Spacious Rosehill Cottage has three bedrooms and three full bathrooms, including a main first floor riverfront bedroom with king bed, secondary first floor riverfront bedroom with queen bed, and large upstairs room with two full beds and a pullout couch. Note: the upstairs room has an exterior entrance off the living room.
Downstairs, the fully stocked kitchen opens up to a breakfast area where you can sip your morning coffee while taking in stunning river views.
Then, stroll through the open, airy space to the cozy living room with those sweeping views of the river, a front sitting area for a sunset read, and a dining area that seats 8.
If you're looking for a spot with strong wifi to work remotely, this is it! Take your meetings while looking out at the river or head upstairs to the 'office' with a desk and a Zoom-ready background.
Outside, you'll find adirondack chairs, a picnic table, and a Solo stove fire pit overlooking the Rappahannock River, steps leading into the river with two kayaks, a darling rose garden in full bloom, and even a white picket fence for corralling small children and those furry family members. Additionally, from mid-May to fall a private pool with a sun deck. The charm here is unrivaled –– Rosehill Cottage is your hideaway on the river.

If you're unfamiliar with the area, we're located in Locust Hill, right down the road from Urbanna, where you'll find small town dining and shopping –– as well as the heralded Urbanna Oyster Festival (we’re in oyster country!).
We're also just a quick drive from the Northern Neck, Irvington, White Stone the Tides Inn, and, our favorite restaurants in the area, Merroir and Adrift. Deltaville, Kilmarnock, Mathews, and Gloucester are all also within 20 minutes. If you're the antiquing sort, this is your region. Reach out and we'll give you recs –– Heather doesn't want to reveal all her sources here ;)
For history buffs, you’re an easy day trip to Williamsburg, Yorktown, and Jamestown.
This is where you’ll enjoy a slower pace of life on the “rivah,” and where guests often come from DC (2.5 hours) and Richmond (1 hour, 15 minutes) to escape busy city life.

The area's natural beauty can be seen at Holly Point Nature Park and Urbanna Historic District, while Middlesex County Museum and Steamboat Era Museum are cultural highlights. The home was beautifully decorated with thoughtful extras like a s'more kit, plenty of towels, crab mallets, and at least five ways to make coffee... The views were wonderful and peaceful. The hosts were very responsive. We all said we would stay there again.
We had a wonderful time at Heather's cottage on the Rappahannock. Beautiful views, comfortable spots to relax and recharge, and a great spot for time with our family.
What a delightful retreat!!! From the moment we walked in and saw the water from the "wall of windows", we knew we had found a great place to spend a few days. Rosehill Cottage is beautifully decorated and offers all the amenities for a wonderful stay. Heather was so helpful and offered suggestions for shopping and eating. Communicating with the owners was exceptional! Don't delay - a must place to stay!

Loved the house and loved the area. The house reminded us of Williamsburg and the views were spectacular. We enjoyed the little extras Heather provided. We were able to venture out to sweet small towns and find interesting places to shop and .All in all we’d say it was a wonderful stay and we hope to return.
Location is everything and this place checked all the boxes. You walk in the door to the most spectacular view of the River. It’s clean, quiet and comfortable. The quaint surrounding towns had wonderful restaurants and we followed the owner’s recommendations and had a few amazing meals. The kitchen was well stocked which made hosting Thanksgiving dinner easy. The owner were very friendly and responsive. Highly recommended this beautiful cottage.
Our stay at Rosehill Cottage was nothing short of perfect. Everything, and I mean everything was incredible from the view to the furnishings to the kitchen which was a cook's dream come true. The beds are incredibly comfortable and the house was spotless. Heather was so helpful and prompt in her replies to the few questions we had. The family is already requesting to return in 2024.
Our family of four adored our stay at Rosehill Cottage! It was even better than the pictures. The large living/dining room has a huge wall of windows overlooking the river. The kitchen is bright and beautiful, obviously getting some recent updates. On each side of the main room, you’ll find a cozy bedroom and attached bathroom, each with their own river views. You do have to leave the house to get up to the adorable upstairs space, which is bright and cheerful with skylights and distinctive floral wallpaper. The pool water was a bit too cool for us to enjoy it in late May (we tried!), but I could imagine it being a fantastic place to spend some time later in the summer. Of course, the real draw of this home is the expansive river view. The home is obviously well-loved to boot. Heather was very responsive and made us feel welcomed. We hope to return for another visit! Thank you!
It is so hard to find a wheelchair accessible vacation home! This home was perfect for my handicapped 87-year-old mother.
The fenced yard was perfect for our small dog. And the Solo Stove (fire pit) made sitting outside at night perfect!
The view was stunning. Watching the sun rise over the river through those large windows made every morning perfect! The cottage is adorable, nicely furnished and decorated. Everything feels crisp, fresh, and new. The linens and towels were luxurious!! The owners added so many nice details like binoculars for bird watching (A bald eagle visited us every morning!) Blankets for snuggling on the couch in front of the fire. Books and games. The kitchen is well stocked and the property owners made sure we had everything we needed!
I just wish I could come back in the summer so we could enjoy their beautiful swimming pool!!

