Discover the modern charm of this beautiful, peaceful home with no neighbors directly across the way. The house is surrounded by fields and is ideally located just a 5-minute drive from the train station and Le Mans’ historic centre, and 10 minutes from the 24 Hours of Le Mans racetrack. We live in the older part of the house; guests are welcomed into a separate 130 m² section of the property with a private entrance and no neighbors directly across, opening right onto the pool, plus a studio. Private heated pool.<br><br>The living space measures 130 m². The house faces due south with large floor-to-ceiling windows and no neighbors directly across. The floor-to-ceiling windows open directly onto the heated, private pool (with electric shutters).<br>The house is fully fenced with an electric gate.<br><br>We also live on the property with our two children (ages 7 and 1), but we know how to keep to ourselves—our living quarters are located on the other side of the 6,000 m² park. We also have a large, very friendly dog (a husky).<br><br>After passing through the property gate, you can park in the reserved parking spaces. You enter the rental unit from the basement, where the washing machine is located.<br>At the top of the stairs, you’ll arrive in the entryway/kitchen, which features a marble-topped kitchen with a gas stove.<br>Climb a few steps to reach the dining room, which has two very large floor-to-ceiling windows overlooking the pool. <br>You enter the first bedroom (160-cm bed), which overlooks the pool through a very large floor-to-ceiling window and features a huge walk-in closet. From the first bedroom, go down a few steps to reach the second bedroom, which is connected to the first, and access the teak bathroom. The bathroom features a toilet, a double sink, and a shower.<br><br>For rentals accommodating 6 people, there is also a separate 23 m² studio adjoining the house. The studio features a fully equipped kitchen, a bathroom, and a living area with a 160 cm sofa bed.<br><br>All bedding and linens are new.<br>Guest access<br>You’ll find numerous markets in the area around the house. All require a car to reach.<br>There are 2 bakeries, a butcher shop, and a pharmacy 900 m from the house. A Carrefour Market is a 4-minute drive away. <br>A small town centre with a bakery, pharmacy, ATM, and an Intermarché is located in the centre of the village of Rouillon, 4 km from the house.<br>Other supermarkets are a 10-minute drive away.<br><br>From the house, you can go for a walk or a bike ride (we don’t have any bikes available yet) along beautiful country paths. You can start a lovely 8-km hiking trail right from the house.<br><br>You’re no more than 10 minutes away from the beautiful historic centre of Le Mans, home to the famous cathedral, and 18 minutes from the 24-hour race track.<br><br>Three bus lines are a 10-minute walk from the house.<br>Additional Notes<br>The house is ideal for a family with two children old enough to swim. Younger children are, of course, welcome, but parents must be vigilant about the stairs and extra careful around the pool.<br><br>The pool is heated to 25°C. To ensure a comfortable swimming experience and conserve energy, it is essential to cover the pool whenever you are away, including every night.<br>For safety and to maintain the pool temperature, there is an electric roller cover with fasteners, which is your responsibility to operate.<br>We check the water quality every day.
