Enjoy western Gulf water views at this 3rd floor 3-bedroom condo. Beachside Villas 531 features a crisp and clean white kitchen and everything you need for that perfect 30A vacation. You'll love the updates and the soft, relaxing color palette. 531 can sleep up to 9 guests. The living area and all bedrooms have TVs for your entertainment needs. The owner has provided a Pack 'n Play and a highchair to help simplify your family vacation planning and packing.

You'll love spending a relaxing evening on the balcony, sipping on your favorite cocktail while watching the sun set over those beautiful Gulf views. The salt water breezes will do wonders to sooth your soul. Relax, you're on vacation!

If you’re ready for a beach day, head down to your public beach access right at the end of San Roy Road, about a 4-minute walk. Enjoy both the Gulf and Eastern Lake. This is a 2+ acre stretch of public beach with plenty of room and is the recommended beach for your stay at Beachside Villas. And, for your convenience, Beachside Villas provides transportation to and from this public beach access via golf cart service from March – October (please call us for specific dates).

Beachside Villas has such a great family-friendly atmosphere. Enjoy a game of shuffleboard, tennis, or pickleball. You can even grab pickleball equipment at the onsite HOA office. Soak up the sun at either one of the 2 pools. One of the pools is heated seasonally. Grill up an amazing BBQ feast on one of the community charcoal grills. The location can't be beat - quiet and secluded but close to everything you'd want to do on your 30A vacation: fantastic restaurants, shops, golf courses, and bike rentals. Seaside and Rosemary Beach are just a few miles away.

An initial Benchmark signature box of amenities is provided for all guests. For each bathroom it includes: 1 roll of toilet paper, 1 set of facial and bath soaps/body wash/shampoo/conditioner/lotion. For towels you will receive: 1 body towel/1 washcloth per guest and 2 hand towels per bathroom.

Great time!

We love staying at Beachside Villas and enjoyed this property. Our only suggestion for improvement is that the kitchen is not fully stocked for cooking larger family meals. We love to do a shrimp boil when we come to the beach and couldn’t this year - there were no larger pots for us to do it. But other than that, this condo is wonderful! We LOVED the beach view!

Pretty good family vacation

Overall, I do not recommend this vacation rental. Reviewer Comments: We had a great trip to this property. The unit itself was clean but the furniture is worn and you could definitely use more seating in the living area. The bed pillows were all super flat (so much so I had to order pillows to be delivered from Target after the first night) and the beach access to set up chairs and umbrellas is actually very inconvenient- The map makes it look way closer than it actually is and hauling stuff and toddlers down the beach or San Roy road was sort of awful. The shuttle is only mildly helpful because it drops you off at the end of the road and you still have to walk a distance to get to the water's edge. We enjoyed the property's pool and tennis court.

Nice location

We were pleased with the location of the condo but that was about all. The condition of the furniture and and furnishings were sub par. I am a gourmet cook and the kitchen was really weak. Hardly any pots and pans. We still had fun but the condo was a let down.

When you walk up to the condo door there was floor paint that had bubbled up and was peeling all over the place—that you had to walk over/through to get into the unit. Living room sofa was dirty. Chair was actually broken. They called and brought a new chair the last day of our stay. It was brought in soaking wet from the rain. Super musty smell in the condo—especially primary bedroom. Primary commode ran constantly. Water stains on ceilings. Last full day of our stay, a patch of the ceiling fell off. Sliding door didn’t lock/had a piece of wood to hold door in place. Various lights that didn’t work. Generally, just not well-maintained or updated. When concerns reported to management, they offered a minimal discount on future stays, but no compensation towards this recent stay.

Overall, I recommend this vacation rental. Reviewer Comments: The condo is in a great location, peaceful, beach was lovely. I really loved the little neighborhood you're in. Easy access to restaurants and Publix. The accommodations are basic Florida but met our need and we were very comfortable (could use more places to sit - watching movies at night). A LOT of rules on the grounds and the beach access is confusing, we were asked to move a few times. Where you can sit changes throughout the day. We made jokes about it but it's something to consider. The PRIVATE signs on empty beaches brings a weird vibe. The property managers try to compensate with the trolley but manage your expectations. I would return and fell in love with the whole area but the beach rules make it a headache.

An Average Stay

Overall, I do not recommend this vacation rental. Reviewer Comments: We have stayed at many different beach places, mostly at places owned by a person/persons. Very few were owned by a company and we saw a huge difference here. Everything was very small and basic. Nothing extra or special even though we paid the same as the other places. We were a little disappointed . The one great thing was our guy who drove us back and forth to the beach.

A Different Experience

We have stayed here several times before and have always had a good experience. There were a couple of things out of the ordinary though this time, first we had no internet the whole time and 4 days in we had to move to a different condo because the owner of the condo didn't pay the electric bill. We suspected the internet bill wasn't paid either. I would stay with Benchmark Management again, because they resolved the problem, but this wasn't what we expected this time.

Exactly as described

Reviewer Comments: First off, trying to reserve a place from 1000 miles away with only pics to go on sometimes raises your blood pressure, especially at the prices things are now, so it had to be nice and it had to click off 3 MAJOR items for us right off the bat. We had stayed with Benchmark on another place nearby so we knew it was going to be nice. 1-CLEAN, 2-NO ANIMALS, absolute DEAL BREAKER for us, 3-NO SMOKING. These three things ensured a nice place for us. A few things we were surprised on though. No hot pads, only one dish drying towel and only a Chinese sponge for dishes as we hand wash dishes, and some of the dishes and utensils had dried food on them. Minor details as we washed everything first anyhow. A great place, we would go back at that price.

