EXTERIOR
Out front, there is a large, roomy, screened-in porch with plenty of seating. Wash off after a day at the beach in the
outdoor shower, then try the gas grill for cooking your catch of the day. The landscaped backyard features attractive outdoor lighting and a new heated pool shared with the upstairs renters. There are two parking spots assigned for
this property. Stroll down to the end of Pine Avenue (0.3 miles or 6 minutes) and grab the free Island trolley to venture farther afield. For fishing and dining, Coquina Cottage is in between and a short walk (0.3 miles or 6 minutes) to the Rod and Reel Pier and Anna Maria City Pier. It is a pleasant 9-minute walk (0.5 miles) to Bean Point.
INTERIOR
The keyless front door leads into a combined dining and living area with a generous amount of comfortable seating. The living room includes a large TV with cable, wifi, and landline telephone, as well as a sleeper sofa. The small kitchen is fully equipped but without dishwasher, and leads to a laundry / utility room with side door and second
keyless entry access. The single bathroom contains a combined shower / tub. The master bedroom has a plush king bed, while the second bedroom has two plush extra-long twin beds. This property welcomes any day arrival and short stays for the months of mid-August through January. Other months require manager approval for non-weekly rental. Coquina Cottage is pet and smoke free. Please keep in mind that you are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property. Quite hours and pool is closed at 10pm.

This property welcomes any day arrival and short stays for the months of mid-August through December. Other months require manager approval.
The pool heat is included in your stay for reservations between October to April. Pool heaters in private homes are locked for your safety and controls must not be tampered with as they are monitored by the pool company. 86° F is the highest heat temperature setting which might not be always reached. Please note if cold days and nights occur, water temperatures will drop and may stay cooler longer. Pool heaters will not operate and will automatically shut down if outside temperatures get too cold. While we take every precaution to ensure that pools are heated as specified, weather conditions may affect the temperature of the pool. Nothing can be done about this issue. Outdoor spas are not hot tubs and require heat at the additional cost. The temperature of a spa is typically set at the same temperature as the pool. In the event of pool equipment malfunction during your stay, Duncan Real Estate will expedite repairs as quickly as possible. It may be necessary to close swimming pools for maintenance purposes. No refund or rent adjustment will be made for circumstances beyond our control, malfunctions, or loss of use of equipment or amenities.
