Great location but we won't be back!!!

I booked this condo for 3 weeks in January 2020 for my wife and I with plans to have our son and daughter stay with us for part of the time. Although I never talked to the owner on the phone we did have good communication by email prior to our arrival. We knew we would be arriving before the check in time and were told by the owner an early check in was available to us. However, when we showed up he was very surprised we were there and seemed very perturbed when we asked if we could leave our baggage there while we killed some time and went for lunch. When we came back an hour later, the owner was gone. Not only that, but there was no information left in the condo regarding important things like when and where is trash pick up, WiFi password, how we get water for the dispenser etc. Nothing! The condition of the condo was great, however it was dirty. There was a used coffee filter with grounds in the coffee maker and toothpaste smears in the guest room sink. The floor was filthy- walking in barefeet for 5 minutes in the condo and the bottoms of our feet were dirty. The kitchen was not stocked well many items missing ( bowls). The TV remotes did not work, there was only 1 beach chair which I must say I was afraid to sit in because it looked about to fall apart. A condo that advertises “ walking distance to the beach” should at least have beach chairs/accessories. The pedastel fan in the guest room did not work and the shower head in the guest bath sprayed water all over the bathroom . Not having Wifi password made it difficult to get in touch with the owner – thank goodness I had printed out all of the emails I had with the owner so that I could try to get in touch with either the owner or the property manager. Luckily our daughter was with us and had her cell phone to call the owner/property manager. Our daughter called the owner and left a message but this call was never returned in 3 weeks. The mattress pad on one of the guest room beds was disgusting. It was all ripped and tattered and needed to go right in the garbage. I will include these pictures of this and a few other items in the condo that was sub-par. On a more positive note, I must say that the condo location was absolutely perfect. The lanai was great as well. Also important – don’t expect any real support from this owner/renter. In addition to phone calls not being returned, we requested a late checkout and was told "no".

Great location

My family, including 5 adults, stayed at this condo for a week. Great location next to a beautiful beach. Only a 2 block walk. Beach chairs and towels were provided. Several convenience stores nearby as well as a short walk to the Mega for groceries. Suggest a taxi ride back with your groceries, but we only paid $2. Also one block from 5th Avenue. We ate off of 5th Avenue at restaurants where the locals went. Excellent food and reasonable prices. Spacious with everything you need. Internet worked great. We used the deck/porch everyday. Great amenity.

Best location and best beach

We were 4 adults and 2 kids. The condo was just awesome. Two bedrooms with two bathrooms and good size kitchen. Really comfortable place. Just a few steps from the spectacular 5th Avenue and also from the best beach at Playa del Carmen: "Playa Mamitas"...Every time we needed something, Lidia responded very nicely, eficient and quick. Not noise at any time. Air condition at every room and at the family room. Hot water at showers. Kitchen full equiped with every thing we needed for a two weeks stay. We would come back to this condo...Thanks Daniel and Lidia for everything!.

Beautiful Condo close to beach,shopping and dining

This was a wonderful condominium and Playa del Carmen is a wonderful place to visit. Large, clean and comfortable condominium well located in a very nice section of town. All rooms in the unit are large. The unit had very nice bathrooms; clean and spacious. The kitchen was well supplied with appliances, dishes, glasses, etc. and the furnishings throughout the apartment were good quality. The balcony was large with very nice outdoor furniture. Shops and restaurants are within a short walk, and the major markets are just a 40 peso ride away (about $4) in a cab. Although within walking distance it is best to take a cab to the market since you have to carry bags. Cabs are plentiful, and you need only walk a block or so to find one every time. Mamitas and Kool beach are beautiful and just a short walk from the condo. It was easy to come back to the condo for lunch and return to the beach which we did a few times. Other days we had lunch at Mamitas which is right on the beach. Good food and drinks and service is efficient and friendly. The owner was very accommodating and made the rental process easy. The building manager is located on the floor above the unit and he was able to arrange some tours for us. He was very pleasant and asked us several times if there is anything he could do to make our stay more pleasant. The listing was very representative of the apartment. The pictures are quite accurate and the descriptions spot on. I would highly recommend this unit for your vacation in Playa.

Excellent stay!

The description tells no lies. This is a very nice apartment, large, clean, well maintained. The location is fabulous. The building is in as wonderful shape as the apartment itself. It’s a good an apartment I’ve ever rented in Playa and I’ve been here many times. In fact it’s better than 98% of them. Mamitas Beach is a short walk down the street and the restaurants and shops of 5th are a block in the other direction. Kool and Mamitas beach clubs are at the end of the street toward Mamitas. Excellent internet connection. In short, well maintained, very pleasant and quiet neighborhood, very convenient unit. I will be coming here again.

