Please note prior to booking there is a 25-age requirement to book this house. Person who books must be 25 at the time of booking & present during the entire stay. Please also, note everyone in the party must be 25 or older unless under 18 & accompanied by somebody 25 or older. This is strictly enforced. We do not allow 3rd party bookings. Failure to meet minimum age requirement of all guests upon check in guests will be evicted and will not be refunded for the stay. After booking a signed rental agreement & a copy of the person driver's license who booked will be requested. Rental Agreement & Driver's license must be sent back within 48 hours of booking to secure your reservation. If no signed rental agreement & driver's license is sent back within 48 hours guests forfeit reservation & will not be refunded.
This property does not allow Spring Breakers under 25 years of age. Please do not inquire asking if exceptions are made there are no exceptions made to this policy.
This house is dog friendly – 1 dog: 25 lb. weight maximum, with a $150.00 nonrefundable pet fee, being requested after booking, once you register the dog on the reservation. No puppies or cats. Absolutely no exceptions. Your pet is not allowed on furniture or beds and all waste must be cleaned up prior to check out. Additional fees will apply if waste is not cleaned up, damages occur, or extra cleaning is required by housekeeping. Your dog will not be allowed to use the bathroom in the fenced in pool area. Please do not allow you dog in the pool. Dog hair causes filters to clog. If you do you will be responsible for the trip charge for our pool tech to come out. Please keep your dog out of the pool. If the dog is left inside of the home alone the dog must be crated. If an emergency or maintenance issue were to arise our team needs to be able to access the home safely. Absolutely no exceptions. Failure to abide by these rules will result in additional charges.
No unregistered guests allowed in the property; violation of this rule will result in immediate eviction with no refunds given. We do not allow extra guests - including children of any age, we count heartbeats - and only allow the number of occupants, that the unit sleeps. This house sleeps 12 people max. Including visitors. No exceptions.
This property has a 4-car limit. Only 4 standard size vehicles will be allowed to park in front of the property at any time. No parking on the street or anywhere else but our driveway.
Please note we only provide a starter pack of Amenities, just to get you through the first night- One roll of paper towels, 1 toilet paper for each bathroom, 1 trash bag for each trashcan, 1 sponge for the kitchen, 1 cascade, 2 pods for laundry, 1 bar soap, 1 shampoo for each bathroom, 1 conditioner for each bathroom. We do not provide these items for your entire stay.
Check in is 4pm central on the day of arrival & checkout is 10am central on the day of departure. We do not allow early check ins. By booking guest agrees to wait to go to the property until the 4pm check in time or when you have been told by the office that the unit is ready. Failure to check out by 10am will result in additional charges. Check out time is 10 AM: if you are not out of the unit by 10:15 am, you agree to be charged 50.00 per half hour until all guests have completely vacated the unit.
Quiet Hours are 10pm to 8am – if security is called to your unit, management may evict without refund.
This is a nonsmoking unit. Evidence otherwise will result in a $300 fine & possible eviction without refund. You are allowed to smoke outside as long as cigarettes are disposed of properly. Failing to do so will result in a $300 fine.
This property provides a grill. All guests are required to clean the grill before checking out. Absolutely no exceptions. Upon inspection after your checkout if this has not been done you will be charged a $100 fee. Please be respectful & clean the grill after each use.
Failure to take out trash or excessive cleans caused from guest's additional charges will apply. The management company will have the right to charge the guest between $150.00- $300.00 for failing to abide by this rule.
For your protection & ours, we have a ring camera on the front door which records audio and video of the entrance. Do not tamper with or cover the camera. If you cover or tamper with the camera - you could be evicted & no refunds will be given.
The damage waiver included in the booking breakdown does not cover missing items. Examples: missing wristbands, missing beach towels, missing kitchen ware, missing linen, or missing parking passes. Guests will be responsible for paying for those charges.
There is a damage waiver of $69.00 included in the booking breakdown that covers accidental damages. The rate of $69.00 in the booking breakdown is for stays less than 27 days. If a guest books a 28-90 day stay the rate does increase for those reservations. Guests will be responsible for the difference in the price. Rates 28-59 nights will be a total of $280.00 for the coverage. Rates 60-90 nights will be a total of $450.00 for the coverage. This house had everything we needed for a great weekend getaway. The view from the top is great. The house is not too big and not too small. It was just perfect. Hosts are quick to respond to questions, and check in and check out was easy.

Upon entering there was a musty smell that lingered around the stairwell area our entire stay. However, the house appeared quite clean. There were a handful of dirty dishes in the cabinets which forced us to wash almost everything before we used it. We discovered the dishwasher soap drawer was not working properly. According to an old review, that has been the case for over two years. As long as you throw the soap pod into the dishwasher (as recommended) there is no problem. Check-in and check-out were both super easy. Communications was quick. We loved the proximity to the beach! An easy walk. The couches were quite comfortable for relaxing in the evening. Beds were adequate. Only one kitchen towel provided which.