Dirty door and wall at entrance. Several other issues, too many to list. Only beautiful part about the trip, we were with family and was on a beautiful beach. Will never rent again. Beautiful condo and beach- but “Private Property” makes this area a challenge

Condo was beautiful with a gorgeous view of the beach! HOWEVER...WiFi in unit did not work which was a struggle for virtual work. Construction all around made sleeping in impossible (no worries if you love to get up early). The biggest problem is with the beach ordinances in Florida allowing home owners to claim the beach as their private property. The beach area right in front of the condo development is all claimed as private beach except for a 30ft wide path to the water. Left and right of the beach access you are met with “Private Property No Trespassing” signs, security guards, and angry/combative private owners defending their turf. The first day we were there (Easter) we were bullied and harassed for being in front of Sugar Dunes visiting our friends who had rented a unit in that building. We were told we were not allowed to stand on that side of the sign to visit with them and had to relocate. It was maddening to have enormous empty areas of beach and then small sections of public beach packed out w people on top of each other just trying to enjoy their beach day. If you are paying thousands of dollars to go to the beach for a week, make sure you stay somewhere that actually has a beach area you are allowed to be on. We will not be returning to Ft Walton County/30A area unless this changes.

Spring Break Stay

Rating Details: The property manager was somewhat unhelpful. The vacation rental was somewhat dirty. I was very unhappy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We were unimpressed with how up tight the place was. From abrasive and extremely strict beach rule, abrasive and stressful check in check out policies, to wrist band wardens constantly making people feel uneasy. I witnessed multiple families with kids that were staying there get kicked out of the pool with no opportunity to go find their wrist band. This is a family vacation spot and there are enough stresses with kids, but benchmark adds another level to it. Don’t go if you are taking a family with young kids. Also if you have other families that you want to connect with in the seaside areas during your trip, don’t expect to be able to see them anywhere near a benchmark condo because they wont be allowed to come in. The public beach is the only option and you will get yelled at even for walking across sugar dunes. I wouldn’t recommend it. Also the roof was under construction while we were there and nails flying off the roof and all over the ground made it dangerous. The only bright spot was Steve the shuttle driver who was laid back and treated us with a positive and relaxing vacation vibe. Look elsewhere for a better experience.

Please note however that the beach rules and rules of the complex are beyond Benchmark's control. Each complex is different and has its separate regulations for guests to follow. We are sorry to hear that the check in and check out process was stressful for you as we truly do our best to let this experience be a seamless one. We sent the guidebook a week prior to arrival as well as on the day of arrival along with the door code to access the unit. The check in is at 4pm; however if the unit was ready prior to then, we would have informed guests and provided atemporary code to use until check-in time. Regarding the pool and beach access and the wearing of wristbbands; as highlighted before; this is a requirement of the complex and is beyond Benchmark's control. They do however have this rule in place to ensure the safety of everyone and to ensure that random persons will not have access to the area. Your safety is our priotity! Regarding visitors not being allowed, we are not quite sure what happened during your stay and would love if you provide us with additional information as visitors are welcome at any of our properties. Our rental policy also outlines/highlights that guests are defineitely allowed as it states that the maximum number of guests for this property for casual visits is limited to two times the listed number of people the property will sleep. Exceeding the maximum occupancy will result in immediate eviction and forfeiture of all money paid. Regarding construction, we do apologize; however if it was dangerous for guests the HOA would not have allowed us to continue renting for that period. A Different Experience

We have stayed here several times before and have always had a good experience. There were a couple of things out of the ordinary though this time, first we had no internet the whole time and 4 days in we had to move to a different condo because the owner of the condo didn't pay the electric bill. We suspected the internet bill wasn't paid either. I would stay with Benchmark Management again, because they resolved the problem, but this wasn't what we expected this time.

Great location, view, & updated decor

Overall, I recommend this vacation rental. Reviewer Comments: Top floor end unit with a view in building closest to both beach access points. Updated decor/furniture made it feel clean and comfortable. The only issues we had were out of the control of the owners. The cleaning crew needs to do a better job mopping floors (socks quickly tuned black), but otherwise the unit was very clean. The "private" beach is an easy walk and fairly uncrowded because it seemed like most of the guests of the complex didn't want to walk the extra minute or two down the beach to the area designated for Beachview Villas. One drawback to the BV beach area is that best section along the shoreline (not requiring you to wade through the lake outlet) was claimed by ~dozen rental chair setups of which we only ever saw 3 being used during the week. Several guests of homes along the lake also kayaked to this part of the beach and set up base every day. Uncrowded in comparison to other beaches, but set expectations that a nice spot directly in front of the shore isn't an easy get and you'll likely have to set up behind empty rental chairs. Condo is close to Khave & Cream for coffee/donuts/ice cream, Buddy's for fresh seafood, or Old Fish House for a nice dinner. Being tucked away from busy 30A and taking sunset walks on the beach with family every night make this a special location.

I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Condo was ok; was very disappointed in situation of beach access. Talked with a man in the Villas parking lot (giving parking tickets) about what is going on, he says it's in litigation. The only reason we stay in Beachside Villas is the proximity to the beach and now we have to walk about a football field down the beach to set up for the day. We are older adults and my husband is a heart patient - we can't do long distance walking in the 90 degree heat. Always enjoyed this area of the beach because of the family atmosphere, but we will be looking for another place next year. It's ridiculous to have that much beach roped off when the houses are not even finished yet.
