This spacious two-bedroom Smoky Mountain cabin offers two king suites, a private hot tub, game room, two decks and plenty of room for families and friends to relax, all just minutes from the Pigeon Forge Parkway and Dollywood.
The main level features beautiful tongue-and-groove walls, a comfortable living area, fully equipped kitchen with granite countertops, and dining space for eight. The main-level king suite includes a private bathroom with a Jacuzzi tub and stand-up shower with a built-in bench. From the living area, step outside onto the upper deck and enjoy the peaceful surroundings.
Downstairs you`ll find a second king suite with its own private bathroom and Jacuzzi tub, along with another comfortable seating area. The game room is ready for some friendly competition with a pool table, arcade games, pub table and wet bar.
Step outside onto the lower deck and unwind in the private hot tub after a day exploring the Smokies.
Two queen sleeper sofas with upgraded mattresses provide additional sleeping space, allowing Grumpy Grizzly to accommodate up to eight guests. A washer and dryer are also provided for added convenience.

## Rules and Rental Policies

**1. CHECK-IN AND CHECKOUT**
Check-in is after 4:00 p.m. Eastern Time. Checkout is no later than 10:00 a.m. Early check-in or late checkout must be approved in advance and may be subject to an additional charge.

**2. NO SMOKING OR VAPING**
Grumpy Grizzly is a nonsmoking cabin. Smoking and vaping are prohibited inside the cabin. Smoking is permitted outdoors only. Please keep doors and windows closed while smoking and properly extinguish and dispose of all cigarette and cigar butts.

A minimum $250 cleaning and remediation charge may be assessed if smoking or vaping occurs inside the cabin. Guests are also responsible for damage caused by improperly discarded smoking materials.

**3. MINIMUM RENTAL AGE**
The primary renter must be at least 25 years old, must be present throughout the stay, and must provide valid identification upon request. We do not rent to vacationing students or groups of guests under age 25 unless accompanied by a parent or legal guardian.

**4. PAYMENT**
For direct reservations, a payment equal to 50% of the reservation total is required at booking. The remaining balance is due 30 days before arrival. Reservations made within 30 days of arrival must be paid in full when booked.

Reservations made through Airbnb, Vrbo, or another third-party booking platform are subject to the payment terms applicable to that platform.

**5. CANCELLATIONS**
For direct reservations, cancellations made at least 30 days before arrival may receive a refund, less a 6% processing fee. As an alternative, guests may request to move their reservation to different dates, subject to availability and any applicable rate adjustment.

Cancellations made within 30 days of arrival are non-refundable. Changes that shorten the stay and early departures do not qualify for a refund.

Reservations made through Airbnb, Vrbo, or another third-party booking platform are subject to the cancellation and refund policy applicable to that reservation at the time of booking.

**6. NO PETS**
Grumpy Grizzly is strictly a non-pet-friendly cabin due to the property owner`s allergies. Pets are not permitted without prior written authorization.

Bringing an unauthorized or undisclosed pet to the property may result in a $250 unauthorized-pet fee per pet, in addition to applicable cleaning, damage, or allergen-remediation charges.

Trained service animals are accommodated as required by applicable law and applicable booking-platform policies. Service animals are not considered pets and are not subject to pet fees where prohibited.

**7. MAXIMUM OCCUPANCY**
Maximum occupancy is eight (8) guests, with a maximum of four (4) adults. Only registered guests may stay overnight at the property.

No more than eight people may be at the cabin at any time. Exceeding the occupancy limit or bringing unregistered overnight guests may result in termination of the stay without a refund.

**8. MINIMUM STAY**
A two-night minimum stay generally applies. Longer minimum stays may be required during holidays, special events, and other high-demand periods. The minimum stay applicable to the reservation is established at the time of booking.

**9. LINENS, TOWELS AND SUPPLIES**
The rental includes bed linens, bath towels, and a starter supply of basic household items. Towels and linens may not be removed from the cabin.

Please bring separate towels for use with the hot tub or other outdoor activities.

**10. HOUSEKEEPING, TRASH AND CHECKOUT**
Daily housekeeping is not included. Before departure, guests should place dirty dishes in the dishwasher and start it, place all trash in the designated outdoor trash container, and follow the checkout instructions provided at the cabin.

Please do not leave food or trash outside or beside the designated container.

Excessive cleaning, excessive trash, damage, missing items, or failure to follow checkout procedures may result in additional charges when permitted by the booking agreement or platform.

**11. HOT TUB AND JACUZZI TUBS**
Guests use the private hot tub and indoor Jacuzzi tubs at their own risk. Children must be supervised by an adult. Glass containers are prohibited in and around the outdoor hot tub.

Do not add soaps, oils, bubble bath, bath salts, or other products to the outdoor hot tub.

Guests may be charged for damage, contamination, draining, refilling, or excessive cleaning resulting from misuse.

**12. PARTIES, EVENTS AND QUIET HOURS**
Parties, receptions, events, and gatherings are prohibited unless approved in writing before arrival.

Quiet hours are from 10:00 p.m. until 8:00 a.m. Please keep outdoor conversations, music, hot-tub noise, and other activity to a reasonable level and respect neighboring properties.

**13. RATES AND FEES**
Rates are subject to change until a reservation is confirmed. Once confirmed, the reservation price will not change unless the guest requests an alteration or incurs additional charges.

**14. DAMAGE AND PROHIBITED ACTIVITY**
Guests are responsible for damage caused by themselves, members of their party, or approved visitors.

Illegal activity, disruptive behavior, unauthorized parties or gatherings, and conduct that creates a safety hazard are prohibited and may result in immediate removal from the property without a refund.

**15. FALSIFIED RESERVATIONS**
Reservations obtained using false information or material misrepresentation may be canceled. The guest may be denied entry or required to leave, subject to applicable law and booking-platform policies.

**16. SEVERE WEATHER AND INTERRUPTIONS**
Mountain weather and road conditions can change quickly. Weather conditions, utility interruptions, road conditions, attraction closures, or other circumstances outside the control of Cabins in the Clouds do not automatically qualify a reservation for a refund.

If an official evacuation order, government restriction, or other emergency materially prevents occupancy of the property, the reservation will be handled according to applicable law, the booking agreement, and, when applicable, the policies of the booking platform.

Guests are encouraged to purchase travel insurance.

**17. WRITTEN EXCEPTIONS**
Any exception to these policies must be approved in writing by Cabins in the Clouds before arrival.

**18. BOOKING PLATFORM POLICIES**
Reservations made through Airbnb, Vrbo, or another third-party booking platform may be subject to additional or different payment, cancellation, refund, service-animal, or other requirements. When a platform`s applicable terms govern the reservation, those terms will be followed.
