Why they chose this property
The 160 acres that make up the Lazy Easy are adjacent to an additional 4800 acres owned by Audubon of Kansas. The Hutton Niobrara Ranch Wildlife Sanctuary is a cattle ranch and wildlife sanctuary located along the Niobrara National Scenic River. It consists of spectacular scenery, including upland prairie, steep canyons, woodlands, and high bluffs that overlook meadows, marshes, and riparian forest along the river, which forms the Sanctuary’s northern boundary.
The Lazy Easy was purchased to provide housing options for those visiting the Hutton Niobrara Ranch Wildlife Sanctuary as well as provide additional cattle grazing income. The headwaters of Willow Creek are located on the Lazy Easy. The creek meanders through Hutton and our neighbor's property before it joins the Niobrara River.

What makes this property unique
The Lazy Easy has abundant native wildflowers and grasses, and provides ideal conditions for watching birds and butterflies. For example, Regal Fritillaries are being considered for listing under the endangered species act, but this large, colorful butterfly can be found at the Lazy Easy in summer. Birdwatchers can discover grassland and woodland species at Lazy Easy, or drive the rural roads looking for other species like Long-billed Curlew.
