Some important Notes regarding our home:
*May not be safe or suitable for children in the ages of 2 to 7 years of age, ALL children must know how to swim
* Although our home does sleep 6 please be certain to enter the correct number of guests in your inquiry. Our rates do take occupancy into consideration as water needs to be trucked in, more propane is used to heat showers, house cleaning / linen costs and overall wear and tear of the house is greater with more guests vs less.
*Due to the high cost of propane in Mexico the house comes with only 2 hours of hot tub use. We have it set to turn on automatically every day from 4 to 6pm. If you would like more hours it’s $15/hour. Luis our groundskeeper can adjust timer but he does not work weekends.
*All 3 bedrooms have air conditioning including the living room. The kitchen and dining room do not. Please keep in mind our home is hacienda style so it’s a lot of outdoor living. Please keep this in mind when booking in the hot months particularly September and October
*We strongly recommend renting a car. It's a 15 min walk roughly down to the beach roughly through the hills and we would personally feel a bit stranded staying there with no car.

We loved our time in Laguna Hills. We've grown tired of the crowds and noise at the all inclusive resorts and this was the perfect alternative. Having a private pool was a big thing for us and the house was well equipped and maintained. Josh was very responsive and we'll definitely be back!

The villa is very nice. I recommend it. I wish I would have listened to the advice to have a car. The villa is at the top of hill. It is quite a walk down to 1 restaurant. Then back up hill to get back. It’s quite aways from town. Please stop before arriving with groceries. Other then that, the place is lovely.
The space was idyllic, peaceful, and far from the noise of resorts. The home chef was incredible and the private suites offer everyone their own space. The private pool and jacuzzi was just perfect. Highly recommend for groups, families, or just a relaxing weekend away. Host was very responsive.
The property is lovely with an outstanding layout. The courtyard setting overseeing the pool is beautiful. The rooms are spacious. The property is easy to access , quiet and safe. A perfect getaway home.

We had a great stay at Cinco Palmas. A beautiful week celebrating new years and enjoying San Jose and the East cape. Matt was super responsive when we had any questions or needed anything. Lots of construction in the area but that’s always been the case when we are there and it didn’t disturb our wonderful week.

It was great to come back from a day on the beach and jump into the clean pool for additional relaxation. Property was clean, kitchen well equipped with top of the line appliances, bedrooms nice and cool! What else is there? :) Thank you so much!!!
This home is beautiful with the perfect layout for families or couples. We were a group of 6 and made the most of all the space and the great location. Kitchen is fully equipped and we ate about 60% of our meals onsite. It’s a quick drive or a nice walk down to the beach. Josh was extremely nice and easy to work with. Awesome host, awesome home! If I wasn’t in the process of building my own place on the East Cape, I’d be back for sure.
We were 3 couples and enjoyed the beautiful shared spaces as well as private rooms. Outdoor areas were perfect for relaxing and enjoying one another’s company. Guards at gate were friendly and felt safe for entire stay. Josh was responsive and attentive. Enjoyed short trips to San Jose for great food, art and culture. We enjoyed fabulous golf in the area as well. Is off beaten path and quiet area. Currently construction goes on during weekdays as stated in listing, but was not an issue for any of us. Great oasis near San Jose Del Cabo. Would rent again.
The house is just as spacious and charming as the photos show. Beautiful view. Great setup with the private suites and many communal areas. Well equipped kitchen. The house is clean and well maintained. Communication with the host was easy. Buzzards is as good as everyone says. Beach access is next to Buzzards opposite the 24-hr guard gate. Only downside was the longer drive to town but it was totally worth it.
We had a fantastic stay over Christmas - it was a beautiful as the photos.Our Uber had a difficult time finding the place and we got a bit lost even with the instructions. Renting a car is a MUST as uber / taxi drivers won't drive to Laguna Hills and will cancel your ride which was quite frustrating.We had an issue with one of our beds not having bed sheets but Josh was quick to fix the situation. The kitchen was missing some essentials ie. salt and pepper etc.., but it was sufficiently well stocked.The beds were so comfortable and the reading nooks outside of each suite made our stay perfect. I was eaten alive by bugs so please bring lots of bug spray.Overall, beautiful and relaxing stay.
We were 3 couples looking for a winter getaway and found it here. Cinco Palms quickly became our home away from home and we especially loved the convenience of being able to leave our stuff around the pool. It was quiet, and felt like 3 "separate apartments" with common living areas. The property had everything we needed and was well stocked with essentials. We did have some difficulty finding the house, but that may have just been us. Josh always responded immediately and was great with communication, questions, etc. The whale watching at the beach across the road from the Laguna Hills community was unreal. We spent hours there on two occasions. Shout out also to the Avocabo Walking Food Tour in Cabo San Lucas, Flora Farms and our private chef, Lucy, who came in to cook a fabulous meal for us. A car was necessary, but if you're looking to be away from the city, this location can't be beat. Thanks, Josh - we had an amazing vacation!

