House is fully equipped home with everything you should expect, while maintaining a rustic vibe, allowing guests to arrive and depart without having to meet the host. Spend your evenings soaking in the fresh air while looking out over the flowing river and colorful desert sunsets then later gazing up at the desert sky for star constellations. Mornings can be spent enjoying coffee under a shaded porch as the sun rises while listening to the diverse songs of local birds. For the more adventurous there are countless outdoor activities such as hiking, biking, horseback riding, and ATV riding that can all be done within walking distance.
Spacious property parking can support multiple vehicles, RV’s, trailers, etc. NEMA 14-50 electrical outlet installed in parking lot for charging electric vehicles (Tesla, etc) and RV’s (additional cost for electric car/RV charging). 24 hour recording security cameras installed outside so all guests can be comfortable during their stay. Custom and private key codes for front door access provided for house access unique to each guest.

The place was cozy with all the amenities as promised. We had a peaceful stay and enjoyed listening to the birds. The ranch has horses that are beautiful. We got a kick out of the cactus' growing out of the palm trees. Wonderful place.
Owners' were very nice, easy to deal with, and quick to reply. Would definitely stay again.

It was more than what I expected. Very clean. Nicely equipped kitchen.

Great spot with convenient location to explore Arizona and all it has to offer. Able to hit Sedona, Grand Canyon, and Saguaro from this location fairly easily. Place exactly as described.
My friend and I stayed here after she had surgery and it was the perfect spot for rest and healing. The animals around the property were a delight, as was the Agua Fria. I took some walks in the dry river bed and found agates and petrified wood, very cool. The Casita itself was great for two people, spacious rooms and pretty well stocked.
We had a wonderful stay. This is the third property we’ve stayed at managed by this owner. He is very easy to work with, handles issues promptly and efficiently. I would recommend staying here to anyone who wants a quiet, clean, comfortable place to stay in BCC.
This property was one of the cleanest VRBO properties in which I have stayed. The pictures and descriptions are accurate and the ease of check in was wonderful. The host was most accommodating with our visit and I appreciate his service. I look forward to using his Black Canyon City properties again.
Perfect small cottage for our use. Lots of great hiking in the area. We enjoyed having the river and the horses in our backyard. Garrett check in on us which was appreciated. Just the "off the beaten path" location we enjoy.

We enjoyed the quietness of the area. It was situated about halfway between Sedona and Phoenix. Anthem is about 20 minutes away and has everything you would need. Garret is very easy to contact if needed.
Location was good. Close to highway 17. The horses were fun to visit. We fed them carrots every morning. Owner responded quickly. Over all it was good.
Great Place For Our Two Week Stay with Camper Storage
We happened upon this place when looking for something north of Phoenix where there was space to park our camper (plenty of room for our 30 ft camper trailer). The guest house where we stayed is very spacious. It was nice and quiet, and the bathroom/shower was beautiful. The covered front patio area was nice to spend time outside, and we loved visiting with the friendly horse - Guinness - next door. We also checked out Rock Springs Cafe, Two Brothers Kitchen, and Chilleen's on 17 for restaurants in the area. Two items that I think it's important to share - besides the local grocery store market, the closest supermarket is about 20 minutes away in Anthem; and as far as the neighborhood around the place, the one walk that I took over my lunch break was a bit eerie. Every house has "Private Property/No Trespassing/Beware of Dog" signs - not sure if that is just the norm for the area or what.

The area is wonderful just right to de-stress. The one thing I was disappointed in was the bathroom. I live in AZ and know that we have problems with hard water but the shower was really bad. The faucet is broke and you could not get the water adjusted. There was no way to take a shower. Scolding hot water only. Cold water at the bathroom sink and kitchen sink. Needs to take care of this issue. I left early so I could go home and get a nice shower.

During a guest’s stay, we periodically check in on the quality of their stay and overall experience. If there are ever any maintenance issues at all, we will have someone sent over immediately to resolve. Upon checking in with Rita, she responded, “Good, thank you for asking.” Then we received this review and was the first we were aware of their complaint.
Had Rita provided this feedback when we asked how they were doing, we could have told her that the shower handle has two knobs on it that can be turned. One controls the pressure, while the other controls the temp. Had they brought it up, this inconvenience could have been resolved and a positive experience delivered. We preach communication with all guests as the review system on these programs can greatly influence our ability to get booked.

