The kitchen comes stocked with everything needed to fix a meal. Our kitchen was missing coffee cups when we arrived. I called the front desk to let them know. Within minutes, they brought us clean mugs. There are several great restaurants near by. We ate at Roccos, Jose's Mexican Restaurant and Another Broken Egg Cafe throughout our stay. All excellent and reasonably price choices. All other meals we fixed in our room.

Suites were very clean and the beds were super comfortable. The playground has been updated so that was a nice surprise! The outdoor pools are heated and there was a lot for the kids to do. Check in involves an attempt to get you to sit through a time share presentation without saying that’s what it is. But the listing is very clear about that, just tell them you’re not interested and ignore their subsequent phone calls. We had an issue with one tv not working and they came and fixed it quickly. Great location and communication from the host. Would definitely stay again!

It was a great weekend getaway. The unit was nice and clean, there was so much space and amenities, like two kitchens and two washer/dryer units. There are two entrances to the unit so you can have privacy in the main suite. I have no complaints whatsoever and I will book again. There is so much to do on the property, however we decided to just have a nice quiet stay and enjoyed the restaurants in the area. 10/10 totally recommend.

Great place for kids. The timeshare element was annoying but easy to avoid. NOTE: There is a HIDDEN required resort fee that is not disclosed in the listing. I reported this to Vrbo but I don't know if it was taken seriously. If I had known the resort fee upfront I wouldn't have changed my interest in the place -- it's great -- but it's shady to hide these things.

Beautiful, clean property

This property was spacious, clean and beautifully decorated. We arrived Memorial Day weekend so everything was open on the resort property such as the pools and the game room. My family and I had a great time!

Appreciate the responsiveness when we had to change reservation dates. Resort is conveniently located and has a lot of amenities for families to enjoy. Condo was clean, comfortable and just as advertised. I would stay again.

Beautiful timeshare

So much to do for the smaller kids at the timeshare. Place was very safe and the kids had souch to do... And minutes from Busch Gardens.

Great for families!

This property is centrally located, close to dining, activities, shopping, and Busch Gardens/Water Country. Plenty to do on site too! Multiple game rooms- FREE!, indoor and outdoor pool, mini golf, and family friendly activities. Rooms were well equipped for larger families and cooking in as well. We are a family of 6 and this is the 3rd time we’ve stayed at this resort and it never disappoints.

Great family-friendly resort

Kingsgate was a great option for our 3 generation family to stay while in Williamsburg. It’s centrally located with lots of good restaurants nearby. The resort is a little dated but they’re working on renovations. Pools and arcade were a hit - lots of things to do. Owner was easy to work with. Very little pressure to do timeshare presentation - but they will suggest it.

I had to clean the Units.Ryan the On-call Manager was notified of the condition of the Units. He gave us an extra night.My Family would like to come back next year for a Family Reunion. I would request a New Unit or one that has remodeled.

Spring break

We were very impressed with the property. The staff at the resort was very accommodating and the check in process was very easy. The resort itself was very nice, we enjoyed listening to the music by the pool and my kids enjoyed playing the free games in the arcade. One thing to keep in mind was the outdoor pool was very hot- we did go in April but the temps were in the mid 70's and the pool temp felt hotter than that. We would definitely stay here again!

The location was really close to everything. Resort was nice. Had cute events, movies and a great pool. The room was good, could use some major cleaning or updating. The blue carpet up the stair well looked like it hasn’t been deep cleaned in awhile. The rooms, while nice could have used a bit more attention. Overall it was nice and would recommend to families traveling.

Relaxing Retreat

Our stay in January was absolutely perfect! We are very familiar with this resort and it never disappoints! The pools were heated, inside and out! Lots of activities to enjoy within the resort and in the surrounding area! Everything was very peaceful and relaxing, exactly what we needed! We will be back!! The only con is the $250 holding on your card when you check in, it is refunded if you don’t damage anything, but it’s definitely something to plan for in advance.

The only comment I have is that I did not realize that the two sofa beds were in two different units. This caused some readjustment of sleeping arrangements. Perhaps this could be communicated clearer. Other than the fact that we had ants everywhere in the kitchen, it was a great stay

Busch Gardens Adventure

The staff was super friendly, knowledgeable and helpful. The room layout was great as were the items provided for our use (full kitchen and dishwashing/laundry needs. The bathroom door stuck in our unit in the larger room with king and ensuite bathroom to the point I couldn't get out without.myhusbands assistance. There was mold on the base of the wall in the bathroom as well and the slider was almost immovable to the blacony. Otherwise our trip was fantastic we loved the. Space and property amenities.