There are two lodges on this property. We had booked the one pictured above, but due to scheduling issues of our host, we were asked to switch to the smaller lodge. So I am not reviewing the lodge in the picture but the smaller one on the same property. The property is ideally located. The views are amazing and the Yellowstone River flows next to the large deck of the lodge. We were about 20 mins from the Roosevelt Arch, the northern entrance to Yellowstone, so it was ideal. The lodge was a good size for a large group. The kitchen was well equipped and it was nice to have the deck, grill, and 2 picnic tables for outdoor meals. This however was not the beautiful upscale lodge that it appeared to be in this photo. Since I never had a chance to see the interior of the original lodge, I am assuming that they accurately reflect the larger lodge. I was disappointed in the esthetic of our lodge. Also, we stayed there on the shoulder season and the heating system could not adequately heat the large basement bedroom area. I am sure in the heat of summer, the cool basement area would be a plus. But with nighttime temps of 32 degrees, it was not comfortable. Turning the heat up until upstairs guests had to open windows did not solve the problem. So we had a great vacation, Yellowstone was beautiful but i had wanted to really WOW my family with this lodge.

Architecture, landscaping, decorating are all off the scale great! Luis speaking only spanish is a challenge but could not visit without him. This property is in a transition phase. With some personal attention from the owner(s), it will be great for a long time to come.

Question: Are two 24 hour a day yapping dogs 10 yards from the patio even relevant? Most likely renters?
Very loud and busy construction 7:45 - 5:15 five+ days a week not only the ocean front complex but all around. This was mostly disclosed in advance. The ocean view for all practical purposes is GONE. Various other small concerns should be addressed.

From the moment I booked and throughout my stay here, communication with Josh, the home owner, was thorough and reassuring, laying the foundation of a trip I hope to repeat very soon!
From the sand-floor, ocean-front restaurant on the public beach across the street to the friendly gate attendant to the engraved stone road markers along the winding roads to the breathtaking covered entrance with the heavy, arched, work-of-art front door, this Old World Charmer in the desert did not disappoint!
Once I stepped inside, I found myself in an open-air oasis - truly a sight to behold! With so much attention to detail in this brilliantly designed home, I knew I’d found my spot. That one vacation home that I’d want to revisit again and again.
You’ll find what you need in the well-appointed eat-in kitchen, so plan to stock up on essentials at the nearby La Comer or Flora Farms if you like to cook.
There are three beautiful, nearly identical bedroom suites each with a queen-sized bed, a walk-in shower, and ample closet space to unpack your belongings. Luxurious bedding and ample towels provide all the comforts of home.
However, the crystal clear saltwater pool and hot tub are the center of attention in this home, providing a lovely and secluded space to unwind and soak up those gorgeous Mexican rays. Butterflies, colorful birds, and lizards also enjoy the perfectly manicured palm trees and native flowering plants in the courtyard, providing a bit of entertainment throughout your day. And if you keep an eye on the ocean below, you’re almost sure to see dolphins and whales jumping about.
Go ahead and extend your stay as long as possible, because this fairytale home away from home is sure to captivate you with her beauty and charm.
Recently spent 5 nights at Josh Russell’s property, Cinco Palmas, in San Jose del Cabo.
The home itself is lovely, and the photos accurately depict the sun-drenched premises.
There’s a 24 hour manned security gate at the entrance; we felt well protected. I’m in total agreement with the VRBO reviews that led me to Josh’s place in attesting to the comfort of the home in general; the bedding, plenty of towels, lovely pool, nice patio furniture, a more than adequately appointed kitchen, as well as the overall responsiveness by Josh, the owner.
So, one might expect 5 star praise all around; but nothing is ever perfect, and there were a few flies in the ointment as it were.
Biggest complaint was about Wifi service. OK, it might be argued that coming to such an idyllic spot that one might want to get away from all that. But it’s 2021 and having the internet to provide the ability to research restaurants, consult maps, deal with airline check-ins and Covid-testing, do email, and perhaps even a little work is kind of an essential fact of modern life.
In fact, in his listing, Josh has in the “Amenities/Essentials” section both Internet and Wifi as separate line items. On arrival we found the Wifi spotty, and as time went on it became non-functional totally during daytime hours and VERY slow in early morning/ late night. When Josh was informed of this his response was less than satisfactory. He laid blame on a hurricane that had happened several weeks prior to our stay, and told me he’d had fiber optic recently installed, but had yet to get a router for it.
Having paid nearly $600/day for our stay you might think Josh would offer something other than ‘I’m really sorry about this’ as a result of not providing one of the ‘Essential’ amenities of his own listing. I’m sure that, collectively, we racked up some serious charges using the personal hotspots on our phones.
But no offer came, and I’m not exactly holding my breath.
Potential renters of this property should also know that the directions Josh provided might be a little hard to follow, especially for first time visitors to Los Cabos. I’d recommend using GPS directing you Buzzard’s Restaurant. Worked flawlessly; full disclosure: this is also a suggestion that Josh made. Once inside, a four wheel drive vehicle is advisable.
Lastly, while our 2nd fl bedroom was really lovely and had a patio providing shade and a place to sit the shower water pressure was weak left a lot to be desired.

