after considering safety factors, let me know if you need any kid supplies (see amenities for complete list of available items)

COVID-19 NOTICE
• GUESTS MUST NOTIFY ME (host, not VRBO) IF YOU HAVE TESTED POSITIVE FOR COVID-19 OR EXPERIENCE ANY SYMPTOMS BEFORE OR AFTER CHECKOUT.

ACCESS
You'll have access to the upper two floors of this classic DC rowhome. Some areas will be locked for owner storage (mirrored armoire in the master bedroom, hallway closet, and a private office off the back bedroom/workout room). There is a basement unit with separate front and rear entrances and no interior access that is rented by a long term tenant who is not to be disturbed and cannot answer any questions about your unit. The rear upper deck is for exclusive use by upstairs guests and the lower patio area under the deck is for the exclusive use of the basement tenants. The back yard is shared but since moving in, the basement tenants have not opted to use the back yard area.

OTHER THINGS TO NOTE:
• This is Jared and Morgan's full time resident and their personal belongings will remain in the house. Some areas will be locked or identified as Owner Only/Not For Guest Use.
• Guests must notify us if a service animal or ESA will accompany them so that we can identify challenges and concerns that may impact your stay. We do not deny legitimate service animals but we want you and your companion to be both comfortable and safe so please allow us the opportunity to make sure you will be.
• On site luggage storage is not available.
• For guests with allergies or sensitivities:
some duvets and pillows are down-filled and we use fragranced cleaners and air fresheners.
PLEASE NOTIFY us of your allergies BEFORE BOOKING so we can determine together whether we are able to accommodate your needs
• This more than 100-year old, 2-story rowhome does not have zoned heating/cooling and may experience unbalanced temperatures from floor to floor and room to room during the hottest and coldest months. 2023 is Jared and Morgan's first full summer in the house and there may be a bit of a curve learning how the summer heat affects the house so please let us know if certain rooms or spaces get too cold so that we can remedy it and keep you and future guests comfortable. During summer months, window AC units will be installed in the front bedrooms.
• The entrance and all sleeping areas are accessed up a flight of stairs and through a narrow entryway or hallway. We are not handicap or wheelchair accessible and will be difficult for guests with mobility issues.
• The back yard is accessed down a flight of stairs.

HOUSE RULES
• When making an inquiry or submitting a request to book, tell us a little about what brings you to town (or your reasons for booking), who will be staying with you, where you are traveling from, and what time you plan to arrive. This information is required of all guests to confirm your reservation.

COVID protocols:
• Guests must notify me if they feel ill or are diagnosed/test positive for the novel coronavirus at any point leading up to checkin.

• No parties, events, or gatherings.

• Vaping and smoking tobacco or marijuana are NOT permitted inside the house. Guests who violate this policy will be fined (see House Rules). Guests may only smoke on the private back deck and in the back yard away from the house but must ash and dispose of their fully extinguished smoking waste in the provided ashtrays (NEVER on the ground or flicked away) and empty the ashtrays in the outdoor bins at the end of their stay. In the District of Columbia, if you are over 21 years of age, you are legally allowed to smoke on private property, carry up to 2oz of cannabis on your person, and gift or donate (buying and selling is still illegal, as is smoking in public). That being said, please be considerate of our neighbors and the basement tenants.

• No pets. Please notify us if you'll have an ESA or medically required service animal so that we can include helpful information for animal companions and prepare the house for extra fluff. Animals may not relieve themselves in the back yard (Jared and Morgan just laid sod and we're trying very hard to get it established).

• Guests are NOT permitted to enter locked spaces or areas not expressly included in the description of this list without prior authorization from the host. Any violation of this will incur additional fees (see below).

• Guests are not permitted have unauthorized visitors (anyone not included on your original reservation or otherwise approved in advance by your hosts) on premise.

• Number of guests listed in reservation must be updated and accurate prior to checkin.

• We reserve the right to refuse, decline, or cancel bookings by guests who are local to the DMV.

• Third party bookings are generally not preferred. If you are booking for someone else and will not be on site in person during the reservation, you must provide the name, ID, and phone number of the person you are booking for. The owner of the primary booking profile remains expressly responsible for the reservation and its guests.

• In accordance with DC's noise ordinance, noise levels must be kept under 55 decibels (the level of a normal conversation) between the hours of 10pm and 8am on weekdays and 11pm and 9am on weekends. If I must respond to a noise complaint by a neighbor, basement tenant, or by law enforcement, you may be fined and your group removed from the premises.

• Guests may not alter, tamper with, or manually override the timer for the patio lights or extend their operation beyond the pre-set shut off time.

• Guests should not send mail or packages to the property as porch piracy is major citywide issue and we are not able to accept packages on your behalf or guarantee receipt.

• Disclosure: we have exterior front and rear facing motion and noise sensing cameras with recording capabilities and Google Home devices inside the home (these do not record anything and are only used to control Smarthome functions). Guests may not turn off, unplug, move, adjust, or cover these devices.
