About this property

Family Ensuite, Balcony & Bunks | Boyne Valley

This is the room that gives you everything at once — a king bed, bunk beds the kids will claim immediately, a private balcony with mountain views, and a small dining and kitchen area that actually makes it feel like a proper little suite rather than just a bedroom with extra beds crammed in. Step out onto the balcony and you're looking at farmland, grazing cattle, and the Cooley and Mourne mountains on the horizon — the same view whether it's your morning coffee or an evening wind-down after a long day out with the kids.

The dining and kitchen space is the real difference-maker here. Fridge, kettle, microwave, toaster, and enough room to actually sit down and eat rather than balancing plates on the bed. We stock the basics on arrival — bread, milk, tea, coffee, butter, jam — so breakfast on day one doesn't depend on finding a shop with tired kids in tow.

We're right off Junction 12 of the M1 in Dunleer, Co. Louth — about 15 minutes from Drogheda, roughly 40 minutes from Dublin Airport, and around 1 hour 10 from Belfast City Airport. Easy in, easy out, which counts for a lot when you're travelling as a family.

For days out, this location does a lot of the work for you. Funtasia waterpark in Drogheda and Emerald Park in Meath are both within easy reach for a full day that'll wear everyone out properly. If you'd rather do something quieter, Newgrange and Monasterboice are a straightforward drive through the Boyne Valley — genuinely ancient sites that make for a good half-day without feeling like a school trip. The Boyne Ramparts Walk and Cooley Peninsula are both close by too if you just want to get outside.

If you're part of a wedding party, we're well placed for several well-known venues in the area — Darver Castle and Segrave Barns in Co. Louth, and Ballymagarvey Village in Co. Meath a little further out but still within range for a weekend stay. Message us if your family is coordinating around a wedding and needs help with timings across rooms.

Self-check-in, no lockbox — front door unlocked 3pm–9pm daily. Arriving later? Just message us ahead of time and we'll sort key collection. Standard checkout is 11:30am; late checkout to 2pm is available for €30 if it works with the next guest's turnover — worth checking with us first. No breakfast served, but the room is stocked with basics, plus your own fridge, kettle, microwave and toaster. Free WiFi and free on-site parking included. This room sleeps 4. No pets, please, and smoking is welcome on the balcony only — everywhere else stays smoke-free indoors. Quiet hours run 10pm–7am, and Rathescar Grove isn't set up for parties, hen dos or stag groups.

Between the extra space, the balcony, and having somewhere proper to sit and eat, this is the room for a family who wants a bit of breathing room without it costing you the view.

We're Sos Stays — Sós is the Irish word for a break, which is exactly what we try to give people. We manage a small number of properties across Louth, Meath and Newry, and Rathescar Grove was the first house we took on, which makes it a bit of a favourite.

We're not a big hotel chain and we're not trying to be. What we care about is guests actually getting looked after — someone who replies quickly, a place that's properly clean and stocked before you arrive, and honest information rather than a listing full of vague adjectives. If something's wrong with your stay, we'd genuinely rather hear about it and fix it than have you leave quietly disappointed.

Hosting, for us, is less about being present in the room and more about making sure everything's sorted before you get there — self-check-in, a stocked fridge, a clear message with everything you need. We like this part of Ireland, we think Rathescar Grove is a genuinely good base for exploring it, and we want your stay here to feel like an actual break, not just a place to sleep between plans.

Why they chose this property

The Boyne Valley doesn't shout about itself, and that's exactly why we like it. You've got Newgrange and Monasterboice within easy reach — genuinely ancient, older than the pyramids, and nowhere near as crowded as you'd expect for something that significant. Then there's the landscape right around Rathescar Grove itself: proper working farmland, cattle in the fields, and the Cooley and Mourne mountains sitting on the horizon from the balcony rooms.

It's also just well placed. Right off the M1, close enough to Drogheda for a good dinner or a coffee, close enough to Dundalk and the Cooley Peninsula for a day out, and within striking distance of Carlingford Lough if you want a proper afternoon by the water. Families are near Funtasia and Emerald Park; if you're here for a wedding, several of the area's best venues — Darver Castle, Segrave Barns, Ballymagarvey Village — are all a comfortable drive away.

Mostly, though, we chose this area because it does what a good break should: gives you somewhere quiet to land, without being in the middle of nowhere. You're never more than half an hour from something worth seeing, and never more than a few steps from doing absolutely nothing at all.

What makes this property unique

What sets this room apart is that it does everything at once — a king bed, bunk beds for the kids, a private balcony with mountain views, and a small dining and kitchen area that makes it feel like a proper suite rather than a bedroom with extra beds squeezed in. Step out onto the balcony and you're looking over farmland, grazing cattle, and the Cooley and Mourne mountains — a genuinely good view, whether it's morning coffee or winding down after a day out.

Location pulls its weight too. We're right off Junction 12 of the M1 in Dunleer, Co. Louth — close enough to Funtasia and Emerald Park for a proper family day out, close enough to Newgrange and Monasterboice for a morning of history that won't feel like homework, and well placed for both Dublin and Belfast airports. Wedding parties are well catered for as well, with Darver Castle, Segrave Barns and Ballymagarvey Village all within a comfortable drive.

We keep things simple and properly looked after: self-check-in so nobody's waiting around, a room stocked with breakfast basics so day one is easy, and quick responses if anything comes up. No party atmosphere, no shared corridors, no communal breakfast small talk — just a well-run room with real space, a private balcony, and one of the better views in the area.