Our only problem was communication. I don't believe it was the hosts' fault. The message codes would frequently not work. (We were within the 15 minute limit.)
Could not get the door code on check-in day until the last minute. The code was what we expected it to be. It is always the last four digits of my phone number. Should have had it days in advance.
Loved Staying Here! Garrett was very attentive. We stayed for over a month, and he checked in with us every week to make sure all was well. We had one issue upon our arrival, and someone was there to fix it, before we were even able to unpack. The BBQ was nice and clean, and full of propane. the bathtub was huge! There's a hide-a-bed and another couch to sleep more guests. Plenty of towels, and stocked shampoo/conditioner etc. We loved feeding the horses everyday, and exploring the area. The town is small, with a few restaurants, and a small grocery store. Major stores are only 15 minutes away, and it's centrally located to explore the state. Also there are hiking trails pretty close that will go forever! You could hear all sorts of wild animals at night, and wild cows wander the town. It's a great getaway from the city life. We literally fell in love with this little town! Hope to be back next year!! Thank you Garrett
My husband and I stayed here for 5 days to celebrate my birthday and go mountain biking. Garrett was very responsive and the check in process was very easy. Black Canyon City was the perfect place for driving to Phoenix and driving to Sedona. We ate at Chilleen’s on 17 a couple nights - very friendly staff and great food. It’s about a mile away. Read about them on BarRescue. So fun. It was nice to be a little out in the countryside. It was quiet and we could see the stars at night. The home was clean and there was coffee and tea. The main bed was comfortable. There was a kitty who came by to visit and loved being pet. The area driving there was pretty junky - lots of junk that needs to be taken to the dump. The area smells like a barnyard and there is a horse, a cow and a steer in very small pens right behind the house. The pens are too small for them and they barely have room to turn around. I don’t know if they belong to Garrett or someone else. Overall, it was a wonderful experience - other than the animals being so close in their very small enclosures.

Thank you for the feedback and glad that you were able to mostly enjoy your stay there. I wanted to respond to provide clarification regarding the animals in proximity to the home. The animals they speak of (horse, cow and bull) are owned by the neighbors and they are ranchers. These animals are cycled into larger pastures periodically and put in smaller enclosures (still space to move) when their other livestock are rotated in. These animals in smaller enclosures are not in clear view as they are on the adjacent property and a fence divides the properties with privacy screening and house, but are able to be viewed if you decide to explore the boundary and poke your head over. This could be interpreted as insensitive for those unfamiliar with the ranching culture and management. Regarding any smells, definitely none can be smelled in the homes and perhaps if the winds are blowing then you might get a whiff from the ranch property grounds but we haven’t received any complaints about this. Generally the livestock and horses are an attraction as the neighbors don’t mind if you pet the horses and feed them with carrots.
In response to the junk comments, I don’t want that to be misinterpreted as there being lots of properties that look like landfills on the way to the home. Black Canyon City doesn’t have any HOA’s so properties do have some leeway on how they interpret a “clean yard.” This is all very typical of rural areas. There is a property that recently burned down unfortunately on the way to the house and they are in the middle of cleaning up that location and still has debris remaining from that incident.
The setting was very rural, which is fine, but the property isn’t maintained well- from keeping the weeds down to providing more welcoming outdoor amenities and especially the chairs by the river- they are old and shaky. However, these shortcomings are made for up by the relatively quiet and peaceful surroundings!
The guest house itself needs some updating and perhaps some reorganization of the generous space. While there is room, there is no dining/kitchen table, only spots at the extended kitchen counter, with rather uncomfortable higher chairs. We couldn’t eat outside much because of the relatively cool and wet days and it was a little much for two seniors to have to dine at a high counter.
Otherwise, the house was quite spacious and useful and the bed was especially comfortable! The accommodation was good for the two of us, but we wouldn’t wanted to have expected anyone else to stay with us.
The best part of our stay was the view, solitude and relative privacy.
The host, Garrett was very responsive when we had issues with the septic and a potential flood risk from the river- he was very accommodating and engaging.
If you’re into rural, rustic nature, this is the place for you!

This home was built by my grandparents in the 1960's. Recently renovated with modern features but retains the charm of custom southwestern vibes. Born and raised in Black Canyon City for about 20 years, this community holds a special place for me and my childhood. Most of my and my wife's family reside in this region of Arizona and is a community we visit multiple times a year. When I was able to acquire the capital, I knew I wanted to invest into keeping this property in our family. Short-term renting became appealing to be able to bring travelers into this community to boost it economically while advertising it's rural charm and convenient travel location relative to Arizona's natural scenic treasures.