Expansive River Views from an Updated Home with Vintage Charm
We had a wonderful October weekend stay at Rosehill Cottage. Heather was a great host and the house was impeccably clean, well stocked, and -- importantly for a rural area -- respectable Wifi! The expansive views of the Rappahannock river were gorgeous and certainly the main draw, but the house itself was just as notable with updated elements, comfy beds, and a fantastic design aesthetic with just the right amount of curated antique pieces. My husband and son braved the cooler waters and went kayaking, and we all enjoyed using the solo stove outside to roast marshmallows at night and stargaze. We ventured to Deltaville to check out the Deltaville Maritime Museum and then also went to Urbanna for dinner. Rosehill Cottage would truly make a comfortable home base for an adult group exploring small towns in the Middle Peninsula and Northern Neck.
Quick note for others with small children - the upstairs bedroom can only be reached via an outside staircase, so just FYI if you have kids who might go looking for their parents in the middle of the night ;-)
Our family typically goes to the beach for our vacations, but this year we wanted to try something different and also limit our commute, so we decided to take the short drive to the Locust Hill area from Richmond. I've been to this area several times to go on fishing trips with friends, but my family had never been here. I told them it was a great place to visit (and live) and we should take advantage of such a beautiful place right here in VA. Thanks to Heather and Adam, I didn't fail at planning the summer trip this time! My daughters, who are both in middle school, loved the pool, the views, paddle boarding and going to the local shops in Urbanna. My wife who just wanted to relax and read, did so in the dining area with the large windows and in the backyard by the river. She enjoyed the views as well as the fact that she got to bring her favorite companion on the trip (no not me) our dog Lilac. The fenced in yard was perfect for our dog. I enjoyed cooking out on the grill, running up to J&W seafood for clams and the Rivah dip, and fishing off of the shore. I was able to catch 40+ fish in just in a few days! The trip was one of the best we've had and Heather and Adam were by far the best host. I highly recommend this home to anyone who loves nature, water views, and relaxing in a beautiful home.
We have rented many vacation homes and this charming cottage was the most pleasant surprise. Heather and Adam have created a beautifully designed and comfortable space to have a relaxing getaway.
We spent 5 days with family at Rosehill. Two were in their 90's with some mobility issues. There was an entrance they could use that had no stairs---wonderful! And also a main floor walk-in shower---perfect! We all enjoyed sitting in the warm sun in the Adirondack chairs by the water, it was heaven!
The house was spotless, very well appointed and felt like home. Every single member of our party was impressed with this rental (whew! as I am the one in charge of finding where we will stay each time we travel together)! Everyone said they would be happy to return here.
It's a peaceful area. We walked the beautiful yard looking at the rose garden and investigating the pool (a bit chilly for that when we were there). We drove into Urbanna searching out fresh shrimp we needed for dinner that night. Used the grill---not the kayaks (next time!) Ate lunch in the sun by the lovely river. Discovered pour-over coffee-so fresh! Rosehill makes you feel like you have a bit of time to do whatever you wish!
It's a special place they have made and I don't think anyone could regret visiting it.
We had a lovely stay right before Christmas - the house is beautifully decorated and had everything we needed. Since it was winter season, we did not get to use the pool or see the roses in bloom but I would love to come back in the spring/summer.
The hosts were readily available and quick to answer questions and give restaurant recommendations.
We definitely want to come back to this house - it was the perfect size and location for our family (dog included)!
It was a unusually warm November weekend. Lots of sun calm winds. We enjoyed fire each night with great family conversations. The house was so comfortable and inviting. Completely equipped with everything needed. The view was beautiful at night and during the day. We would highly recommend this property to anyone who needs a mini vacation or even a week long stay.

