Family Perfect 6 Bedroom Home with Game Room

Our newest home is perfect for large groups and families looking for lots of space to spread out. Our home features a giant open concept kitchen with brand new everything. We have a large 8 person dining room table, 4 person kitchen dining table, and counter seating for serving large meals.

The front door opens into a roomy living/kitchen/dining area which will become the main hang-out area. The living room has lots of seating and a 55 inch smart TV with Roku. The kitchen includes lots of cooking gear and a nice array of spices & oil. A coffee maker, filters, and coffee are provided. The living room has a large vinyl collection and a record player. There are enough plates, glasses, bowls, and silverware to serve 6. There are four bedrooms and two bathrooms located in the home.

Outdoor Space: The patio on the back of the house has two picnic tables with lots of seating and string lights to use at night. We suggest enjoying a meal or beverage outside since the weather in Atlanta is pretty nice most of the year. Feel free to bring a croquet set or a ball to throw around.

Parking: There is a driveway with 6 parking spots that you may use at all times. Additional cars will have no trouble finding free street parking.

Guests will have access to the entire main level of the home. Guest will not have access to the basement with its own private apartment.

We live down the street and can be contacted through the VRBO app or our cell phone. Our property manager Michael has access to our VRBO messages and is available for anything you may need before or during your stay.

***Accurate guest count is required by VRBO and our insurance. Please make sure when you book the house you enter the correct number of guests including all those that will be staying overnight or visiting. For example, if you plan on 6 people staying overnight and 2 people visiting during the day, the guest count is 8 people. If you have questions about this policy, please send us a message before you book.

***Please note a $300 pre-authorization hold (not a charge) will be placed on the credit card used to book your reservation 24 hours before check-in. This hold will be released after your stay, provided there are no damages or additional charges. Once the pre-authorization is successfully processed, we will send check-in instructions to the phone number associated with your VRBO account.

1, Please make sure the number of guests in your reservation is accurate. A guest is defined as any person who visits the property for at least 5 minutes. Additional visitors not included in the reservation must be approved in advance by host. Unapproved guests are subject to a $50 fee per person and/or immediate cancelation of remainder of reservation without refund.

2. Events, weddings, and parties are prohibited. If you are not sure your reservation qualifies as a party or event, please reach out to us and explain what you are trying to do and we can determine if its possible to host your event. Good communication is key.

3.SMOKING IS STRICTLY PROHIBITED. $500 smoking fee

4. If available, early check-ins must be preapproved and are an extra $25. Late Checkouts must be pre-approved by hosts. Unapproved late checkouts subject to $350 fee.

5. Please remove makeup before getting in the beds.

6. No matter what the package says, flushable wipes or anything besides toilet paper and human waste should never be flushed down toilets.

7. We provide a gas grill, but guests are responsible for providing their own propane and cleaning the grill after each use. If the propane tank is empty, you can exchange the tank at local gas stations between $20 and $25.

8. Guest must provide a copy of their Driver's License or Passport to host after booking so we can confirm your identity.

9. Glitter and confetti are strictly prohibited. Our cleaning team charges an additional $100 if they have to clean glitter or confetti.

10. Our cleaning team charge a $350 biohazard fee if they have to clean up any bodily fluids (blood, urine, feces)
