Location: Seaside Breeze truly lives up to its name, sitting directly on the beach at Johnson Bay—a peaceful cove tucked within Coral Bay on the southern shore of St. John. Just steps from the villa is a small, reef-protected sandy beach, ideal for swimming, snorkeling, and a variety of water activities. From the property, you’ll enjoy beautiful views across Coral Bay toward the east end of St. John, with the British Virgin Islands and Tortola’s 1,700-foot Mount Sage rising in the distance.

Facing east, Seaside Breeze enjoys abundant sunshine throughout most of the day, with the pool, sun deck, and beach all perfectly positioned to capture the light. Trade winds are gently moderated by the surrounding landscape, creating calm, pleasantly cool conditions that are ideal for outdoor living.

Johnson Bay is home to only four beachfront villas, offering a rare sense of seclusion. Living & Dining: The air-conditioned great room at Seaside Breeze is both striking and inviting, featuring a dramatic 30-foot cathedral ceiling, oversized trapezoid windows at the front and rear of the home, and expansive white coral stone floors. The result is a bright, open space that is as comfortable to live in as it is beautiful to admire.

The living area is located on the left side of the great room and opens directly onto the deck. It is furnished with a 50-inch streaming TV, surround sound, and a Bluetooth-enabled stereo system with eight zoned speakers positioned throughout the great room.

Seaside Breeze offers multiple dining options to suit any occasion. The main indoor dining area sits on the right side of the great room and opens to the pool deck. A gas BBQ grill is conveniently located just outside, close to both the indoor dining table and the outdoor deck dining area. An additional dining table is located in the center of the great room, while a mahogany bar adjacent to the kitchen provides seating for six.

Kitchen: The kitchen at Seaside Breeze is clean, modern, and thoughtfully equipped for preparing, breakfast, lunch, and dinner. If cooking isn’t on your agenda, the space is equally well suited for a private chef to prepare memorable dining experiences.

Featuring mahogany countertops and stainless steel cabinetry, the kitchen is fully stocked with cookware, dinnerware, and essential kitchen tools. Stainless steel appliances include a cooktop with oven, a refrigerator/freezer, a microwave, toaster oven, blender, and coffeemaker, along with a variety of small appliances. For added convenience, a washer and dryer are also located within the kitchen area.

Bedrooms: Seaside Breeze features four comfortable bedrooms, each equipped with air conditioning and a 42-inch TV. The primary master suite is located on the main level and includes a king-size bed and a private bathroom with a tiled shower.
The remaining three bedrooms are situated on the upper level and are accessed via an interior staircase. A second master suite offers a king-size bed and an en-suite bathroom with a tiled shower. The two additional guest bedrooms share a full bathroom; one is furnished with a king bed, while the other includes two twin beds.