We had a wonderful time staying at Rosehill Cottage. The house is beautifully decorated and very comfortable. Views are gorgeous! Would love to stay again.
This cottage was more than we had hoped for! The sunsets and sunrises were breathtaking. The expansive river views may be seen from all the bedrooms and in the dinning and living rooms. I couldn't stop looking. A feast for the eyes. We loved watching the ospreys making a nest and the American eagle. Many herons and other beautiful water fowl.
We brought a telescope and looked at the stars, very little light pollution, here.
The men went to the local tackle shop and got blood worms and really enjoyed fishing. They actually "caught" some blue crabs, spot and other fish. They did catch and release.
The beds were very comfortable, water pressure was great!
The house was very clean and tidy. The only problem was moldy dishwasher, which we think was an accident from the former tenant leaving standing water inside and closing the door. Humidity caused the rest. The bath rooms and pool were extremely clean.
We would love to return to this wonderful cottage!
Amazing riverfront views with ample space! Pool is a gem and provides a peaceful oasis on this private lot. Owners have done a great job curating this home - we can't wait to come back!
Stayed here recently for a girls getaway/birthday celebration. The house was beautiful and the view is unmatched! Super easy check in / out process with easy to use key pad lock. The pool was clean and fun just right for us to relax by. Once your done poolside you can still feel zen because the house’s view of the river is amazing. The house was very clean & tidy and was very nicely decorated just gorgeous in & out! Had some dialogue with owner beforehand and she was always very responsive and kind. The whole experience was great, will definitely return in the future!!

Hi! We’re Adam and Heather, your hosts at Rosehill Cottage on the Rappahannock. Heather is a Richmond native who grew up going to the river with friends and family, and, from the first time she took Adam, an Austin, Texas native, he fell in love with the small towns along the Rappahannock River and Chesapeake Bay –– that's how we ended up here at Rosehill Cottage.
When we’re not at the river, we live in the Capitol Hill neighborhood of Washington, DC.

A Rosehill Cottage Story
Rosehill Cottage on the Rappahannock is our dream home. When we drove up to this cottage in Summer of 2021 and laid eyes on its white picket fence and rose garden, we were instantly in love. As we opened the front door and saw the sweeping view of the Rappahannock River, that was it. We made an offer that afternoon and, after several months of renovations and more Facebook Marketplace pickups than we can count, here we are.
Our hope now is to bring this special place to others.
The History of Our Home
From what we’ve learned from neighbors, there was an original structure on the property dating back to the early 1900s, perhaps a caretaker’s house for a nearby farmhouse. In the 1990s, the house was gutted and added onto by an older couple that we hear loved the house as much as we do now — and they put an incredible amount of care into the rose garden that inspired the name of our home.
When we bought the property in 2021, we set out to not only renovate the home, but add in character that we felt would honor its sense of place on the Middle Peninsula of Virginia. We’re delighted to take you along on this journey.
What makes this property unique
We’re so thrilled to welcome you to Locust Hill, Virginia! Rosehill Cottage is located in a small town on the Middle Peninsula of Virginia, just a hop, skip, and a jump away from Urbanna, a just ever so slightly larger town that’s renowned for its annual Urbanna Oyster Festival. We’re also across the bridge from the Northern Neck, which includes Irvington, a town known for the famed Tides Inn.
Many of you who are from Richmond and surrounding cities in central Virginia know the Middle Peninsula and the Northern Neck well, but, for our guests coming from Washington, DC and elsewhere, this may be an area that’s new-to-you. Because of that, we want to make sure we share the beauty, vibrancy, and incredible reasons to spend time here.
