Quite cul-de-sac location in suburbs of Hiram/Douglasville. Easy commute to everything needed. Large home that is dated but has plenty of room to spread out. Had pretty much everything needed for a nice family vacation.

The Dirty Dungeon
My wife and I travel all over the world and we use VRBO, Hotels and Resorts. This home was by far the worse encounter we’ve had with a private home owner using VRBO or its competitors.
Primarily, the home was filthy including feces on a toilet, ceiling fans packed with dirt & dust. In addition, a very old fish tank with dead fish and brown / green algae growth. Moreover, the thermostat was not accessible to the renter and the inside temperature was 79 degrees at 11:00 pm at night. In HOT ATLANTA? Not a good match for anyone!
For a family suffering from asthma, this was a death trap and we attempted to clean but quickly learned that it was a challenging task not deserving of the payment made. Within 30 minutes of our arrival, we left.
The owner was kind enough to reimburse a portion of the rental but was not willing to refund the full amount. He was careful to communicate by ell phone text and not in the VRBO portal. This is a risk because VRBO discredits all other communication outside of their portal.
We also learned that VRBO is nothing more than dispatchers and offers no recourse when you are faced with a tragic experience. They could have taken greater action.
We took a loss of $500 plus and then checked in to at a 5 Star hotel downtown.
My advice to all readers, avoid this rental! We have lots of pictures and will share them on various social media portals to hopefully make owners accountable for false advertisement.

As the owner of this rental property, I take full responsibility for your unfortunate recent rental and the experience you had with your wife. Nonetheless, I do not physically live in the state to check behind every rental but do have it cleaned after every rental. I find that your statements stating my home was “filthy”, “feces on a toilet” and “very old fish tank with dead fish” is frankly overstated.
When you initially arrived to my home, it was 11:00 p.m. at night. I was asleep but I let you in the door remotely . You quickly informed me that you need the WiFi which I provided. Then you stated the home was too warm for your liking, thus I adjusted it from my cell (which would take a half hour or so to adjust). Within minutes, you attempted to change the temperature to lower than 55 degrees! If you had asked how to adjust the temperature, like when you called for the entry code and WiFi, I would have let you know how to adjust it properly on your end.. You then informed me you had the same thermostat at your home and it was locked and you knew what you were doing. That’s was not the truth because your party removed the cover of the google thermostat which had you believing the air wasn’t working when in fact you had no clue how to use the thermostat correctly. I had to have both the AC serviced and the cover replaced, resulting in additional costs for myself. You then texted me with a picture of a washcloth with some dust, and stated you were unhappy with the cleanliness and would be leaving. This was within 30 minutes of your arrival. And immediately after you removed the thermostat from the wall in attempts to adjust the temperature again after you said your family is used to 70 degrees which I adjusted it to.
At the time of your stay, I refunded you your rental costs entirely, with the exception of the processing fee which is handled solely by VRBO. I attempted to reach you by phone multiple times, in which you were not answering or returning any of my calls. You then threatened to take legal action on the processing fee cost after I informed you apologetically that would need to be handled by VRBO. Of note, I communicated with you by text as it is the fastest and easiest method for us to communicate. It was you and your wife that seemingly would not speak to me over the phone to talk verbally about this matter. In addition you asked not to get Vrbo involved because you didn’t want to make a big deal about it and simply wanted your rental money back which I refunded you 100%. I’m a man of my word and to try and sully my business because of your lack of accountability and knowledge of thermostats is not good business . I will not be bullied or blackmailed by a review..
You further explained in your review that VRBO is “nothing more than dispatchers” that offer no recourse “with a tragic experience”. Respectfully, this was not a tragedy (i.e., a death, natural disaster, accident, etc., that is out of your control). This was your refusal to verbally work with me as the owner out of state who rents out the home you rented. To then try to discredit me as an owner on social media platforms and with legal actions is unfortunate, however, I am prepared to cooperate with any legal team that might want to support you in a civil suit of a $500 processing fee, when you received 100% of the actual rental cost.
My advice to you as a regular VRBO renter to be more communicative with owners if unhappy with a realistic time frame to provide a resolution, in addition to reaching out to VRBO regarding the processing fee. I apologize for your experience and hope you understand it was not intentional, or what you deem as false advertisement. I always and will continue to strive to provide a warm, clean and welcoming environment for renters to stay in temporarily while in Atlanta.
You can call my cell or on the VRBO portal to discuss if you want to work this matter out maturely and appropriately.
