House, 3 Bedrooms, 2 Bath, (Sleeps 6 adults MAXIMUM)We call it POND VIEW. It is a unique vacation place on 70 acres in the rolling hills of Spencer NY. It's a great place for 2-6 adults plus a few children. If you like nature and the outdoors, this is for you - very quiet, peaceful, at the end of a well-maintained 1/2 mile no-outlet road. The 3-bedroom 2-bath house is completely remodeled inside, with refinished oak flooring and woodwork harvested from Pond View's trees. There are oriental rugs, antique furnishings, and quilts throughout. The house is fully stocked with cookware, dishes, sheets, towels, etc. First floor has open floor plan; new kitchen includes breakfast bar made from a lightning-felled red oak from the top of the mountain. Large covered deck for eating, relaxing. House is surrounded by beautiful ponds (total 5, largest 1 acre), meadows and woods. House site is half-way up a mountain that rises to highest point in Tioga County (1600 feet). Over 2 miles of hiking trails. 3 ponds are stocked with bass - bring your fishing gear (catch and release). The grounds are frequently visited by wildlife (deer, turkeys, geese) and bird watching. Many attractions within easy drive: Finger Lakes wineries, state parks with waterfalls and hiking trails, Tioga Downs (harness racing, gaming), Corning Glass Museum, glider airplane rides in Elmira (soaring capital of eastern US), antique shops, etc. Spencer has a grocery store, gas station, bank, New Dollar General and most basics, along with a golf course/country club. Very comfortable country living.

Beautiful vacation

This house is just lovely and peaceful and we had a wonderful time with our dogs. Supplied with everything you can think of and the hosts are very accommodating and responsive. Highly recommend.

Family Vacation

Pond View is a beautiful property for relaxing, fishing and walking the trails. We loved being away from it all in the countryside as well as close enough to enjoy some day trips to Ithaca. The house was perfect for our family of 6 adults, a 9 month old and 2 pets. It was completely stocked with all the essentials to maximize vacation time. The antiques, handmade quilts and charming decor were very interesting. The house is very well cared for, has updated kitchen and bathroom facilities and has a comfortable vacation set up. Communication with owner, Cheryl was responsive and pleasant throughout. Many great photos and memories!

Perfect family vacation destination

We enjoyed long walks on the many paths throughout the property, fossil collecting, fishing, and swimming during the day. The covered porch was a great place to gather and visit while watching kids and dogs at play. S'mores at the fire ring, beautiful sunsets, and star gazing before boardgames at the dining room table filled our evenings. Day trips to Watkins Glen, wineries, and other parks were easy. We went home with wonderful family memories. The house was well equipped for all our needs. Cheryl and Roger were perfect hosts from start to finish. We highly recommend Pond View for a perfect get away vacation. Thank-you, Thank-you!

This place is amazing!

This cabin comfortably housed our party of 8. July 28-Aug 4 2018. Our family consisted of 3 couples and two young men 18 and 22yo. The house is very clean and has everything you need. The well water has a filtration system on it. You would never know it was well water and we were never short on hot water. We worked with Sam in the booking stage and upon arrival we met Roger and Sherry who are wonderful folks intent on seeing that a good time is shared by all!.we fished and kayaked. We visited Watkins Glen and Lucifer Falls. Had very good pizza in Spencer. The Boat Yard in Ithaca was a great recommendation by Sherry! Rooster Fish brewing in Watkins Glenn has great beer and burgers and you have to try the pickled onion rings! We ate way too much! We feel like there is so much we missed only because of time! So the only solution is to come back! Thanks Roger, Sherry and Sam for sharing this little piece of heaven with our family!

perfect for a get-away-from-it-all break

My husband and I and our two big dogs spent a week here and the only bad thing about it was having to pack up and leave at the end of our stay. The house is terrific; well-laid out to take advantage of the views, and has clearly had a lot of attention paid to modernization and maintenance. Appliances and housewares were in great shape, furniture comfortable, everything organized. Excellent Wi-Fi signal, which was great considering cell phone reception is a bit weak. Though the location is relatively isolated, the town of Spencer is a quick ten minutes away and has a good small supermarket. There are a handful of restaurants nearby as well. We came for the peace & quiet, though, so once we had stocked up on necessities we only left for a little wine tasting, a trip to Watkins Glen, and a look around the Corning Museum of Glass. Ithaca is a straightforward drive up the road and has everything you'd need if you can't find it locally. Our dogs ran and swam, we fished and found fossils, built a fire by the pond, hiked the property, caught up on our reading, and sampled some terrific Finger Lakes wine. I would recommend this property to anybody looking for those kinds of activities, it is truly ideal.

