Location & Privacy
Casa de Coco is located approximately 15 km south of Mahahual, just 1 km off a paved road, with paved access all the way into town. Mahahual is a comfortable 15–20 minute drive, and Xcalak is less than 30 minutes away.
The home is one of the last properties on the beach road, resulting in very little traffic—typically only a few vehicles per day. There are no neighboring houses on either side of the property, providing a high level of privacy. The home backs up to the jungle, and guests can enjoy long, uninterrupted walks along the beach in either direction.

The House
The main living area is located on the second floor to capture consistent ocean breezes throughout the year—an important feature of this eco-friendly home. Large, double-pane tinted sliding windows provide excellent airflow, added security, and beautiful views. The exterior of the house has been freshly painted, giving it a bright and well-cared-for appearance.
Casa de Coco is powered by an upgraded solar energy system with a backup generator. Water is collected in a large cistern, and hot water is available throughout the house. The solar system supports hair dryers and other small appliances.
Please note: There is no air-conditioning. The home is designed for guests who enjoy open-air living, natural ventilation, and an environmentally conscious lifestyle.

The private beach is located directly across the beach road and is part of the property. The sandy bottom has a gradual slope and no turtle grass, making it excellent for swimming. Kayaking and snorkeling are easily accessible, with the Mesoamerican Barrier Reef located further offshore.

Dining & Transportation
Despite the private and remote feel, dining options are nearby:
• A beachfront restaurant and bar less than ½ km north (lunch and dinner)

Most guests purchase groceries and supplies in Tulum or Chetumal before arrival, or shop at small local stores in Mahahual. A rental car is required and strongly recommended.

Important Information
Casa de Coco is not a resort and may not be suitable for everyone. The home is located in a beachfront jungle environment, and guests should expect insects and wildlife typical of the area. Guests should also be comfortable staying in a home without air-conditioning.
Like much of the Caribbean, Mahahual can experience seasonal sargassum seaweed. Conditions vary and cannot be predicted. This location generally experiences less impact than many nearby areas, and even when seaweed is present on shore, the water is often clearer. When conditions are unfavorable, guests often choose to swim downtown, sightsee, or explore other nearby beaches.

An on-site caretaker lives in a casita attached to the house and provides 24/7 security and assistance. They are available to help with any issues during your stay. We can also assist with arranging experienced tour guides and excursions throughout the region.
