A detached guesthouse shares the parcel but is separated by a privacy gate and may be rented separately.



The Space:

Welcome to Sunset, a spacious Boise North End retreat designed for families and groups who want room to gather, relax and enjoy one of Boise's most convenient neighborhoods.



This is the main home on a property that also includes a detached guesthouse called Little Sunset. The two accommodations can be rented separately or together through our Gathering Sunset listing.



When rented separately, a gate divides the two guest areas to provide privacy for both reservations.



THE MAIN HOME



Sunset accommodates up to 12 registered guests and features:

Additional flexible sleeping options are available for larger registered groups.



TWO LIVING AREAS



One of Sunset's best features is having two separate living spaces.



There's room for the family to gather together without everyone needing to do the same thing at the same time—watch a movie in one room, read or relax in another, or give the kids and adults their own spaces.



KITCHEN, DINING & COFFEE BAR



The spacious kitchen is fully equipped for preparing meals at home and includes a custom coffee bar and multiple dining areas.



Whether you're making breakfast before exploring Boise or settling in for a family dinner, the layout is designed to make group stays comfortable.



BACKYARD, GARDEN & PATIO



Sunset guests enjoy the main lawn, garden and covered patio area.



The garden may include seasonal herbs, fruits or vegetables available for guests to enjoy. Because it is a living garden, availability naturally changes throughout the season.



The covered patio, outdoor dining, fire pit and yard games create an inviting extension of the home during Boise's warmer months.



Please note that Little Sunset has its own separate fenced courtyard. When the guesthouse is rented separately, its courtyard is reserved for those guests.



NEW HOPE FURNITURE



Many of the unique furniture pieces throughout the home have been thoughtfully refinished by New Hope Furniture, a small local furniture-refinishing business operated by the property owners.



Many pieces have been restored and given new life right here in Boise. If something catches your eye during your stay, feel free to ask—select pieces may be available for purchase.



DETACHED GUESTHOUSE



A detached guesthouse—Little Sunset—is located on the same parcel.



It may be occupied by another reservation during your stay. The two guest areas are separated by a gate that normally remains closed to provide privacy for both groups.



Want the entire setup? Look for Gathering Sunset, which combines the main home and detached guesthouse into one reservation for groups of up to 14.



Guest Access:

Guests have private access to the Sunset main home and its designated outdoor areas, including the main lawn, garden and covered patio.



🔑 SELF CHECK-IN



The home offers convenient contactless self check-in using a secure keypad code provided before arrival.



🏡 DETACHED GUESTHOUSE & PRIVACY GATE



Please be aware that a detached guesthouse called Little Sunset is located on the same parcel and may be separately occupied during your reservation.



A gate separates the main home's outdoor area from Little Sunset's private courtyard. When the properties are separately rented, this gate normally remains closed and secured to maintain privacy for both reservations.



Please do not enter the Little Sunset courtyard or guesthouse unless your reservation is for Gathering Sunset and includes both homes.



🔒 GARAGE — NOT GUEST ACCESSIBLE



The garage is not included with your reservation.



It contains owner belongings and storage associated with the owners' small furniture-refinishing business, New Hope Furniture.



The owners may occasionally need to access the garage for business-related storage. This access is limited to the designated garage/work area and does not require entry into your guest living space.



Please keep garage access clear and do not attempt to enter the garage.



🚗 PARKING



Driveway and street parking are available for Sunset guests. Please park considerately and keep access to the owner's garage/work area unobstructed.



🗑️ TRASH



Garbage bins are located behind the gate area and are accessed from the Sunset driveway side of the property.



Please securely bag household trash before placing it in the appropriate bins.



The Neighborhood:

Sunset is located in Boise's desirable North End/Sunset area, offering a comfortable residential setting with excellent access to parks, Downtown Boise and outdoor recreation.



Nearby destinations include:



• Sunset Park

• Veterans Memorial Park

• Downtown Boise

• Hyde Park restaurants and coffee shops

• Boise State University

• Boise Greenbelt

• Boise Foothills and trail system

• Bogus Basin

• Restaurants, shopping and everyday conveniences



Sunset Park is just steps away, while Veterans Memorial Park is approximately a 10-minute walk from the property.



The neighborhood is residential and lived-in, so guests should expect normal neighborhood activity such as pedestrians, pets, vehicles, landscaping and neighboring residents.



Please help us maintain a good relationship with our neighbors by keeping noise and outdoor activity at respectful levels.



Getting Around:

Sunset's North End location makes it easy to explore Boise by car, bike or rideshare, with several parks and neighborhood destinations also accessible on foot.



🚗 PARKING



Driveway parking is available at the main home, with additional legal street parking available nearby.



Please keep the garage/workshop access clear at all times. The garage itself is not available for guest parking.



🚲 EXPLORING BOISE



Downtown Boise, Hyde Park, Boise State University, the Greenbelt and the Boise Foothills are all within convenient reach.



Bogus Basin is also easily accessible for skiing, mountain biking and year-round mountain recreation.



Interaction with Guests:

We want you to feel at home while still enjoying your privacy.



Sunset offers private, contactless self check-in, and our local management team is available through your booking platform's messaging system if you have questions or need assistance.



For the quickest response—and so everything related to your reservation remains documented in one place—we ask that reservation-related communication stay within the booking platform whenever possible.



If you discover something that needs our attention, please let us know as soon as reasonably possible during your stay. Photos are extremely helpful when reporting a concern.



We appreciate the opportunity to inspect and address concerns while you're still at the property rather than learning about them after checkout.



Please remember that the owners may occasionally access the separate garage/storage area for their small business. This does not require access to your private guest accommodations.