Great vacation spot at a very reasonable price

Stayed here from April 27 – May 4, 2014 to attend a wedding and take a little vacation. This was not a mistake. Great unit at a great price. Delivered everything promised. Everything worked well, and the location is perfect; right up from Mamitas Beach and 5th Avenue. Two large TV’s, fully equipped kitchen, beds are in great shape, very well furnished with some nice artwork throughout the unit as well. Spacious balcony where you can sip a margarita, as we did many nights. Nice cool air-conditioning throughout the unit in every room. Good wifi service. The location was the best thing though. Within walking distance of everything, including major stores such as Walmart. Cabs are plentiful if you need them. We didn’t have a car, but if we did there was an off-street parking space. When we return we may rent a car to see the sites around the Yucatan and that parking space will come in handy. Oh snap, I almost forgot the best part. Right up the street from Mamitas Beach club, a great place to hang, have lunch, take a dip, or have a drink. Probably will be returning to Playa soon, and will certainly look to stay here again. Great unit.

Great experience, everything as advertised!

This apartment was modern, clean, very large, comfortable, in a quiet part of the downtown but literally steps from the Mamitas Beach and the main walking corridor. From the first I liked what I experienced. the building facade is better designed than most in the area, incorporating natural wood in non-linear lines making up the various units. It has a parking spot right in front of the unit and was always available when I was ready to pull in my car! No interlopers. The unit is equiped with two, large flat tv's which have sufficient english language shows to satisfy most visitors. The bedrooms were large, spacious and the beds were very comfortable. All the three independent air conditioning units in the condo worked perfectly and were perfect on those few occasions when we just needed a tad of cooler air. But visitors need to know that opening the rear window in the laundry room and the front two sliding glass doors in unison provide a wonderful breeze that really keeps the unit cool in almost all cases. The kitchen was fully and well equipped as I cooked 5 or 6 nights of the 9 we were there and had a need to use most of the equipment. Grocery shopping is fairly easy but for anything substantial I would highly recommend going to the Wal Mart located 5 minutes by drive, 15 minutes by walking. I found that most other shopping areas do not adequately refridgerate vegetables or fruits and that there is a price to pay for that. The Mamitas Beach is right around the block's corner and three short blocks to the water. There are a couple of small shops serving water/juice drinks and snacks along the way as well as a number of very good restaurants so either coming or going you can pretty much find what you need. If you like music and company, the Mamitas or Kool Beach Clubs right on the entry way will do you well although as an older guy, it was more than I needed. The water was beautiful and refreshing but you will probably want to go somewhere else to find clear snorkling water due to waves. The shopping/walking avenue was really all one could handle, providing everything one could imagine. There are numerous eateries/restaurants that will satisfy all and lots of general shopping, with a special note for jewelry. With expensive stuff be sure you know what you are buying. One doesn't need a car as it is easy to rent for the day/s in Playa(I recommend Payless)to make trips to Tulum, Sion Biosphere. General mgmt., especially the owner, were gracious.

Great spacious apartment

Upon arrival, we noticed the spaciousness and cleanliness of the apartment. The furniture is contemporary and everything was working. After one or two days the router quit working, but this issue was quickly solved by the property manager Joe as well as a small airconditioning leak. Five stars for service. The overall quality was very high: soft beds, large fridge & living area, nice shower and fast internet (good enough for Skype, Facetime, etc.). The location is excellent: it's near almost anything worth visiting like the beach and good bars & restaurants. Also, the process of renting and payment (including rental instructions)was communicated clearly and pleasantly, as this is indeed an important part of the experience. If coming back to Playa, we definitely would rent this apartment again.

Can't get much better than this!

We stayed in Condo Iguana, from April 7th until the 14th, and loved it! Firstly, I want to say that the location of the condo really couldn't be any better, it's between the beach and la Quinta, at the road leading to Mamitas beach (calle 28). It has the convenience of being close to everything, yet just far away enough from the action to still be quiet. In the past few years, la Quinta has moved further north, and Condo Iguana is right in the middle of what I now consider to be the best part. Condo Iguana is just one short block away from La Quinta, and it's a 2 minute walk to the Starbucks, less than a 5 minute walk to the corner of Constituyentes and some of the best traditional Mexican restaurants, and a 3 minute walk to the beach. You can't get any better than that! We would pack up the beach umbrella and cooler (provided), stop at the OXXO on the way to buy some ice and drinks, and plop ourselves down on the quiet part of the beach (between Mamitas Beach Club and Las Palapas). It was so close, that we could even go "home" to go to the bathroom if we wanted to! The condo is beautifully decorated, with quality custom made furnishings, and it's exceptionally maintained. The balcony is one of the largest that I have seen in Playa, and I believe that it's one of the few condos that comfortably fits 2 queen sized beds in the second bedroom. The internet was always reliable and we had a strong signal from anywhere in the condo, as well as outside on the balcony. You don't need a car in Playa, but we did rent one to go to Tulum one day, and it was great to have a dedicated parking space right outside the condo. Joe and Josette, the onsite property managers, were very friendly and extremely knowledgeable, having lived in Playa for many years, and we even went out for coffee with them! We had a little problem shortly after our arrival (my husband doesn't believe in reading instructions!), and having Joe there to fix it within minutes was invaluable. The owner responded to our rental request within minutes, and was available to answer any questions we had. He was attentive, made sure we got in OK and didn't need anything, and followed up after our stay. I can't say enough good things about the condo and the building, and have been recommending it to all of my friends and work colleagues. If you want to stay there, you had better book fast, because it's going to fill up very quickly!

