SHUTTLE SERVICE: There is a complimentary shuttle that runs daily - picking you up near the house and dropping you at either location (pool/beach club).

LOST KEY BEACH CLUB is a 5,000-square-foot, open-air beach amenity.

AGE RESTRICTION - Must be 25 and over to rent.
PETS - No pets of any kind. Some of our guests have severe pet allergies.
OCCUPANCY - No more than 10 guests (Infants under the age of 1 do not count toward guest number).
NO SMOKING or VAPING - in the unit or on the deck
PARKING - There are spaces for up to 2 vehicles in the garage and 2 in the driveway. The HOA prohibits street parking and parking on the grass. Violators will be fined.
BALCONIES – DO NOT hang items on balcony railings, ie. beach towels, blankets etc. The HOA monitors and fines will be assessed.
All fines are will be guests responsibility.
There will be a charge of $50 for lost key cards (provide access to amenities and security gate) and a $20 charge for lost Pool & Fitness wristbands.
We have a Hello Nest doorbell/camera that allows us to see and hear who is at the front door. There are NO other cameras or any other surveillance devices in or on the property.
No lifeguard will be on duty. Accordingly, persons using the beach or pool do so at their own risk and the owner assume no responsibility for accident or injury. No one should swim alone. Guests will follow posted pool, Beach Club and fitness center rules.
Guest understands that no special efforts have been made to "childproof" this house, and accept the risk or harm to any children we allow on the property.
Renters will be charged for any missing items reasonably attributable to Renters and not returned after notification. The cleaning service performs an inventory/survey of the property after Guests depart and notifies the Owner of any missing items. Owner will notify guests in the event that items were inadvertently taken, and provide guests the opportunity to return the missing items.
Renters understand that the Homeowners are not responsible for any personal injury caused by slipping on wet pavement or surfaces, and that tenants are responsible for exercising care when surfaces are wet or slippery due to weather or use of hoses to wash down areas, and further, that the homeowners are not responsible for any personal injury or loss or damage to tenants' property caused directly or indirectly from foul, inclement weather conditions, Acts of God or nature, failure of heat, accidents related to fire, heaters, stoves, tenants' failure to take adequate precautions around wet areas, or any unforeseeable circumstances. Under no circumstances will Tenants or their guests hold the Owners of the Vacation Rental responsible for any damages or claims of any kind resulting from their stay, except for intentional acts of harm.
Guests will be mindful of the dangers associated with the environment. The property is in Florida near bodies of water (including the Gulf of Mexico and other smaller water ways) and near preservation areas that are home to wildlife. Please be aware of and watchful for wildlife. Do NOT interact with wildlife.
Guest understands that Owner has no control over the condition of the beach and cannot be held liable for any changes to beach conditions or any closing of beaches, local attractions or resort amenities due to weather, HO decisions or COVID-19.
