About this property
Architectural Gem Designed for Comfortable Living, Perfect Get Away!
Main House
This is a second home for us so availability is quite flexible. Features a large professional kitchen with huge island and window seat with a door out to a patio with a grill. I love to cook and bake so the kitchen is fully furnished including Wolf Stove, Subzero and espresso machine. The house has an open floor plan that opens up to a beautiful great room with a stunning natural stone fireplace at is often referred to as “Stonehenge”. Off the great room to the south is a large patio with a large cantilevered overhang with steps down to the pool. From the pool you can see through the house to Thunder Mountain to the north. On the north side of the house is a private courtyard that leads to the casita or guest house (more on that later). East of the kitchen leads to a full bath (tub and shower) and a bedroom with a queen bed. Off the other side of the great room is a hallway that contains a large counter containing a washer and dryer along with 3 laundry bins (white, medium and dark). Off that there are two bedrooms. The first with a double bed and a patio (leads around to the courtyard) and the master bedroom with a king bed and another patio (leading off toward the pool and patio). There is a large master bathroom between with two double sinks and separate tub (tea for two tub) shower / steam room, toilet and waterless urinal. The house has numerous closets and as mentioned has nice flow from one room to the next. Furnishings are eclectic with a marriage of modern and antique. Floors throughout the house and casita are flagstone and they continue to outside areas, further blending the inside with the outside. Heat in the main house is radiant making it comfortable any season.

A stairway in the courtyard leads to a large lookout area above the garage. A perfect spot to take the views 360 degree of the stunning red rock. Also a great place to catch a sunset.
The casita or guest house is across the courtyard and contains a separate entrance that opens to a kitchenette and living room. Off the living room are sliding doors to out to a patio that leads to a side entry and the courtyard. Behind the kitchenette are two doorways that lead to a bedroom with king size bed and full bathroom. This is not included in a regular stay in the main house and must be be negotiated into your stay and is also rented separately. (Note, should there be casita guests they have limited pool access hours from 11 AM to 5 PM and they are asked to use the seating area beyond the covered patio. This allows the most privacy for the main house which we affectionately refer to as “The Burros” )
The house is located in convenient West Sedona is on a cul-de-sac and is very private yet maintains a very open, light airy feeling. We visited Sedona for a weekend in 1998 and fell so in love with it we purchased this lot, in 2010 built the house and moved here full time in 2016 when we sold our business. The neighborhood is the former film lots for Zane Gray Studios where many western movies were filmed just outside our door. Today we are located within a mile of shopping, numerous restaurants, three grocery stores including a Whole Foods while maintaining a feeling of privacy. The beautiful scenery brought us here but the active lifestyle keeps us here. With miles of hiking, biking and vortexes at your door step and a pool off the patio it is easy to be active. If that was not enough the views from the house are stunning.
Sedona is located just 90 miles north of Phoenix but is sited at 4500 feet. This means it is on average 15 degrees cooler than Phoenix. Flagstaff is 30 miles to the north and offers access to more hiking, biking and excellent skiing at Snow Bowl. The Grand Canyon National Park is just 2 hours away making it an enjoyable day trip.
We have incorporated much green technology into the house.
Passive Solar (southern exposure in the winter heats flagstone floors)
Retractable blinds on the northwest can be lowered to block summer sun
Numerous overhands to shade windows.
15.7 kilowatt photovoltaic system
Generates enough power as to cover all our needs
We use the grid as our battery/storage
All appliances have high Energy Star ratings
Geo Thermal 7 wells approx. 350 feet deep
used to heat the pool, heat the radiant flagstone floors and air conditioning.
Water
Heated with Solar Vacuum Evacuating Tubes
Circulating pump in the main house so hot water is instantaneous
Bathroom
Low flow toilets and shower heads
Waterless urinal
Water Harvesting
Collect approximately 4000 gallons in underground tanks
Majority of landscaping is native plants minimizing the amount of water needed
EPA Rated Fireplace in great room

About the host
Hosted by Christopher Warzynski

Gary and I are life time partners having been together over 40 years. My joke is it just seems like 50! LOL. We are both from Madison WI but have lived in Seattle, Manhattan, Brooklyn and then moved back to Madison in 1990 and started a company, Beyond Hello, providing customer service training and mystery shopping. After 25 years we were approached with an offer, too good to refuse, sold the company, retired and moved to Sedona full time.
We love it here. Great hiking, biking, and fantastic weather. The views are extraordinary and I often have to pinch myself to believe that we get to live here. It is like living in a national park.

Why they chose this property
Gary and I first visited Sedona for a weekend in 1998, 3 days, 2 nights. The first day we could not believe how relaxed we felt. The second day we found this lot and signed the paperwork to purchase on the third day. No regrets! We broke ground in 2008 and the house was completed in 2010. The location is special for several reasons, first, although it is close to a Whole Foods and 3 other grocery stores, a 6 screen theater, independent movie theatre and numerous restaurants, it is VERY private with great views from every window.
What makes this property unique
If the location and views are not enough, we have a pool off the patio and hiking trails starting within walking distance from our front gate. The property is fenced/walled and there is a feeling of light and airiness that further enhances the experience here. There is a large observation deck on the top of the garage providing 360 degree views of Sedona. From the patio you can see the airport mesa in the distance along with the airport vortex. The architect made certain that every room offered a spectacular view.
