*THE COTTAGE*
Spacious Rosehill Cottage has three bedrooms and three full bathrooms, including a main first floor riverfront bedroom with king bed, secondary first floor riverfront bedroom with queen bed, and large upstairs room with two full beds and a pullout couch. Note: the upstairs room has an exterior entrance off the living room.
Downstairs, the fully stocked kitchen opens up to a breakfast area where you can sip your morning coffee while taking in stunning river views.
Then, stroll through the open, airy space to the cozy living room with those sweeping views of the river, a front sitting area for a sunset read, and a dining area that seats 8.
If you're looking for a spot with strong wifi to work remotely, this is it! Take your meetings while looking out at the river or head upstairs to the 'office' with a desk and a Zoom-ready background.
Outside, you'll find adirondack chairs, a picnic table, and a Solo stove fire pit overlooking the Rappahannock River, steps leading into the river with two kayaks, a darling rose garden in full bloom, and even a white picket fence for corralling small children and those furry family members. Additionally, from mid-May to fall a private pool with a sun deck. The charm here is unrivaled –– Rosehill Cottage is your hideaway on the river.
*EXPLORING VIRGINIA’S RIVER REALM*
If you're unfamiliar with the area, we're located in Locust Hill, right down the road from Urbanna, where you'll find small town dining and shopping –– as well as the heralded Urbanna Oyster Festival (we’re in oyster country!).
We're also just a quick drive from the Northern Neck, Irvington, White Stone the Tides Inn, and, our favorite restaurants in the area, Merroir and Adrift. Deltaville, Kilmarnock, Mathews, and Gloucester are all also within 20 minutes. If you're the antiquing sort, this is your region. Reach out and we'll give you recs –– Heather doesn't want to reveal all her sources here ;)
For history buffs, you’re an easy day trip to Williamsburg, Yorktown, and Jamestown.
This is where you’ll enjoy a slower pace of life on the “rivah,” and where guests often come from DC (2.5 hours) and Richmond (1 hour, 15 minutes) to escape busy city life.

Hi! We’re Adam and Heather, your hosts at Rosehill Cottage on the Rappahannock. Heather is a Richmond native who grew up going to the river with friends and family, and, from the first time she took Adam, an Austin, Texas native, he fell in love with the small towns along the Rappahannock River and Chesapeake Bay –– that's how we ended up here at Rosehill Cottage.
When we’re not at the river, we live in the Capitol Hill neighborhood of Washington, DC.
Why they chose this property
A Rosehill Cottage Story
Rosehill Cottage on the Rappahannock is our dream home. When we drove up to this cottage in Summer of 2021 and laid eyes on its white picket fence and rose garden, we were instantly in love. As we opened the front door and saw the sweeping view of the Rappahannock River, that was it. We made an offer that afternoon and, after several months of renovations and more Facebook Marketplace pickups than we can count, here we are.
Our hope now is to bring this special place to others.
The History of Our Home
From what we’ve learned from neighbors, there was an original structure on the property dating back to the early 1900s, perhaps a caretaker’s house for a nearby farmhouse. In the 1990s, the house was gutted and added onto by an older couple that we hear loved the house as much as we do now — and they put an incredible amount of care into the rose garden that inspired the name of our home.
When we bought the property in 2021, we set out to not only renovate the home, but add in character that we felt would honor its sense of place on the Middle Peninsula of Virginia. We’re delighted to take you along on this journey.
What makes this property unique
We’re so thrilled to welcome you to Locust Hill, Virginia! Rosehill Cottage is located in a small town on the Middle Peninsula of Virginia, just a hop, skip, and a jump away from Urbanna, a just ever so slightly larger town that’s renowned for its annual Urbanna Oyster Festival. We’re also across the bridge from the Northern Neck, which includes Irvington, a town known for the famed Tides Inn.
Many of you who are from Richmond and surrounding cities in central Virginia know the Middle Peninsula and the Northern Neck well, but, for our guests coming from Washington, DC and elsewhere, this may be an area that’s new-to-you. Because of that, we want to make sure we share the beauty, vibrancy, and incredible reasons to spend time here.
