The Space:
The very spacious authentic Villa provides a very charming beach house that you and your loved ones can fully enjoy for some good times.

There's plenty of time for you, your family, and a small group of friends to enjoy the water and the beach. With clean, beautiful beaches located on two different sides of the Villa, there is plenty of time to sunbath, have a cookout, play many types of outdoor games or just relax and kick back with a refreshing drink in hand.

Embrace the surrounding environment that's full of lush green plants and wonderful views of the water.

The authentic Villa is the best location house for nature lovers and people who want a very wood-themed place to live and relax at any time of the year.

A Costa Verde's lifestyle is one that includes warm welcoming weather, fun times that can include jet skiing. You can also sight see on a large, beautiful yacht or take a day or two to enjoy some boat fishing.

Choose a place like the authentic Villa to get away from the hectic life for a night or two. You can expect an abundance of modern amenities to help make your house on the beach a key part of the authentic Villa experience.

Obs. The bathtubs are temporarily deactivated (they were not marked as an amenity but since they appear in photos, we decided to also inform it here).

Guest Access:
You will gain exclusive access to all rooms and floors, and to the entire property area, plus usage of the Condo common areas, following the rules and time availability provided.

The Neighborhood:
Mangaratiba is a great region for leisure, especially with boats. You will be able to visit several islands, including the famous Ilha Grande. It is also interesting considering the proximity to the city of Rio de Janeiro.

Getting Around:
Angra dos Reis has an airport, which allows you to reach the city by means of direct flights, for example. You can also get to the Villa by car, boat and helicopter.

Or if you wish, we can hire personalized transportation services such as executive car, van and others to offer you the best experience possible.

Other Things to Note:
The house is operated with staff. To offer a good service, there is a minimum number of professionals to be hired, depending on the group size and composition.

They will be serving you in aspects such as cleaning, preparing and serving food and beverages, among others.

Their shifts are of 8 daily hours, extra hours can be negotiated and the payment is done directly to them.

We have our own lease agreement model that must be signed until check-in. When you confirm a booking, you agree to these terms. When the Booking Channel does not give you direct access, just ask us and we will send it your way.

The most important House Rules are:

* Silence from 10pm til 7am
* Social visits are limited from 7am until 10pm and up to 6 people at the same time in the property
* Only listed guests can sleep over
* Intended use is residential only
* Drugs and prostitution are strictly forbidden
* Building or Condominium internal regulations must be fully respected
* Check-ins/outs outside of regular hours are subject to availability and if possible, incur in an equivalent amount of 60BRL in cash as compensation to the staff doing it, per event
* Bookings of length period from 15 nights or greater pay electricity bill as an extra
* Included cleaning covers reasonable usage, excess will be charged
* On check-out, if not previously agreed, freeing up the property with delay can incur in a charge of 2 night's rent
* Rules breaches will be penalized by the full amount of security deposit, per event, plus any loss or fines and can result in eviction with no right to refunds.

Interaction with Guests:
We like welcoming guests in person, leaving you as comfortable and independent as possible during your stay, while always being available when/if you need a help or suggestion from us.
