- GUEST ACCESS -

The entire property, both houses plus the pool are yours to use privately during your stay and is not shared with any other renters. Host does not live on the property but will be available 24/7 during your stay by text or message.

There is a private driveway for parking plus plenty of street parking.

- THE NEIGHBORHOOD -

Rolling hills with avocado groves, citrus orchards, flower fields and oak trees surround Fallbrook, which is known for its Mediterranean climate and its local status as one of the Friendliest villages. Lots of great wineries, venues and quaint restaurants near by.

- Santa Margarita River trails are 5-10 mins away.
- Fallbrook Winery is a 5 minute drive down the road!
- Temecula wine valley is 20 min away.
- Oceanside beach and harbor are 30 min.
- Grand Traditions venue is five min away .

OTHER DETAILS:

- PETS -
Please inquire before bringing pets. 1-2 dogs are allowed for a fee of $100. If you have more than two (3 max) the fee is $150. No cats or other animals please. We request that pet owners clean up after their pets themselves during their stay, both waste and any hair on furnishings. An additional fee will be charged if poop, urine or excessive hair is found on the property or if any landscaping, rocks, plants, lights are destroyed by the animals.

- EXTRA GUESTS -
Our listing maximum is 16 guests. The house can sleep up to 19 guests with the roll away cots and pull out beds. For additional guests (more than 16) a $50 fee per guest will be charged. Please inform the host of your total guest count.

- SMOKING -
Smoking, vaping, drugs, weed and excess use of alcohol are strictly prohibited, especially inside of the homes. If guests must smoke cigarettes, please do so outside, away from any open windows, and ash in appropriate containers to throw away.

Absolutely NO fireworks, wood burning fire pits, or anything flammable on the property is allowed.

- NOISE -
Please remember you will be staying in a residential neighborhood, not a hotel. We strictly prohibit loud parties, excessive noise and outdoor music, and all outdoor noise come to an end by 10pm. A warning will be given if any complaints are made and if repeat noise complaints occur, you will be asked to leave.

- EVENTS -
The entire property can be used to accommodate small private events, such as reunions, intimate weddings, rehearsals, retreats, etc.

We ask that parties or events do not go later than 10pm, and all loud voices and outdoor music are quieted after this time. Currently we limit the number of guests to 50. Guests are responsible for any additional furniture needed and for all of the clean up after the event. Our cleaning crew is not equipped to clean up after large events, so all trash and food must be disposed of in the appropriate bins, and trash tightly tied up in bags to avoid bugs and rodents. Any spills / food stains on furnishings must be cleaned up by guests immediately to avoid additional cleaning fees.

The guests on the booking take full responsibility for any damages made to the property by any of their guests. The same rules and liability waiver applies to event guests. These additional "event guests" are not allowed to stay overnight at the property. Only the number of guests on your booking are allowed. Event guests must vacate the property by 10pm. Absolutely NO SMOKING allowed at events in the house or backyard.

Daily event charges range from $300-$1000, on top of the nighty stay, depending on the type of event and number of guests attending. Pease contact the host for an exact quote.

- MAINTENANCE -
Service maintenance people are permitted to access the property to do their weekly duties. Guests will be notified in advance when gardening and pool cleanings will take place during their stay.