House was wonderful. Great location. Directly across from beach access and the third floor balcony was perfect for listening to the waves crash both morning and night.
Holly was amazing and her communication was top notch. With the super hot temperatures, the AC can work on overdrive at any condo/house. When we discovered the upstairs unit stopped working, Holly had their HVAC contact at the house within the hour, a new thermostat was installed, and we were good to go.
The grill was also on its last leg. When Holly called me the next day to check on the AC and make sure we were good, I mentioned it just to let her know, and to my surprise, maintenance was at the house and determined a new grill was the fix.
Just a wonderful experience that you don’t often find these days. I would definitely recommend this house for a large family that needs their space too. 🙃

This house is located very close to the beach and an easy walk! Even though it is not a view free of obstacles, there are some beautiful glimpses of the beach and water! The house was well appointed and the pool was clean and fun. We paid extra to heat the pool and that was a game changer since the early April mornings are cool. Any issues were handled quickly except for a refrigerator that had a broken water line. They sent a repair tech who could not fix it for our stay so we had to go buy ice and water. There was nothing but an “I’m sorry”from the management company. There are beach towels and chairs there and it would have been nice to know that before we hauled ours from GA. It was chilly and there are no blankets in the house. We considered buying some blankets to make do. There are also no extra bath towels in the house. You could have had some extra towels in the laundry room with the beach towels which were plentiful. All in all, good house for our generational gathering! Thanks!!

We felt all in all that all of your complaints were handled in a timely manner. Now yes, the fridge's icemaker was down as well as no filtered water able to be used out of the fridge. We apologized. Unfortunately, that part had to be ordered & our appliance company didn't have that part in stock. Just like your own home things malfunction & go out. I am very sorry the no ice & the no filtered water wasn't able to be addressed the last two days you were here. Again, we are very sorry for the inconvenience.
We provide linen for what the house sleeps. The house sleeps 12 so you were provided 15-16 bath towels. What is great is that we do have a washer & dryer inside the home.
We appreciate your feedback on everything & we are happy we could host you for your Spring Break.

Pros: This is a very nice house and only 20 yards away from the nearest beach access. The beach itself is very nice, clean, and not overly crowded. The house was clean and the TVs were good quality. The kitchen had all of the necessary items needed to prepare meals. The beds were comfortable and there was plenty of space for the 7 adults and 4 children. It's also less than a quarter of a mile away from a wonderful local restaurant, Schooners, which is on the beach. The street doesn't have much traffic and cars seemed to go by slowly.
Cons: Unfortunately, the house next to this one (which is about 4' apart and owned by a different rental company) was rented to a group of college boys on spring break. Most of the time it seemed as though there were close to 20 of them in the house. We dealt with ridiculously loud music, continuous screams of profanity, firecrackers at 1:00 am, and beer cans rolling under the fence (to name a few) for the majority of the week. Holly (an employee for our house) was awesome to work with and tried her best to fix the situation, but there was only so much she could do.

I really hope aside from our neighbors you all had a wonderful Spring Break. I can't apologize enough for having to deal with the College Spring Break madness happening right beside you. I did reach out to the property manager. Hoping that she would have resolved the problem. I wish you had called me back because our team would have been happy to make sure the madness stopped. I am so sorry; I didn't know that this continued after our first initial phone call. Always call me. I can assure you our first priority is to make sure our guests have a relaxing time. You all should def not have had to deal with that. I really hope you consider Zelie Beach Paradise for your next vacation & come back & see us. The location is perfect. You can’t beat the short walk to the beach and some local bars and restaurants. However the family felt like some amenities were lacking here. We flew in from another state. There was no beach gear at all at the house. There was also no outside shower. The only hose to wash off was located at the front of the house and you were still forced to walk to the back of the house to access the pool. It was nearly impossible to not track sand into the house or pool. There were also no rugs inside the main doors so we were forced to wipe off with our towels which was difficult. The appliances did not seem to work properly. The dishwasher would not dispense the soap properly so dishes would not get clean. The dryer also seemed not to work so well, it took an entire day to dry 3 loads of laundry. There were also no spices (no salt or pepper) in the house so it made cooking more difficult for those that flew in seeing as we couldn’t leave any food there at the property when we left. Seemed to be wasteful. Again, the location was amazing and the house was beautiful. We had an amazing time. Just wanted to provide a realistic preview for those traveling in from out of state so they can be better prepared in what to expect.
