This delightful 4 bedroom, 2 bathroom 16th-century mill house, with private pool, is set in a peaceful setting surrounded by gentle wooded slopes, with orchards running down to the nearby river and has beautiful mountain views. It also has the benefit of a second kitchen outdoors, so dining al fresco is so easy! The house has been renovated to retain its sense of character, with terracotta floors and exposed beams. Careful thought has gone into outdoor living, with a good sized private pool, plus half Roman steps, sunbathing area, and gazebo for relaxing. There is also a large covered pergola with dining facilities and relaxing chairs, and here there is a BBQ, a further hob, fridge, sink and an outdoor wood oven ideal for baking pizzas and bread! Chilling out in the garden in perfect peace with the only sound to be heard being the running of the river in the distance has to be the best antidote to a busy life! This beautiful restored Mill House, surrounded by a fruit orchard, and bordered by a stream is the perfect place to enjoy the the green mountains.
Whilst remotely situated in an ancient hamlet, the local villages of Poggio and Camporgiano are 2km and 4km respectively from the property, the latter of which has 3 restaurants, bars, an inhabited castle, supermarket, and very small Monday morning market. Both villages have train stations for easy exploring.
Castelnuovo, the local market town is a 15 minute drive away, and the beautiful mediaeval town of Barga is a circa 30 minute drive.
Lucca is a city that can be reached in around an hour or so, and is a great day out - meander through the narrow streets, cycle around the fully intact walls, take in some shopping, drink and eat in the Piazzas, and visit the 99 churches (!).
Take a trip to Pisa in 90 mins and Florence in under 2 hours...
The real beauty of the area though is its proximity to two important Protected National Parks, the surrounding mountains and the hundreds of villages where it seems that time has stood still.
Garfagnana with its stunning scenery is perfect for walking, picnicking, relaxing, exploring countless hilltop villages and visiting the National Parks of the region.
Short trips include the ancient fortress of Verrucole (try your hand at some archery) with its amazing views, the zip wire park of Buffardello (ideal for a shady day under the trees) , the lake of Vagli which covers a submerged village, the Grotta del Vento (the famous Wind Caves), the hot springs at Equi Terme to name but a few....

Wir wurden freundlich empfangen von Herrn Biagioni, das Haus und die Anlage waren sehr sauber und gut aufgeteilt. Die Aussenanlage mit Pool, Gartenküche, dem riesigen Grundstück und dem Bach mit Wasserfall sind fantastisch. Alle Angaben haben gepasst. Das Grundstück liegt in einem sehr ruhigen Gebirgs-Tal. Ausflüge per Auto sind mit viel Zeit und kurvenreichen Bergstrassen verbunden.
Wir hatten eine tolle Zeit - die Außenküche und der Pool sind super. Die Vermiete waren sehr hilfsbereit und freundlich. Da sie auf dem Gelände einen Gemüsegarten haben waren sie allerdings täglich am Objekt - uns hat es nicht gestört, wer eine Unterkunft ganz für sich sucht ist vermutlich wo anders besser aufgehoben.

Amazingly beautiful villa in fabulous surroundings
Remote, quiet and relaxing. We stayed here for 2 weeks. The owners greeted us, showed us around and then left us in peace. The owner is Italian (speaks no English), he works in the gardens each day but does not intrude on your privacy.
The pool area has just been revamped & is fantastic. The pool is spotless, & cool - needed in the intense heat. There are plenty of sun loungers , umbrellas and a large gazebo. The outside kitchen is perfect. We ate outside all the time, using the built in bbq and pizza oven.
The villa is rustic, with everything you need for a villa holiday.
You definitely need a car and sat nav to stay here.