Peaceful Country Retreat

Although it rained heavily for two of the four days we were there, this was a nice vacation. The house is wonderful -- open floor plan, hardwood floors throughout (even the bathrooms). Fully stocked with anything you might need, and all cupboards and drawers are labeled. Even the appliances and plumbing have labels to help you use them correctly. Need a paper clip? In the desk. Some glue? In the miscellaneous drawer. Binoculars? By the window. Marshmallows? In the cupboard. Washer/dryer and soap? In the mud room. The house is well away from other houses; you will really feel like you are alone. Almost no traffic noise. Beautiful bird songs from the forest and frog songs from the ponds. There are several trails through the forested hills, and mowed walking areas around the many ponds. Hike the hill and get a great view of the surrounding countryside. Communication with the owners was by email and text; it was timely and helpful. But mostly because the house is so well provisioned and labeled, it's easy to be self-sufficient here. We did go into the small nearby town of Spencer for a few perishable groceries (milk, eggs, bread). Our two little Yorkshire Terriers had a great time being walked (leashed) around the property and hunting along the pond edges for frogs (no frogs were harmed). Even the rainy days were nice in a way, because the metal porch roof makes a pleasant sound from the raindrops -- a good place to sit and read. And we played family games and watched a couple movies from the large collection thoughtfully provided by the owners. Wi-Fi (a necessity for our teens) was a bit slow, but worked fine. At night we walked outside to hear the frogs and owls and watch the many sparkling fireflies.

Beautiful!

Pros: Too many to list: First, communication with the hosts was amazing. We needed a few changes to our trip and they were quick to respond. Our plane left late on the day of departure, and they let us stay till we needed to leave. Upon arrival access to property was easy and the hosts came soon after to go over a few things around the house to make our trip more comfortable. The house was very clean and well stocked with essentials: spices, starter coffee, paper towels, toilet paper, soaps, shampoo, conditioners, laundry detergent, dish soaps. We just needed to purchase our food and drinks. The views are amazing from all windows of the house, overlooking the ponds and mountains. We stayed in the summer, and the weather was quite hot, but the house was equipped with air conditioners in each room that kept the house very pleasant. If you like to fish, the hosts keep some of the ponds stocked with bass and bluegill and provide all the fishing gear you need. My husband and our son fished every morning and evening, and caught many fish, some quite large. We took a long hike on the trails on their property, that went up into the shaded mountain to an old cabin. We enjoyed the property on its own. But we did take many trips to some of the historic towns nearby, the Corning glass museum (highly recommend) , Finger lakes, Niagra Falls and Watkins Glen gorge (gorgeous). Cons: you have to leave:( Highly recommend!!

Private summer retreat

Our week at Pond View was just what we needed at the end of the summer to get ready for the next school year. With plenty of time to hike the neatly mowed trails to fishing and grilling and just hanging out on the deck it was a great week. Of course there is plenty to do near by and we took some day trips to Corning, Ithaca and Watkins Glen (and near by brewery's and wineries), but the real treat was just hanging out with the family

Relaxing family vacation

I spent a lovely five days at this beautiful property with my mom, sister and 1.5 year old daughter. It’s incredibly relaxing - we spent afternoons walking around the lakes, eating on the porch, and enjoying the views. The house itself is super clean, well-stocked with basics for cooking and showering, has everything you’d need for a kid (pack n play, toys, high chair), and is really organized. It made staying there feel like home. The hosts are so wonderful and helpful. It really is a wonderful place to stay! Highly recommend.

Loved a charming mountain country house with 5ponds!

Our stay in Cheryl’s and Roger’s house was absolutely fantastic! The place is for those who would like to have a retreat from stress and loves and appreciates nature. My husband, my 14 y.o. daughter, 12 y.o. son, and I came along with our couple of friends. They agreed that the experience staying in this house was incredible! My dog had a blast as well! The property, the ponds and the views surrounding the house are gorgeous. I loved how we were completely secluded, and I had a feeling that we were away from the entire world. We enjoyed fishing in the pond, listening to the birds and admiring the nature surrounding us. At night we were sitting by the bonfire, listening the frogs croaking and looking up at the sky. Inside the house is like a fairy-tale- so cute, cozy and inviting. First, it was super clean and second, it had unique decorations. I loved the quilts on the walls, rugs on the floor and books stocked on the shelfs. The beds were great! We all were sleeping through the entire night without waking up like we usually do at home. The house and the property reminded me about my childhood, when I was visiting my grandma in the country during the summer. Cheryl and Roger gave us basic necessities; bug spray, dog bowls, fishing rods, paper plates, water jugs in case of power outages for toilets, flashlights, board games for the kids and even first aid kits are there! They labeled everything in the house for their guests so it made super easy for us to find or use things in the house. Very smart and thoughtful! This was the first time during my renting experience I loved everything here! Another bonus is when Cheryl and Roger came to welcome us when we checked in during our first day. Now, many owners do not do this, especially after Covid, but Cheryl and Roger came to meet us and explained everything about the house. They were very caring and attentive during our entire stay as well. Roger brough all necessary equipment for fishing and explained us how to fish! Driving a car to and from the house was also a great treatment from a city’s hustle and bustle to enjoy country views. I wish we could stay longer! We all want to come back next summer. Thank you, Cheryl and Roger for making our stay magical! P.S. Doing yoga under the tree outside the house with a fresh breeze was really nice. The breeze brought around a sweet smell of flowers from the field. It was the best!

