Pros- close to beach, king bed, full fridge, kitchen well stocked with all utensils and bowls, plates, etc., full size coffee pot, 1 roll paper towels, sponge & small dish soap, bath had new roll of toilet paper and a small pakagr of toiletries, great water pressure, large TV in living room & bedroom & cable worked great, patio with pool view, next to Walmart, gated community, pest control prior to arrival, washer and dryer in unit, plenty of parking close to unit, lots of restaurants close by.Cons-difficult to locate gated entry because office was on the main road and gated entry was on a different street, dead roaches in living room & laundry room when we arrived, the bed had 2x4 boards under the mattress I could feel so I barely slept, carpet in bedroom had tons of stains, couch has stains on the arms, bathroom mirror has water damage, hot water runs out quickly, bathroom has poor lighting, noise from pool area (sleep sounds worked well to cover it up), curtains had many stains, no coffee or coffee filters for the coffee pot, wall dents, scratches, and old water damage, throughout the unit, shower curtain had snagged areas, blanket for bed (in closet) had holes, furniture is old and had multiple scuffs and chips, additional 40 parking/resort fee not included in the price.

The condo was supplied adequately. The pool and amenities were good. The bathroom is dimly lit however great water pressure. The fold out couch was okay for kid's however adult's would have been uncomfortable. Need to lose the carpet in the bedroom. Other than that good location for our needs.

When we first arrives it was late but it looked like the pictures. Getting the parking pass was a bit of a hassle. But otherwise easy to check in. The first morning we went to the store and when we came back and went to throw something away in the laundry room there was a giant roach! Grossed out, I called the number they gave and they said they would have someone come and check for more, we were there the whole day, kids and pool is always a good thing. Went about the day didnt see anything else. Tried to shower but there wasnt adequate lighting in the bathroom and the hot water lasted maybe 5 mins beforenit started going cold. Next morning we wake up and found a smaller roach in the kitchen on the floor and then a second in the pan i was washing, that I had just used. Then we go into the master closet looking for something and there was 3 more giant roaches. So we decide we cant stay here anymore. We call them back and they said we had to wait for their manager to get a refund. We end up going to a park down the road while we wait. Hours go by and nothing, we call back and get the same response. It is going on 4 and we need to figure out our next move. I end up calling Vrbo and after communicating with them they start texting my husband. Bad customer service and roaches is not a good combo. And after we left they placed it back up but for way more than we paid a night. Be careful!!

The Dawn is a beautiful property.

This unit was decent, but lacked extras that other units have included. The bed was very comfortable though. I bought some hangers and left them there. Note that you’ll need to bring your own pool towel(s).

Pick another Unit in the complex

We stayed at this condo facility with a group of 5 other families in 6 different units, so we saw several to compare with. There was normal “beach wear and tear” wood warp, paint chipping, rust, etc. everywhere but is perfectly normal and acceptable when at an older beach complex. However, unit 813 was disgusting and not even comparable to the other units. I wish I could add pictures to show people, and we even had some of the other families come take a look to make sure we weren’t being ridiculous. Since we were there for a soccer tournament and my husband didn’t arrive till midnight we stayed one night and then got a hotel for the next day. Quick list of issues below: 1. Carpet has stains everywhere (one of which looked like blood), 2. Grout hasn’t been cleaned once since it was built. 3. Stains on curtains, 4. Bed bugs or mites???we didn’t see any but all family members itched severely through the night, all night long. (None of us were at the beach at any point, this was our arrival day) 5. Bathtub was so clogged with hair that it wouldn’t drain, so you stood in 10” of water while you showered. Plus side is the complex was nice for an older property, plenty of parking and the other families enjoyed their units. If they would use some draino, hit a deep clean, spend about $1000 to replace carpet and change the drapes, this place would be more than acceptable for the money.