Helt perfekt ophold i den mest fantastiske natur og dejligste hus. Alt var perfekt og lækkert.
Den mest fantastiske feriebolig i den mest fantastiske natur. Huset hat alt hvad man skal bruge men vi opholdt os mest udenfor i det lækre udekøkken og ved poolen. At nyde sin morgenkaffe mens man kigger ud over de grønne bjerge mens man hører plasken fra det lille vandfald fra floden i baghaven, gør livet værd at leve. Poolen er stor og dejlig og vandet friskt. Graziano (ejeren) var yderst venlig og hjælpsom, selvom alt foregik på italiensk. Vi kan kun anbefale dette lille stykke af paradis, hvis man er til til ro og fred (ingen naboer) og ikke har noget imod at kører lidt efter indkøb. Helt igennem perfekt

Tuscan Perfection
This villa was fantastic and worth future renters' full consideration. The layout and grounds surpassed expectations. The owners were responsive and very kind.
There was plenty of room for the four of us. The outdoor spaces, including a pool, kitchen, stream and waterfall at the base of the property, could not be matched.
Overall: a quiet and serene experience.

Wonderful, remote holiday home
Our 2nd time visiting Il Mulino and it was wonderful again. House is well equipped but almost the whole time was spent outside. The location is beautiful, and the improvements made to the seating area and outdoor kitchen are impressive. Excellent, large swimming pool and we made good use of the pizza oven. Graziano the owner is often onsite but never intrusive and very generous with his vegetable garden.

Wirklich toll!
Wir hatten einen total erholsamen Urlaub in diesem tollen Haus. Das Grundstück ist riesig, die Kinder konnten nach Herzenslust toben. Pool und Outdoor-Küche sind unschlagbar. Der Vermieter ist sehr nett und gibt gerne Tipps zur Umgebung und zu Restaurants. Wir haben uns rundum wohl gefühlt und würden sehr gerne wiederkommen.

The outdoor area is amazing but the indoor is not at all like the pictures
The outdoor area is amazing. Pool was nice, the rooms were clean and wellkept. The landlord was kind but did not - as promised - speak English (only very very little and hardly understandable). The indoor area is a lot smaller than the pictures suggest. Also, two of the beds are in fact in a the entrance hall (the beds are in the same room but on the second floor of the hallway with the steps going upstairs and no door between the beds and the main entrance door) but in the pictures it looks like a seperate room - this is very misleading. And the beds were very incomfortable. It is also nearly impossible to stand up on the second floor because the roof is so low.

A very well equipped rural villa
The property was attractive and well equipped, particularly for outdoor eating, sunbathing and socialising. The charming owner was always on hand and gave us some of his own produced lovely sparkling dry white wine. The local village Camporgiano is a charming ancient village with good local shops as well as a small supermarket. Eating out is good, and relatively low cost. Would highly recommend for those seeking a rural stay in the hills of northern Tuscany

Very relaxing house and garden
The house matches the description completely. It is very neat and clean with a beautiful surrounding. The owner often came around to care for the garden or to help if we needed informations. He only speaks italian but that didn't matter.
We loved to sit on the Patio and use the great outdoor kitchen or to visit one of the little mountain villages.
We would recommend to choose this place if you are looking for relaxing holidays far away from the usual touristic hustle.

Authentic, beautiful and perfect for slow down
We (4 adults and 5 children) really enjoyed our stay in this beautiful house. All the photos and description was 100 % identical with webpage and the surrondings in the area is perfect for slow down and relaxing.
We specially enjoyed the big pool, the out door kitchen and the big terrace with roof - we almost lived here the whole week.
The house is placed in a big garden with grass, trees and a small waterfall in the backyard - very romantic.
The house; 1. Floor is very good for children - 2 1/2 room with 5 beds and seperate bathroom/duch. Ground floor with 2 big bedrooms, bathroom/duch and kitchen/livingroom.
The owner visited the place every day, but did not disturb. He took care of the big garden and checked that everything was okay. He can only Italian language but we understood him anyway.
Nearest city is about 5 km away with small daily shopping. We went for one-day trip to Lucca and Pisa (about 1 hour from the place).
We would really recommend the place for people and families who need to slow down and relaxe.

More than we expected!
Very relaxing with the sound of a little waterfall in the backyard. Ideal for visitors who need to wind down. We spent all time at the gorgeous pool area or the outdoor kitchen under the gazebo. Very recommendable! The owner was very interested in how we were doing, but spoke Italian only. We are likely going back some time to this or the other property he owns a little further up the road.