So relaxing

We had an amazing time on our vacation. The house and property were perfect for a quiet relaxing week. They have everything you need to feel at home. And have even thought of things you didn't know you needed. Everything from a crock pot and blender to fishing poles and outside games. They even made it special for our dog with leads hooked up in the front and side of the house. Plus for and water dishes. Very happy with our stay and would highly recommend.

Wilderness Dream

I’m not one to do reviews so I’ll keep it short and simple. If you are looking for a peaceful retreat in the wilderness this is your place. The five ponds and great for fishing. There’s trails for hiking right on the property. No street traffic or noise. The house is at the end of a dead end, dirt road surrounded by the woods. The house has everything you need. If you forgot something, chances are they have it. There’s a charcoal grill... charcoal provided. Fire pit at one of the ponds. The WiFi streamed movies with very minor, if any, issues. There’s a small town just down the road with a pizza shack, grocery store and gas station. And all the beautiful waterfalls are less than an hour away. Definitely recommend. We actually extended our stay an extra day because we loved it so much and will be going back. Communication with the owners was quick and easy. Zero complaints about entire stay and wish we were still there!!

Amazing Property

This unique property is amazing! Very secluded and private. It offers plenty of activities like fishing, hiking, and fossil hunting. The house has everything you need. We used the fire pit located by one of the ponds every night. Gazing at stars in a pitch-black sky was so much fun. We especially like that the property is pet friendly. Lovely getaway

The hosts provided everything we could have needed in a home away from home for a week. So many pots, pans, spices, etc. for cooking, linens, soaps- really everything. We have a 1 year old and they left us a pack n play, high chair and toys for her to make things easier. Walking around the ponds and property felt like we had a true escape from the city and the dogs loved running around and dipping their paws in the ponds. We can’t wait to book our next trip!

Wonderful place!!!

We had a thoroughly wonderful time staying at the Pond View Home! The house was warm and cozy and have everything we needed...it was all well labeled and easy to find, too! The scenery around the home is stunning with plenty to keep us busy when we weren't out looking for fall color! It was close enough to the Finger Lakes and gorgeous state parks, like Watkins Glen, that we had a great time exploring the local areas, too! The town of Spencer had a great market for groceries, so that made eating at "home" very easy! Communication with the owners was easy and they were very pleasant any time we had a question. If we every make it out to this area, again, we will be sure to book this place! We would love to bring our grandchildren here...it would be paradise for them!!!

Love this house! This is our second stay here. The house itself is so comfortable with an open layout and the surrounding acreage is beautiful. The silence here literally fills your soul. We went fishing and hiking and felt little need to leave the property.

Wonderful getaway for the family!

We had a fantastic time at Pondview! The house had a very well stocked kitchen and everything in the house was clearly laid out and labeled. We had fun fishing at the catch and release ponds. The house even came with several fishing poles and a well stocked tackle box. We enjoyed barbecuing on the charcoal grill each night for dinner and we also enjoyed watching movies from the house's vast collection of DVDs and VHS tapes each evening. We visited in late June/early July and it was quite warm (up to 100 F on one of the days). Two of the bedrooms had window air conditioning units while the common room downstairs and the master bedroom upstairs had larger, portable air conditioning units. We were very thankful for these and they were even turned on prior to our arrival to make the house comfortable. Everyone thoroughly enjoyed their stay and we highly recommend Pondview!

Wow! Beautiful place in the country; very well supplied and comfortable

Pondview is a gorgeous place to get away. The only sounds are abundant frogs and birds. It's well supplied with movies, fishing gear, a barbecue and a fire pit next to one of the ponds. The owners were very friendly and helpful. We didn't have a lot of time to explore during the day, since we were there for Cornell graduation and spent most of our time in Ithaca, but did venture a short distance up a leafy trail that starts right next to the house. Wish we could have stayed longer to just enjoy the property.

Wonderful Fall Getaway!

My wife and I were looking for a place where we could get away from it all and enjoy some time relaxing, unwinding and enjoying each others company. We found everything we were looking for at Pond View! This is a private, beautiful setting that far exceeded our expectations. The fishing was great, the hiking was very scenic and the fossil hunting was quite exciting! In addition, the home was stocked with everything you would ever need on a vacation. On the days we did venture off the property, it was a very leisurely and short drive to all of the areas attractions. During our stay, we attended the Ithaca Apple Harvest Festival, visited several wineries, went horseback riding and hiked at Watkins Glen State Park. We both thoroughly enjoyed our stay, and will definitely be returning!
