1. Maximum Occupancy & Visitors
Maximum occupancy is strictly limited to 12 guests total, including children.
Day visitors are permitted only with prior notice and must depart no later than 10:00 PM.
Guest assumes full responsibility for all persons present at the property during the rental period.
Exceeding occupancy limits without written consent constitutes a material breach of contract and may result in immediate termination of stay without refund.
2. Events Policy
Events are permitted only with prior written approval and payment of the applicable event fee.
• Events may not exceed the number of overnight guests unless specifically approved.
• Events exceeding overnight occupancy are subject to additional fees based on the number of attendees (maximum 50 persons).
• Unauthorized events or exceeding the agreed attendance will result in immediate eviction without refund and possible additional penalties.
3. Damage Responsibility & Authorization to Charge
Guest agrees to maintain the property in good condition and is financially responsible for any damage beyond normal wear and tear.
If damage occurs:
• Guest agrees to pay the Owner directly for repair or replacement.
• Failing that, Guest authorizes Airbnb (or booking platform) to charge the card on file for any damages, excessive cleaning, or contract violations.
4. Check-In / Check-Out
Check-in: 3:00 PM
Check-out: 11:00 AM
Early check-in or late check-out must be approved in advance and are subject to a $60.00 per hour fee.
Unauthorized late departure may incur additional charges.
5. Noise & HOA Compliance
Quiet hours are strictly enforced from 10:00 PM to 8:00 AM.
Jimmy Page Villa is located in a residential community governed by HOA regulations.
HOA fines of up to $500 USD may be imposed for violations (noise, parking, conduct). Any such fines will be charged to the Guest and are considered a breach of contract.
6. Pets Policy
Pets are permitted only with prior approval.
• $100.00 per stay per pet
• Maximum 2 pets
• Maximum weight: 20 lbs each
Service animals are exempt from fees but must provide verifiable certification from a recognized institution.
Guest is fully responsible for any pet-related damage.
7. Pool & Outdoor Tub / Gas Heating
The property includes a swimming pool and outdoor soaking tub (non-jetted).
Use is at Guest’s own risk. No lifeguard on duty. Children must be supervised at all times.
The home and pool heating system operate on gas.
If Guest requests pool heating:
• Guest agrees to cover gas consumption.
• Estimated cost: $50–$60 USD per day depending on usage.
Owner is not responsible for delays in heating due to weather conditions.
8. Security Cameras Disclosure
Exterior security cameras are located at the main entrance only, for safety purposes.
There are no interior cameras and no cameras monitoring private areas.
9. Parking
Private driveway parking is available for up to 3 vehicles.
Vehicles must be parked only in designated areas.
10. Hurricane / Force Majeure Policy
In the event of an imminent hurricane threat that prevents Guest from traveling to Cabo San Lucas:
Guest will receive a 100% credit of unused nights to be applied toward a future stay, subject to availability.
If a storm or hurricane occurs while guests are staying at the villa:
• If state or local authorities issue a mandatory evacuation order for the Tropical Storm/Hurricane warning area, guests must comply with such order.
• In the event of a mandatory evacuation, a credit will be issued for any unused nights.
• If a guest is scheduled to arrive during a Hurricane Warning period and chooses to delay arrival until the warning is lifted, a credit will be issued for the unused portion of the stay, subject to availability.
No refunds will be issued unless a mandatory evacuation is officially ordered.
11. Right of Entry
Owner or authorized personnel may enter the property when reasonably necessary for:
• Emergency situations
• Safety concerns
• Essential maintenance
Efforts will be made to notify Guest when possible.
12. Prohibited Conduct & Fees
The following violations will result in immediate charges:
• Smoking inside the villa: up to $350.00
• Confetti (interior or exterior): $150.00
• Lost keys: $70.00
• Glass in pool area: $250.00
• Vomit in pool, interior areas, furniture, or rugs requiring professional deep cleaning: $250.00
Additional cleaning or damage beyond these amounts will be billed accordingly.
13. General Liability
Owner is not responsible for accidents, injuries, illness, loss of personal belongings, or valuables.
14. Prohibited Conduct & Fees
The following violations will result in immediate charges:
• Smoking inside the villa (including cigarette, cigar, vaping, or cannabis use) and any required odor remediation: $150.00
• Confetti (interior or exterior): $150.00
• Lost keys: $70.00
• Glass in pool area: $250.00
• Vomit in pool, interior areas, furniture, or rugs requiring professional deep cleaning: $250.00
Additional cleaning, odor treatment, or damage beyond these amounts will be billed accordingly.
By accepting this reservation, Guest assumes all risk associated with use of the premises and facilities.
