This short term vacation rental is yours to enjoy, 1800 sq ft on 1/2 an acre populated w 200 year old oak trees. Vagabonds is a relaxed Southern ranch style house perfectly situated for a quiet getaway or a home base on 290. We are a central hub for some great wine/beer/spirits sampling or a more affordable option after a swanky Fredericksburg shopping extravaganza. Vagabonds is the perfect place to land after a day of fun on the high plains.
A large Patio runs the length of the house where you can gather for wine, yard games, or ultimate relaxation. The ranch house flow, coupled w our wine tasting room connections, also makes this a great option for the perfect private function. Girls getaway? Special occasion? The title says it all!Will book again. The location is really tough to beat. The only issue is that one room is very loud next to the AC. So, whoever ends up in that room needs to either sleep through a train, or bring ear plugs. Everything else is great!

We loved everything about the house. The only feedback we had is the patio is a huge selling point and it was full of leaves and the tables were covered in green stuff. We wanted to use it though, so we blew the leaves and cleaned off the table! We had a great time just hanging out there.

We will be back!

This was such a perfect home for a group, family, couples getaway…3 decent size bedrooms. All beds were comfortable and the entire home was decorated in such a fun way. The back porch was a great spot for a cup of coffee or a glass of wine. Large dining table was a great place to have game night. The house is about 10 minutes from some very nice wineries. We also enjoyed the State Park and live music at the local restaurants. The home was very clean and nice and cool despite the warm summer weather. We will be back!

Perfect family holiday break

Walked into a welcoming home, put on a record, dropped stuff off into the huge (and so well-stocked!) kitchen, and we felt instantly comfortable at the Vagabonds. The location is perfect for walking around Johnson City, and accessing a lot of nearby fun in Fredericksburg, at the LBJ State Park, and so much more. The beds are very comfortable - we all slept really well. It was too chilly for us to hang on the big back porch, but the giant backyard was perfect for our little soccer players to kick a ball. The owner was super responsive and kind. We will definitely be back!

Memorial Day weekend getaway

We had a great time staying at Vagabonds! Make sure to stop by Farmhouse Vineyards which is just a short walk from the house. The people were so great and the wine is fantastic. The location of this house couldn’t be better. Right down the street from Pecan Street Brewing. Lots of fun things to do and everything is close by. Wine tastings, Historical sites, National and State Parks—so much to do! Many places are Dog Friendly so we were able to include our furry family members in most all of our adventures. We had a great time and highly recommend Vagabonds. Thank you, Katy Jane, for welcoming us into your cozy, comfortable home.

Perfect stay, wonderful host!

The property is even more adorable in person! The host took care of everything and made us feel so welcome. From toys for dog/children (we had neither but so nice), to charcoal and lighter fluid for the grill. Speaking of which, we had a grilling connoisseur in our group who fell in love with the grill here! Also, there were so many great appliances! One in our group was so grateful for the crockpot. The house is immaculately clean! Big applause for the housekeeping staff. Lots of room for everyone and a great dining table for meals or games. The backyard was very relaxing with the shady trees and all the outside cushions. Overall the only suggestion from our group was to please sharpen the knives... seriously, that's the only picky thing we could think of! Wonderful stay, thank you so much for making our family vacation great! P.S. Lovely visit to the Farmhouse Winery! Had a great time with the ladies there- very knowledgeable.

Drop the mic! Perfect!

Location, personality convenience and comfort. “Vagabonds” has it ALL! Johnson City is an ideal base of operations for your Texas Vacation and now that Katy Jane has opened her home to you, you are sure to be comfortable and cared for when you are ready to rest after a day of adventure. The house is just as cute as it can be. The furnishings are both comfortable and whimsical. Look carefully, there is a treat around every corner. Influences from the Vineyard and the Farm run through this house with Texas Roots. The Kitchen is well stocked with everything you would need from wine glasses, to pots / pans and even spices. Enjoy a fresh cup of coffee in the morning from the selection of Keurig coffee pods. The extra-large backyard is a peaceful oasis with some of the most beautiful Live Oak trees that I have ever seen. Our host was always available and quick to respond to any questions we had. We were super comfortable and felt welcome and cared for. We look forward to returning to the Hill Country soon and will always be looking for “Vagabonds” on Pecan St. as our favorite place to stay.

Surprise gem central to area.

I stumbled upon this listening at a last minute effort after exhausting VRBO listings for days. I was a little skeptical since it did not have any VRBO reviews that I could see. What a wonderful surprise we found when we arrived. The house was exactly as advertised with plenty of room & fresh paint . The floor plan has lots of hidden surprises; dining & storage space for those with larger families. The backyard was huge and perfect for morning coffee. The only drawback was at the time there were no outdoor furniture on the back patio (but I also know the owner is still working & adding new additions). We planned ahead & brought lawn chairs so it wasn’t a deterrent for us. There is however a full table & sitting provided on the front porch which we moved to one morning during the rain. The mattress & bedding was great (which is something that often is lacking in many of the rentals I have done in the past). There is a full coffee bar stocked with morning treats and bottled water was waiting in the fridge upon arrival. This house is off the Main Street but close enough to walk to local restaurants and square. Be sure you check out the owners winery storefront just a block away. Adorable place for an afternoon glass with outdoor seating and shopping. We plan to return and rent again. Too much to do in the area for just a few days.

Cozy and memorable visit with the family

This house was very comfortable for our family, which includes a 10 year and 6 year old boy, which can sometimes be hard to accommodate! We instantly felt relaxed when we walked inside and the backyard was equipped with a really cool swinging bed! Everything was in walking distance from the house, so we could get to the restaurants, several wineries, and even a kids Science museum in 10 minutes or less. We will certainly be back!

Best girls trip EVER

Right when we walked inside, we were so impressed with this neat house. The decor was SO cute and the rooms were very comfortable! Plus, she had the best breakfast casserole and the most amazing raspberry cinnamon rolls for us, which we devoured :) Location is right next to everything but also very quiet. We highly recommend you choosing this spot for your next trip!

Vagabond's spoke to me, I could hear Ms. Ava's laughter in the house and I love a home with history. This home was President Johnson's cousin Ava's house, she was a school teacher, an avid horse woman, wife and mother and people in town loved her. I felt that warmth in this house the moment I laid eyes on it, so I painted it black and made her my own. I can walk to work from here! It's perfectly located near our many winery clients in the area.
