Rustic Charm - Firepit, Pickle Ball, Game Room

When you stay at The Rustic Charm, you will experience the feeling of being secluded from Pigeon Forge while, in reality, you’re only 6 minutes away.

Surrounded by The Smoky Mountains, there are breathtaking views everywhere you look – even from your kitchen window. This 4 bedroom, 4 bathroom unit (plus game room and a Bridal Suite room) sleeps up to 12 guests with a hide a bed in the living room and 2 beds in one of the bedrooms (you are free to move the boxsprings and mattress of one bed into an empty space – this will make perfect sense when you are there). The Rustic Charm is perfect for your next trip to the Smokies. Relax on the front porch in the morning with your coffee while listening to the birds and enjoying the serenity of the mountain view before you. At night, be mesmerized by the gorgeous sunset over the mountains in front of you while enjoying a glass of wine.

The Rustic Charm is located in Tanner Manor Lodge (TML). There are 3 units in TML. The Rustic Charm is the entire downstairs unit and you have your own entrances and do not share anything except for what is outside. Also, you have your own front porch that is not for use by the other 2 units, unless they are in your group. Upstairs are 2 units called The Burrows and The Nuthouse. They have their own entrances as well and do not go through any of your unit to get to theirs. On the back porch is an oversized chess and checkers set, there’s a Firepit called The Ashes up a small trail and a Pickleball Court (bring your own paddles and balls) across from the back parking lot. Tetherball is located there too and on the other side of the Well House is a box of outside games (return when finished).


Make your coffee in The Coffee Barn complete with Keurig, coffee pot and everything you need for the perfect cup of coffee. The Rustic Charm is located on our property called The Mustard Seed Venue and has many amenities to keep you busy during your stay. If you have other family and friends who want to join you, this is the perfect location since The Mustard Seed (TMS) consists of 8 cabins that are all in walking distance of each other, but not on top of each other, 12 acres that you can walk around and multiple amenities to help provide you with a wonderful, relaxing stay. Perfect for a Family Reunion or Destination Wedding (contact Kathryn for Wedding packages and information). We can sleep up to 66 guests overall on the property. We look forward to hosting you. Tanner Manor Lodge can sleep up to 20 guests in the 3 units and is our 2nd Wedding Venue Reception area where you can have weddings for 40 guests comfortably and 50 if you are a bit creative.

Living Room:
The Rustic Charm has a large living room with 3 full size couches (1 is a hide a bed), coffee table and electric fireplace. It also has a large Roku TV.
Game Room:
The game room has a pool table, foosball, shuffleboard, ping pong, large TV, electric fireplace and more. It is part of The Groom’s Quarters for wedding parties.

Kitchen/Dining Room:
You will find an extra large, fully equipped kitchen with double kitchen sinks that offers everything you need to cook a delicious meal and enjoy it at 2 over-sized, handmade wooden tables with benches and a round dining table too. There’s additional bar height seating for 4 at the large kitchen island. Use the toaster for your bagels or blend up a smoothie. Simply rinse off your dishes and put them in the dishwasher to make clean up smooth and simple.

Items provided: pots and pans, toaster, blender, hand mixer, serving/cooking utensils, dishes, silverware, glasses/cups, wine glasses and coffee mugs, Full size refrigerator with water/ice dispenser, Stove, Microwave, Dishwasher, Keurig and Coffee pot. If something is needed/missing please reach out to Kathryn. Please do NOT use The Coffee Barn stove or microwave unless you are there for a wedding as it isn’t covered in your cleaning fee.
(Dish towels, dish soap, dishwasher detergent, hand soap and a sponge are provided)

Outside Game Areas:
On your back porch, you will find a huge Chess & Checkers set. This is for everyone on the property to use (available 9am – 9pm). Behind TML, there is a Pickleball Court (bring your own paddles and balls), Tetherball, and a trail to The Ashes Firepit (bring your own wood and lighter, a water hose is provided at the Firepit). The Pickleball Court can NOT be driven over unless you have a golfcart with you. Past the Pickleball Court – on the other side of the Well House is a huge Outside Game Bin. In it, you will find: Corn Hole, Bocce Ball, Frisbees, Croquet and more. Please put everything back when you are finished playing.

Outdoor spaces:

On the front porch you can sit and enjoy the beautiful views. There is a picnic table and bench swing on the front side porch. On the back porch is the Chess & Checkers set. There is a bench swing around the side of the balcony. The charcoal grill is in the back yard (bring your own charcoal and lighter).

Location/Roads/Parking:
This cabin is easily accessible by motorcycle or vehicle and you can park in front or in back, just please don’t block side road with the dumpsters on it. You will find Kroger and Publix at the bottom of the mountain, Food City and Dollar General are close by and Walmart is about 15 minutes away. Just 6 minutes down the mountain is The Parkway in Pigeon Forge, 10 minutes to Downtown Pigeon Forge/The Old Mill, 15-20 minutes to Gatlinburg, 15 minutes to Dollywood, 40 minutes to Cades Cove, 20ish minutes to the Smoky Mountain (depending on which part you are going to), and 10 minutes to The Island and Wears Valley. With such a great location, you're just a short drive from everything the Great Smoky Mountains has to offer. The road up to The Mustard Seed is paved, once you drive past Tanner Manor Lodge (on our property), it becomes a graded, gravel road that is easy to navigate. You will have space to park as many cars as necessary in front of the cabin.
