Property not ready for guests. The oven and stove did not work. None of the outlets in the kitchen area worked. TVs in main room didn’t work. Lights in main room didn’t work. Refrigerator was filled with dozens of grapefruit, per hostess, had been in there for weeks, thus the smell. The air conditioner in the main living area didn’t work, so the host brought in a big portal air unit that had to sit in the middle of the living room. I question whether the unit had been cleaned since the last guest ( per the host the last guest was more than two months prior) since there were still dishes in strainer and coffee grounds in the coffee pot. And while the host did attempt to fix some of the issues, there wasn’t a since of urgency. The only thing that really was corrected was the host did get a few lights working in the main living area on night 2.

Our property is 137 walkable acres. It's pristine and beautiful 55 year old loblolly forest. The RV is a hunting guest lodge. It's 14 years old as listed, a 2012 RV. It is not the Taj Mahal but a 35' Outdoorsman Americana styled camping unit on a wooded farm & forest property The unit was pristine and clean as were all of the kitchen ware & utensils as I washed them myself with the coffee pot in the drainer to air dry the day of his arrival All of the sheets and towels were laundered at on site laundry facilities the day of his arrival. I did overlook the coffeemaker itself, but not the carafe which I had washed and sat in the drain. I removed the unit itself immediately for cleaning and returned it within 10 minutes the afternoon of his arrival. The oven and stove operate off of a pilot light and two propane tanks in place. Bell preferred to use the outdoor grill so we didn't light the pilot light. He asked me to boil a half dozen eggs & bake a potato which I did for him personally. The farm attendant scrubbed the entire exterior, swept out the yard mats and cleaned the extra exterior bathroom, mowed the lawn in and around the unit. The grapefruit did not emit any smell and were sealed in a lower bin. They are organic and were grown at our farm. Lights in the kitchen required a change of fuses and I replaced one set. Bell insisted that I leave immediately once three of the six units lit in under 3 minutes. He would not allow me to finish my task, saying he could "get by on" the five working lights and did not need the other 4, so the other fuses were not replaced at that time, by his request. I removed his garbage both mornings from the RV. The white portal AC was in the unit when he arrived. We also brought a secondary unit but the first one performed well and he had a fully operational unit in the Master bedroom area. The unit has two air conditioners, both built in and an exterior floor model. As he occupied both the king size master bed and the day bed in the living room, all sheets and laundry, 3 loads total as well as his towels for the shower were tended. The popup tv's all three work, but you have to make an effort to learn how to use the controls. Each time I was present, this person was on an iPad & iPhone. Did he need three more screens? They were totally functional and available. We have a fiber loop provided by Satilla Rural Electric CoOp. Bell was given free internet and free fiber access codes. . On Bell's arrival I offered to voluntarily refund his payment through VRBO, given the coffee pot had used coffee in the filter and there was a partial light outage in the adjoining living area to the kitchen. He wanted to stay and refused my offer to refund the stay, after he perused the situation and even stated he might take some grapefruit with him to drink with vodka after his shooting competition. Additionally, he insisted on using the outdoor fire grill, for his steak, but failed to put out his fire. He left the wood burning in the grill, a wind whipped on Sunday and started a fire, which I was able to contain. Unsafe & didn't follow woodsmen protocols. He was unfriendly and dismissive. Almost 4 hours after Bell checked out, he sent a text and said he wanted to take me up on my Friday arrival offer to refund. I refused, after he stayed Friday and Saturday nights, checking out Sunday am. Bell accepted the accommodations which were very clean and comfortable. I refused, telling him the offer was good at check in, but not after he completed his stay. He was 2-3 miles from his venue and booked us because the site was inexpensive and conveniently nearby. Why do people book an RV when what they really want is a brand new mint condition house for 1K per night @ under $100? I've blocked out the facility for the next 5 months as someone else has taken it longterm.
