Overall very nice place and would book again. Could have provided more dishes. There was no shampoo/shower soap only hand and dish soap provided. Also providing tissues and a "welcome" basket would help bring this closer to a 5 star. The games were great to keep the kids busy!

Thanks for the review! Our listing clearly indicates that we provide hand soap and dish soap but not shower soap. I'm sorry you missed that detail! We try to keep our house with the fun pool and the game room as affordable as possible for families because we want families to enjoy vacations together. This means we cut out the shower soap. It was hardly ever used, so the soap would dry up, and the dispensers were often broken. Boutique venues can offer welcome baskets, but again, that gets added to your rental rate. Most of our guests are thrilled to have the swimming pool, game room, and all the space to make great memories. Thanks for staying!
It was in a wonderful central location. Less than ten miles from The Stockyards and Arlington Stadium. You could stay here a week and never leave and have a blast. The entertainment options with games and the pool make it a perfect place for families. Everything was well stocked in the kitchen and bathrooms.
Excellent communication from the property owner; everything was as described. Nice neighborhood and very convenient to local stores. The swimming pool and game room was amazing for my two teens (13 and 16). We would definitely stay here again.

My family spent 4 nights here for spring break. Everyone was very pleased with Brooks Retreat. The kids really enjoyed playing pool and ping pong. The host was wonderful and responded to messages quickly. I will definitely book again with this host the next time I visit the DFW area.
The Brooks Retreat was an amazing Vrbo experience. Julie was a tremendous host and the property was in tip top shape. As we were getting ready for a wedding, we had plenty of space to hang out, play some games, and soak in some sun by the pool. 10/10 would recommend again.
We were in town for our nephew’s wedding and we wanted a place where we wouldn’t be on top of each other but still be together. We all enjoyed the hotel size pool, the game room and how spacious the house was! We LOVED this place and it was perfect in every way for us! We will definitely keep it saved and be back when needed!
We were a family traveling with 5 young children (ages 1-10) and this house was perfect for us. Plenty of space and the kids loved having the game room for entertainment. Unfortunately, due to other scheduled activities and weather we didn’t get a chance to utilize the pool but it looked awesome! Having the park right behind the gouse was a HUGE bonus! Came with plenty of essentials (towels, kitchen items, trash bags, etc.) Definitely recommend for families and groups!
Good location and plenty of space for our two families (4 adults, 4 kids, and 2 babies) to spread out. Pool is fenced off and secure so littles couldn't find their way there which was great.
Place needed a little more cleaning, floors looked clean but then everyone's feet turned black from walking around, toilets could have used a little more work too.
Overall, good stay and worked for our family weekend well!
House was spacious snd quiet. With 3 kids in tow and a mother in law it allowed for everyone to have their own space and not be on top of each other. Unfortunately the weather in Dallas was unseasonably cold this weekend so the pool didn’t get a chance to be used.
We come down to races at the metroplex several times a year so I will keep you in mind for future trips.

We had people flying from all over the US to spend Thanksgiving with my nephew in Richaldn Hills who was hosting Thanksgiving. I chose this place since it had three bathrooms and three bedrooms based on all the different groups staying and it worked out fantastic. I also chose it since we'd need to prep for Thanksgiving and the kitchen is well-stocked and easy to cook for a family.
I was excited about the pool table, the ping-pong and fuse ball and we had a lot of fun relaxing playing games. The pool looked great but it was off-season for us.
Our host always got back to me when I had a question and made the check-in process easy. It was very close to the DFW and not too bad from Love Field and also 6 Flags. My son and I had a fantastic time at 6 Flags during our trip.
We wanted to take a mini vacation while the grandkids were out of school for
Thanksgiving break. Arrived Friday night. Saturday we spent the day at the Stockyards and attended the Rodeo at the Cowtown Coliseum that night while there. Sunday we spent the day at the Gaylord Texas enjoying the Christmas decorations and watching our grandkids (13 and 9) participate in the different activities they signed up for. That night we went to a Cirque de Soleil performance at the Glass Cactus. Monday we spent the day in Grapevine, the Christmas Capital of Texas. Downtown is decorated for Christmas. We saw the lightning of the town Christmas tree and fireworks. All the shops are open and food and craft vendors are packed down the middle of Main St. Lots of people enjoying the sights and everyone was getting into the Christmas Spirit. Tuesday, back home. This was one of our most enjoyable Family Vacations.
The house is adorable and so big! We spent most of our time outside visiting. The kitchen is huge and we had fun cooking and preparing meals. The large kitchen table accommodates a big spread! We had fun playing ping pong & foosball. Bring a fan because it does take quite a long time to get the house to a normal temperature. The showers were amazing! We ended up using the “office” as a place for us to do our hair and makeup to prepare for our evenings out.
The only things we didn’t enjoy is the beds ((all of them)) are terribly uncomfortable, the ceiling fan in the master rocks and made noise all night, ((I believe it just needs to be tightened up)) but the house was very warm so had to keep it on. The house definitely could have been cleaner there was cobwebs all around the kitchen sink which held several crane flies. The patio area hadn’t been cleaned up at all, we wiped down the table outside and swept up the area. The swimming pool hadn’t been cleaned out. We ended up using the net and did our best to get all the fallen leaves/ debris.
All in all we had a great weekend and we would stay in the space again, but hopefully the beds might have a mattress pad added to soften them up.

Let me start with the good before moving to reason for low star review.
GOOD: Linens on beds and towels are very clean. Double recliner chair was comfy. If you are a large group of college students or a couple of families with small children looking for a large house to 'play' with no concerns about breaking anything (very sparsely furnished) and cooking/eating in are not in your plans, then this may be the house for you. You can quietly party, order in pizzas and play pool, darts, foosball, splash in pool (no ping pong though pictured) and even play tag in the house. The word 'economical' is used in the property description and we suggest you take it as a literal descriptor.
BAD: The online photos were likely taken years ago because the home is much more worn. The dining chairs are different than pictured and there are only 5 total (not 8 as pictured) which made dining together a challenge; the kitchen floor is very chipped to the point it looks dirty (which also made the several dead bugs hard to see, yuck); the 'loaded kitchen' mentioned in the description must only refer to plates/bowls/glasses/utensils because the pots and pans are mismatched with lids that do not fit, there is a blender with a lid that does not fit, and a drawer of random cooking utensils that require a search and scrub mission; the fridge/freezer in kitchen was filthy.
Bottomline for us, we made it work and will not stay again (we travel to area to visit family several times a year).

It's always disappointing when guests leave a bad review without ever having come to us with questions or concerns.
For starters, we are NOT a party house for college kids. We actually screen our guests pretty well because we do not cater to that. If the guest had contacted us, I could have told him there are plenty of extra chairs in the garage. I would have also explained that the ping pong table top that fits on top of the pool table is also in the garage. We do need to update the photo, though, because guests have broken the old table (as well as a few chairs, which is why extras are in the garage). As for pots/pans, we put in brand new sets every spring and fall, but we leave behind the old ones that are still in good condition. They may not necessarily match the new ones, but they are still usable and come in handy for guests to have more variety. We were not aware the lid was missing for the blender, so we will address that right away. We are also replacing the kitchen floor as it does have nicks in the tile, but we are waiting til January when it is off season so as not to disturb or cancel any guests. However, we consistently have 5 star ratings for cleanliness, and we have regular pest control service to keep bugs away. We are so disappointed to learn that this guest found any problems, and we wish he'd have let us resolve them rather than walk away unhappy.