Hi Stu, my apologies about the spotty internet. Yes, the new fiber optic we recently signed up for is now set up and is running great as I’m told from the guests which are staying there now. The old service’s tower network we used to have was badly damaged from a hurricane just 2 weeks prior to your arrival. It took over a week just for San Jose to get electric back after the storm. Had a fantastic week at the villa. Was a perfect amount of space for 3 couples. Everyone felt like they had their own little space but very much loved the outdoor hacienda style living. Josh was super responsive for the couple of things needed at the beginning of the stay. Renting a car is a must. We will definitely be back to this villa in the future.
So over the past few years we have usually stayed at the big hotels that are found along the coast and we figured we know Los Cabos enough now that it was time to go local... and it did not disappoint! What an amazing authentic Baja stay at Cinco Palms.
From the immaculate grounds and location, to the charm and relaxation - Cinco palms was absolutely everything and more. You literally have your own little compound to enjoy with zero neighborhood interaction - no guests slamming doors, no watered down resort drinks and no loud pool parties all day. If you want authentic Baja California, this is it. Make some ceviche in the cozy kitchen, crack a beer by the pool and enjoy some Baja sun!
Josh was an amazing host and was very responsive. Directions were clear (although an address, or Cinco Palms sign would help!) and the whole stay was very easy. Here is our recommendations for whoever wants to stay at this beautiful property: Thanks Josh, we'll be back!
Suggestions:
-Rent a car! We did and it was a lifesaver. Everything in town was about 10-15 minutes away from the house (golf, downtown SJD...) and you'll need it as Uber/taxi is very hard to get.
-Order groceries (including water!) to be delivered upon arrival (we used ask4delivery cabo - Gerry was great!)
-Buzzards is ok, kind of too Americana for us, but definitely head into SJD for authentic mexican: Tacos Lupita, Jardín Secreto, Casa Natalia, Jazmins were some of our favorites.
-Bring BUG spray and keep your screen doors closed! We will be bringing candles, spray next time as we got eaten alive, but that's country living in Baja in April I guess :)
-Also neighborhood cats will explore after hours, so keep the kitchen door closed and trash put away.
-TV room was great, coldest room on property! We booked, massages in there and enjoyed a movie or two. Great WiFi.
Cons: None really! Except..
-Pool is not heated: Not really a con, but when it got windy or sometimes in the AM the pool was a little too cold to get in.
-Minor construction below the house, but we only noticed it a few times in the mornings.
Great outdoor living with beautiful unobstructed view of the Sea of Cortez. Just far enough off the beaten path out of the tourist zone. Close enough to San Jose del Cabo for shopping & dining.
A wonderful Mexican Hacienda in the hills above the ocean. Close enough to downtown San Jose but far enough out to feel like you're escaping it all. The home is gorgeous. The owner very responsive. Highly Recommend Cinco Palmas

Josh's family has been spending time on the East Cape for over 25 years. Josh's father Paul and a self taught architect has built several homes in Laguna Hills. We have all fallen in love with the desertscapes, the beaches, the waves and have watched San Jose transform from a sleepy little village to a thriving town with world class restaurants and nightlife. The surfing is amazing the people are kind and the weather is perfect. And Laguna Hills really emcompases it all. While being situated right on the beach it also really shows off the desert beauty, gives you peace and quiet of the East Cape while also being just a short drive into town for dinner, lunch or groceries. It really is the ideal location.
