DO NOT RESERVE THIS UNDER ANY CIRCUMSTANCES. There are not enough beds for 15 people. We found centipedes and cockroaches on the floor. The host, Will, never sent the access code so we had to find a hotel for a night and were only able to get into the place on the second day. There is a co-host, Deanna, who they don't disclose on the reservation. Communication with these two people is impossible, and despite canceling our stay and never sleeping in the apartment, THEY NEVER GAVE US A REFUND. Do not make the same mistake we did.
Toddler supplies were available and useful and entertained a 3 year old! For the adults though a few things were issues: the downstairs (bedrooms 3/4) did not have the beds as listed; on the main level there are hallway steps and additional steps into the hall bathroom which were not obvious prior to booking; the kitchen needs some attention, including the microwave. The location is convenient to groceries, the Metro and the neighborhood is pleasant.
It's a quirky corner house. The metro was only 7 blocks away by there was a city bicycle station on the corner. There is also a very nice walking park at the end of R street. The kitchen is small for the number of available guests. The dishwasher had to be run after every meal so we had enough silverware and glasses for the next meal. There weren't enough knives to use per meal without sharing.
The property was great for our family. We were able to spread out. We didn't need to buy any items like soap, toilet paper, etc.
The only issue we had was parking.
This house was the perfect fit for our group of 11 students and staff visiting Gallaudet University and Washington DC. Perfect location with easy options for bus routes and transportation. Will was wonderful to work with and super quick in communication. The house had plenty of hot water and linens for all of us which was fantastic! We will definitely book this house again for our school trips!!!
Overall nice property - large common space on the 1st floor with 2 spacious rooms. Kitchen is well equipped. The 2 other bedrooms are actually in the basement, with no window and you have to go through the first room to get into the second one. We had a nice stay with the caveat that there is very little natural light (especially since we were visiting in the winter)

The communication with Will was great. Property was clean.
The bedrooms were very cold. There was a draft coming in from the windows.
We could not change the thermostat..
Will did a great job of communicating and accommodating our needs (supplying missing items, etc.). The rental property is actually the main floor and a furnished basement. The second floor is occupied by another tenant. It's not very spacious for a large group (we had 9 people) and could use some TLC, but it met our needs as a place to sleep and eat meals. The property is also close to grocery stores and public transit.

Didn't wind up staying- but cute place
We unfortunately had thought from the listing that it was 4 bedrooms. It is only 3 bedrooms, so we actually did not wind up staying. But owner was nice in handling the change and helped the process. And upon arriving the place is cute, and clean, but small. The garden and roof top deck are not as pictured and there is no hot tub as listed.
We loved staying here. House was spacious for our large family. Kids took over 2 bedrooms downstairs and adults took 2 bedrooms upstairs. Kitchen was modern and well equipped. Cute courtyard to build our sukkah in. Great location for getting to the capitol sites. Easy enough to find street parking. Host was really responsive and accommodating. Little kids enjoyed the spacious bathtub. Kids enjoyed games provided. Plenty of sheets and blow up mattresses available to suit everyone’s needs. I would definitely stay there again but we did get eaten up by the mosquitoes in warm October weather. Overall it was an amazing vacation.

Great house overall
Overall we did enjoy the stay and was mostly perfect for us. There was some confusion with check in/out process and parking but they were responsive and easy to get ahold of. Our biggest issue is that the general description says 4 bedrooms, 4 queen+ beds. The description does clarify this a little but we ended up bringing and using a blow up mattress because we weren't sure. The 4th bedroom is actually off of the 3rd bedroom. And while the 4th bedroom has a queen bed, the 3rd bedroom does not and only has a bunk bed. Overall though a good stay, close to bus station. About a mile from nearest Metro station

We Tried!
We arrived to heavy musty smell. Dead cockroaches in the basement bathroom. The basement is divided into 2 areas as makeshift bedrooms but no privacy between the 2 areas. There is one bathroom in the basement with the shower floor cracked and caving in. There are 2 very nice bathrooms upstairs attached to bedrooms. There are 3 stools pictured in kitchen, but only 2 were working. The 3rd was crammed into a closet and clearly broken by previous renters. If you plan to bring 15 ppl to sleep here, you will be using a couch without a pull-out mattress. We tried to use multiple air mattresses that quickly deflated. I left those out and notified the owner that they needed to be repaired our thrown away. That left one air mattress. There was another air mattress in the garage, but the garage was overflowing with trash and when I put the 2 bags of trash that our group used into the dumpster, it was obvious the trash from previous renters had not been emptied, so there was a profuse amount of flies. On street parking worked out. Beds were comfortable. Every piece of furniture had either a stain on it, or frayed fabric. The courtyard had very neglected plants that could have been an extra seating area, but it was really run down. There was not enough space in the dishwasher to accommodate 15 ppl. The other appliances worked well. I really wanted to like this place, but I would not stay here again.
Amenities were poor, the house had an egg oder for our entire stay and we could not locate the trash bins to throw away trash. The house did not have toilet tissue nor kitchen napkins. I traveled to DC with a small group of coworkers for a national conference and was pleasantly surprised with our accommodations. The communication with our host, Will, was perfect. The house was clean and comfortable. We were able to easily navigate around our area and get to and from our conference location with public transportation and Lyft. Our group would definitely recommend staying, and if in town again, rebook at this property!
Will's house is great and spacious. We are a family of 5 and it felt like we had tons of room. It was a great home-base for all the sightseeing we did over a holiday week. Will is also extremely responsive with any questions you might have. Highly recommended!

I recently stayed here with my parents, husband, sister and my two adult children. The location to downtown DC was great. Parking is a bit stressful as there is not a designated spot. The outside areas were not beautiful and kept up like the pictures portrayed. The front yard and walkway are completely overgrown and need to be cut back and trimmed/mowed, etc. The adorable little courtyard pictured was full of garbage and unusable. There was a leak in the basement and the downstairs guests had to spend time mopping up water a few times a day (we did not report this to Will because it seemed the issue was known and we preferred not to have someone in the house working on the issue while we were away). This house slept the 7 of us comfortably but I'm not sure you could sleep 12. I think anymore than 9 guests would be a stretch (unless you have small children who wouldn't mind a futon/couch). The living room furniture was not at all comfortable so if you're planning to watch football or family movies this is not the place for you. The Keurig and all the flavored coffees were great and appreciated. The kitchen was equipped with everything we needed. We did run out of linens and had to wash towels a couple times during the week. Will was very responsive and easy to communicate with. Overall, if you're looking for a large, clean home convenient to downtown, this is a great spot.

The house was enough room for the 12 of us and the property manager couldn’t have been nicer/faster at responding to our questions. He even went as far as to call to
make sure a couple things were resolved. The only issue is that our family had 3 cars and the parking situation wasn’t the best around the property.
We really enjoyed this property. It was located within a few miles of everything you want to see in D.C. The outdoor area was very nice, we enjoyed sitting out there at night. The 2 upstairs bedrooms were really nice and so was the bathroom. The basement sleeping area was nicely suited for children. Thanks again!
