Ebb~n~Flow is a private, secluded, rustic one room heated, solar powered cabin with battery back up. Wrap around deck/porch. Great view. Dark skies with magnificent south south western view . 3 spring fed, ponds stocked with Koi, perch and bass. Foot bridges tie the ponds together. Picnic table & fire pit adjacent to cabin. Sand filled patio area with access to swimming pond. Pavilion with picnic table & Weber kettle grill. Gas grill. Led solar lights illuminating the entire sight. Marked & maintained hiking trails. Private, gated entrance road. We operate as a private game preserve and do not allow hunting, trapping, fishing or foraging.

The space: The cabin is heated and has everything needed to function day to day. Solar panels runs lights, shower pump, low voltage electronic devices. Cook top w/broiler, gas grill, propane, utensils provided. Cooler with ice used for refrigeration is provided for an additional fee of $20.00. Please request when booking. Water source is artisan spring.
Guest access: The entire site plus the use of 8 miles of common, well marked & maintained hiking trails/roads located throughout forested land. Trails are listed on a detailed trail map.

We had an absolutely delightful stay at Ebb’n’Flow. The spot is secluded and full of charm and natural beauty. The cabin and grounds have everything needed for a comfortable, cozy, and relaxing getaway. We made a promise to return next summer, but for much longer. Kudos to Marilyn and her team- they rock.
What beautiful surroundings! Poetic in nature. We did encounter a small issue but it was quickly resolved. If we're back in Wellsville we'll book this place again.
Great location, clean cabin, very secluded.
Only negative is I couldn’t get running water. May have been my fault.

Hi Greg! I am disappointed to hear that you had trouble getting running water. After reading this review, I had maintenance staff check out the system thoroughly. There was nothing out of the ordinary found wrong with the system other than the switch for the pump was off. There is a sheet describing in detail how to make sure the labeled switch for the water pump is flipped to the “on” position. I do provide a contact number and do have staff on call from 9am-9pm. If you had chosen to contact me, I would have had my property manager help you resolve this issue promptly.
What an amazing private retreat! Beautiful secluded property with a cozy cabin and wonderful trails! The dog 🐕 loved having the run of the place. The property owner went above and beyond to make sure we had everything we needed. Thank you for sharing this gem with us!

This place is perfect in every way totally secluded no cell service so no drama quiet little slice of heaven doggo loved it too attention to detail so special anything you may have forgotten is there fresh mint and basil growing on deck was also a treat can’t wait to go back was just the right vitamin to get threw the 2020 thing

Such an amazing place to get away from everyone and everything. You can truly feel nature with all four elements. There is all what is needed to have a great relaxing time. Perfect place for meditations . You can feel that so much love and care has been put into this place. Me and my husband spent week there and we didn’t want to leave! Perfect for minimalists and who truly love nature. We cannot wait to come back!
Needed some unstimulated/off the grid time for myself and my therapy dog who have both been too busy during pandemic. Great to be away from demands that would otherwise have filled these days and had time to do writing I had been putting off. Walking the easy trails and watching the koi swim around were perfect breaks in between writing. Host was quick to respond to any queries.
We had planned to stay someplace comfortable and out of the way for our first visit to see the Wellsville Balloon Rally. We did not anticipate finding such a beautiful, peaceful and enchanting place to relax and reset our minds and bodies.
We listening and explored Ebb-N-Flow's natural surroundings. Loved the unexpected range of diversity for birdwatching. The koi were lovely to experience and the frogs made us laugh. Thank you for sharing this wonderful place.

Words cannot describe how peaceful and serene Ebb-n-Flow is! The cabin was very clean, there were sweet attentions to detail! We saw deer, flycatchers, a resident hawk and loved listening to the owl and bullfrogs at night. Watching the koi swim was so relaxing! Unfortunately I didnt get a chance to paint as we had very heavy rain on Saturday but listening to it on the metal roof was so soothing and we stayed warm and dry!! Overall such a wonderful place to unwind!

The cabin was suitable. Our problem was there was no water available as we were led to believe online. I emailed the owner and attempted to contact the property management and got no response. We were on a hunting trip, so access to a shower and water to clean with was of utmost importance. To have no access to water other than the drinking water we brought made the trip far more challenging especially considering the price we paid.

The accommodations are “as stated” at our listing and website. I am sorry to hear that your stay was challenging due to the lack of water in the bathroom & shower.
In review of property correspondences and call log, we did not receive an email or phone call notification during your stay to address the issue.
Upon your review (feedback) I discovered there had been a problem with the water pressure and found the filter was plugged and had been replaced by our maintenance staff the day you checked out. A simple, quick and easy fix.
If you had contacted us, the problem would be addressed immediately. There was a 5-gallon container full of spring water in the cabin along with the artisan spring as alternate water sources. We operate a 5-star business and go above and beyond to insure all of our guests’ needs are met. IMO the 3-star review is not justified as you did not give us the opportunity to address the bathroom/shower water pressure issue.
This is the picture perfect rustic getaway. We spent every minute outside sitting beside the beautiful ponds. The hiking trails are gorgeous. Really, everything about this property is gorgeous. The shower situation exceeded my expectations. Actually, I studied it for our own rustic cabin. Hint, unless you want a scalding hot shower, turn it on and get right in. Otherwise it’s entirely too hot. Marilyn was incredible… Extremely accommodating and always available. This place isn’t for everyone (sadly) but for those of us who appreciate it, it’s perfect. The tadpoles were new when we were there, so we are looking forward to weekly updates on their progress. Please, someone report back. Redwing Blackbirds were everywhere, the hummingbirds had just returned and the owls sang us to sleep. I hope you enjoy it as much as we did.

The center is nestled within 138 acres of the foothills of the Appalachian mountains in the Southern tier of Western New York. This is the ideal place for folks who enjoy secluded, quiet, private places to unwind, relax and commune with the elements of nature. Activities include: hiking, biking, snow shoeing, bird watching, wildlife observation, meditation, stargazing etc. We currently offer 3 cabins, a cottage, 3 tent sites (1 is fully furnished). The cabins, cottage, tent sites & trails are very private and secluded. Each site has its own private entrance. There is approximately 8 miles of professionally groomed, maintained trails for guests to share for recreational purposes. The trails are marked and 10-15' wide. They range in difficulty. The southern section of the property ascends abruptly from 2050'-2250'. The northern range is less abrupt. It has been our passion & a genuine labor of love to keep this environment as pristine as possible. Our ultimate goal is to be able to provide a place for man to be nurtured, where nature & wildlife will thrive, always striving to keep the environment as pristine & serene as possible.