Best Location In Play

The title says it all - 'Best Location in Playa'. This was an absolutely fantastic location only a short walk away from the beach, restaurants, shops, and nightlife. We were very happy with the cleanliness of the condo and the layout. There was a full-sized kitchen with modern/new appliances including a water purification system which was an added bonus. The condo also has spacious seating and dining areas and the bedrooms and bathrooms were perfect for our needs. There was a full-sized washer and dryer, which was handy towards the end of our stay. The condo had plenty of closet space, storage, and a safe for locking up valuables. We were glad that the condo had beach chairs, beach towels, an umbrella, and coolers to take to the beach - which saved us from having to rent/buy these items! We were able to find a variety of restaurants that satisfied breakfast, lunch, and dinner needs all within a few minutes walk. Once we decided on a restaurant (so many to choose from) we were very impressed with the selection, quality, and prices that were offered. There was no need to rent a car (although you could) as taxis were readily available and the costs were very inexpensive to get around Playa and the surrounding areas including tourist attractions. Overall, we were extremely happy with our stay and plan to return again very soon.

Actually the BEST Location in Playa

We just got back from a one week stay at Las Olas and I cannot say enough about how great the vacation was! The condo is immaculate, bright, spacious and airy. The pictures really represent it perfectly. And the title description of "Best Location" could not be truer...with a quick two minute jaunt to the gorgeous blues of the ocean and soft, white sandy beaches at Mamitas, we were set up during the day to relax on beach chairs with a cooler full of cold beers and fresh fruit. The patio at the condo gets lovely afternoon sun, and was great for pre-dinner drinks and a few rounds of cards, before we headed out each night to 5th Avenue(literally one minute away), where we found the wide array of casual and fine dining restaurants and bars(and Starbucks;). A few times during the week we walked to the Mega(aprox 15 min) to stock up on breakfast and lunch items, as well as beer, tequila and mix, and a cab back to the condo when we did a big shop was only 50 peso. Joe, the building manager is wonderful--knows so much about the area and has great recommendations based on your preferences. We had such an amazing time-and as a frequent vacationer(typically to All-Inclusive resorts) I can honestly say that this was by far one of the best vacations I've been on. We cannot wait until we can plan our next trip back to Las Olas in Playa del Carmen!

Great 4 week stay in Playa del Carmen, Mexico.

This condo is lovely, spacious and was recently redecorated. We felt very connected to the outside world thanks to a very strong Wifi modem and two flat-screen televisions with an excellent program selection in a number of languages. The condo also is equipped with washer and dryer and a modern kitchen as well as beach chairs and umbrella. The location of this condo is excellent, only a minute or two from 5th Avenue where dozens of restaurants and shops, in a safe and friendly environment, are located. It is just a short walk to Playa’s two best beach clubs – Kool and Mamitas. A couple of minor problems which we experienced were immediately corrected by the friendly and onsite manager of the property. We would not hesitate to stay at this comfortable home and hope to do so in the near future.

Best vacation spot ever

The description of this condo is dead on. This is a fantastic place in a great location in Playa del Carmen! Just a short walk down to the beach at a very popular part of the beach, and one block away from the famous 5th avenue shopping street. The condo is amazing, huge to say the least. The pictures listed are definitely accurate in the condo’s appearance. It is well kept and has a great Caribbean feel to it. Literally everything we needed was provided in the condo. A helpful guide book was included, providing good tips and recommendations for the duration of our stay. Some things to check out in the local area: Kool Fish Restaurant is located right around the corner from the condo on 5th ave and has phenomenal seafood dishes, most notably the coconut shrimp! There is another restaurant bearing the "Kool" name located on the beach closest to the condo which has a very good and reasonably priced breakfast buffet we ate at frequently. We rented a car a few days during our stay and went to Tulum one day and Akumal another day. I would recommend going to both! Somewhere around an hour drive to Tulum but the view and history there is definitely worth seeing! Akumal was amazing, fantastic snorkeling right off the coast and a hidden restaurant right on half moon bay called Buena Vida that I would highly recommend as well! Xcaret was fun, as well as Delphinus but both were quiet costly.
