The Cozy Family Retreat

Located only 25 min from Sedona, in the heart of Cottonwood, is The Cozy Family Retreat. A 3BR, 2 BA home w/ a fenced yard. Enjoy Arizona's beautiful sunsets, while grilling food, as your kids play outside with toys, swing sets, cornhole, tetherball, karaoke, & more. Your time!

The space
This spacious 3 bedroom house is perfect for your family vacation! Enjoy the beautiful mountain views from our back patio. This home is in a quiet neighborhood with very nice neighbors!

First off I'd like to start by saying we really strive to be the best host and we will do everything we can to make your stay one of the best experiences. If you are looking for a good movie check out our owned movies on Amazon by going to Amazon and my stuff. if there is a movie you would like to rent during your stay I can rent it for you and you can send over the amount due. * Coffee bar in kitchen with Folgers coffee, nestle coffee mate creamer and sugar.

* Requested items available upon request.

* A pack and play / crib and linens.

* A toddler bed and linens.

* Air mattress and linens.

* A 10ft fold up table and chairs for outside

Bedroom 1:
1 King size bed with matching nightstands and lamps w/ USB charging and 1 wireless charging alarm clock. Mounted TV and a mid century comfortable chair. Walk in closet and private bathroom.


Bedroom 2:
1 Queen size bed with matching nightstands w/ USB charging. One mounted smart TV. One huge dresser and one closet.


Bedroom 3:
1 bunk bed with twin over full mattresses, 1 changing station and dresser. One closet. One toy chest with baby toys. One oil heater is available if your little one likes to be hotter than the rest of the household.

Kitchen: New fridge, microwave, stove, drip coffee machine w/ coffee, sugar and creamer, toaster in cupboard, utensils, dishes, cookware, kid friendly dishes and utensils. New 6 stage reverse osmosis system with remineralization filter for clean drinking water anytime you want.


Dining room:
One table and 6 chairs. A child booster seat and high chair is available.


Living room 1:
Brand new state of the art leather reclining couches, center seat folds down with cup holders and reading lights, equiped with lumbar support, head rest adjustment, and wireless charging. 4 bar stools connecting to the kitchen counter. 1 shoe bench and mounted coat rack by the entry.

*A pellet stove is in this living room. Please do not attempt to turn on or fix it. It is currently not working. Thank you.


Living room 2:
Mounted TV with sectional couch and ottoman. Cornhole boards, back and shoulder massager, free weights, exercise bands, and yoga mat are available in this room. On the other end of the room is a kids play area with a toy chest and other entertaining activities for children. This space was previously an attached garage and has been permitted by the city of cottonwood as a livable space. We plan on doing stucco work on the outside of the house this year.

*Air mattress available and is in master closet

Outside:
This house sits on 1 acre, half of which is fully fenced. BBQ, smoker, fire pit, patio dining. Due to AZ desert landscape and winds throughout the year the patio can get covered with sand or dirt. The patio is swept often but this is a reoccurring issue thank you for understanding. In addition we offer a karaoke machine, tether ball, corn hole, horse shoes, all for the older kids. As for the little kids we have a swing set, sand pit, bikes, a kids cabin, toys, and a kiddie pool for the summer. If you plan on a BBQ and want to eat outside we love to setup under the trees in the shade so if you would like access to a foldup table and extra chairs for outside please let me know and I'll set them out for your use

New HVAC system for heating, cooling and few board games.

During your stay:
We have two closets that will be locked with cleaning supplies and personal belongings.



Upon leaving:
Load and start the dishwasher with all dirty dishes. Turn off all lights. Notify host upon your departure. Thank you!

Guest access
Guests will have access to the 1 acre property and 95 percent of the house. We have two closets that will be locked with cleaning items, stocking items and personal belongings. The property also has a detached garage that guests will not have access to which has our personal vehicles in. Thank you.
Other things to note

Currently my parents are remodeling a home and are storing stuff in my detached garage and may need to access the garage during your stay. the garage is not attached to the house and will not need access to the house but will access the back yard to get to the garage also I will notify you before they come over. If this is an issue please feel free to let me know and I will not let anyone come over during your stay. I welcome all guests to reach out with any concerns, questions or ideas to help improve your stay with us at The Cozy Family Retreat. We do not allow parties at the house but we do invite family members that you might be visiting in the area to visit and enjoy the space during your stay. In addition the house is mostly remodeled as we will continue to make a few upgrades throughout the year. I'd like to mention the house has a few small storage rooms that will be locked with personal and restocking supplies. Thank you.
