Welcome to our spacious four bedroom, three bathroom two-story house located in the lovely neighborhood! This house is perfect for families or groups of friends looking for a comfortable and convenient home base while exploring the Dallas area.

The house features a large open-concept living and dining area, perfect for gathering and entertaining with Pool table and a 60 inch TV. The fully equipped kitchen has everything you need to cook and serve meals, including a refrigerator, stove, oven, and dishwasher. There is also a separate laundry room with a washer and dryer for your convenience.

On the upper level, you`ll find three bedrooms, all with comfortable beds and plenty of storage space. Please be respectful. We understand this is a vacation property, but it is also our home and we want it to stay in immaculate condition for each guest. Please no pets, unless discussed prior. No smoking inside the home and no drugs on the property. Pool is unsupervised and you will be asked to complete a pool waiver prior to being given access. Lastly, respect the neighbors and neighborhood - they are kind too!
We reserve the right to refuse accommodation or demands from rude, disrespectful, and/or discourteous guests. We will not hesitate to terminate your stay at our discretion if you continue to harass/verbally abuse our team.

EARLY CHECK-INS are not guaranteed. Airbnb allows you to choose a preferred check in time, but it is ultimately up to the host to approve any check-ins before 3pm. An accepted request to book does not mean your early check-in time was approved. You will need to send us a message asking us if you can check in early.

LATE CHECKOUTS must be approved by the management team. If you stay past your 10am check out time without approval, you will automatically be charged for the next nights’ stay at the listing’s full price.

PACKAGES

You may not receive mail at this address. Packages and instant deliveries are OK. If you attempt to have something delivered to this address, we are not held responsible for its whereabouts or returning it to you after your checkout.

MESSAGING

All our guests communicate ONLY through the Airbnb platform. Any violation of this agreement will lead to an immediate termination of your reservation. If there smoking, noise complaints, trash, etc., you will be charged with a $500+ penalty.

PETS

Dogs permitted with proper notice.
No other pets (a violation of this rule will incur a fee of $500).


KEYS

In the event we need to provide a physical key or key fob and it is not returned or is damaged in any way, a $50 fee will occur. If the Smart Lock is damaged by a guest, it is $450 to replace it.

SMOKING
Smoking Only in the Smoking Area.
This is a no-smoking anywhere outside of smoking area in property. This includes vapes/e-cigarettes. Breaking this rule will result in a $500 fine and potentially the additional cost that is incurred by losing the next guest’s reservation because we cannot eliminate the odor in time for the next booking.

PARTIES

We have strict no-parties/no loud noise past 10 PM violation policy for all guests. Reservation is strictly for the amount of guests registered. If your party brings additional guests that are not included in your initial booking, your reservation will be cancelled immediately and for the remainder of your stay, without any refund. If you throw a party, trash the space, damage the property in any matter whatsoever, disrespect the neighbors, you are breaking the rules and will be charge for any damages and detail cleaning.

CLEANING

Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, towels in the washer, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $475.
