Recently renovated comfortable two bedroom cottage with a spacious garden with views of the sea and a sandy beach which is less than a minutes walk away. Watch out for the wild water swimmers every morning. Rosemarkie Golf course is five minutes walk away.

The Boathouse has a brand new contemporary kitchen, sofas, beds, decor and soft furnishings.

Peaceful relaxing area on the edge of Rosemarkie with its local amenities, cafes, restaurants and tourist attractions. Beautiful walk along the beach to Chanonry Lighthouse where the dolphins can be spotted daily as they swim up and down the Moray Firth.

All the amenities of the city of Inverness are only 20 minutes drive away with shops, restaurants, cinema, theatre and tourist attractions nearby e.g. Loch Ness and Urquhart Castle, local Distilleries, Culloden Battlefield and much more.

The stunning west Coast of Scotland, the North Coast 500 and world famous golf courses and fishing are all easily accessible from the Black Isle.

Out of the door and within a few steps on the beautiful beach at Rosemarkie - what more could you want? If you also want a comfortable, peaceful, well-equipped property to stay in, then we can highly recommend ‘The Boathouse’.The light filled open-plan lounge/dining/kitchen is a very relaxing place to be with views across to the beach to the green headland. If you are awake at 4am then the sunrise is stunning! A comfortable bed, plenty of storage space, and copious amounts of hot water to fill the large bath. The local walks are delightful, plus castles, historic houses, gardens all within easy driving distance. Overall a 5* experience! Our thanks to Carol for letting us stay in her lovely property and for fast friendly communication.

We knew the property from the outside so was eager to book and visit. The 20min walk to watch the Bottle-nosed dolphins was our main attraction. The property is situated just yards from the beach. Parking for a car or 2 is by the property, the inside is very comfortable and tidy, a good kitchen with everything needed to survive the stay. Built in oven with hob and extractor. Plus a dishwasher and washing machine. Comfortable sofas in the lounge allow you to relax after a days exploring. With a decent size TV and a decent fridge, cold drinks were the order of the night. A dining table for 4 finishes off what needed. The main bedroom offers good storage and a very comfortable bed with bedside tables and power. The 2nd bedroom has a single bed. The bathroom has the toilet and a decent shower.We didn’t want for anything and if it’s not summer and you visit it’s fully central heated. Carol is a great host and answered any questions in good time. Plenty of facilities in the area and Dingwall for a large supermarket. A great place to stay.

This cottage is in an ideal position. Just walk out onto Rosemarkie beach. Lovely walk along to the lighthouse and a nice walk through Fairy Glen to the waterfalls. Cottage is very clean, lovely and cosy and had everything we needed. Only thing we made was toast but kitchen is well stocked. Slept well in the comfy bed and it is so peaceful. Great base to travel about. Cromarty and Dornoch are lovely. We will go back when it is warmer and make use of the garden because it was just too cold outside for that beginning of April. Really loved it here.

We visited the Boathouse in April and came back for our annual Autumn two week visit to the Black Isle. We love the wildlife etc, the walks and Harry Gow pies. Excellent take-aways from the Crofters.

Carol and Graham Jeffrey were excited to take over ownership of the Boathouse in 2021. It has been in Carol's family since her grandparents bought it in 1971 and has provided very many happy family holidays over the years. They are looking forward to spending more time in the beautiful Black Isle and sharing their cottage with their guests who they hope enjoy it as much as they do.

Why they chose this property

The cottage itself is comfortable and relaxing and makes a great base for exploring the local area, but the best thing is definitely the location and stunning views over the Moray Firth, Fort George across the Firth and out towards the North Sea.

What makes this property unique

Comfortable cottage which has just been comfortably and tastefully refurbished.
With the Moray Firth just out the window there always something to look at out to sea, from wild water swimmers to seals.
Short walk along the beach to Chanonry Lighthouse, which is the best place on mainland Scotland to see Dolphins.
Quaint village with nice cafes and scenic walks close by. Cottage is on the edge of the village so it is very peaceful.
Golf course 5 minutes walk away.
