This private guest house is detached from the main house, has it own private/separate entrance from the street. It is located 2 miles from the Burbank Airport (4 mins), Downtown Burbank and 2 miles from Warner Brothers studios/Universal Studios.

This guest house is located in a nice neighborhood, nice area and quiet.The room was perfect and has everything you need- wifi, fridge, and washer. I felt safe. I like that there is a bike path and metro bikes nearby. It is very close driving distance to WB studios as well as Universal Studios. Our host was very communicative and helpful. I would definitely consider staying here again.

Fabulous stay.... extremely private, quiet -- no one above or around you like a hotel / motel. Very attentive rentor .I look forward to staying there again !!!
Great stay in Burbank, really felt like home. Furniture could do with a bit of an update and mattress was a bit too soft / sinking, but apart from that it was a great location with easy access and parking.
I will definitely consider staying here again!

This stay was even better than expected! A nice clean, bright space with many comforts of home. The host was very communicative and accommodating. Having Netflix, a coffee maker, comfy bed and towels with plenty of closet space and a desk was great. We were at a short distance to everything we wanted to visit in Burbank. Would definitely stay again, thank you!

The area and location are nice and convenient. The place is super clean and just as advertised in the pictures. However, the owners did not invest in quality towels and mattress. While the room was clean and had all necessities , the most important thing (mattress) was not comfortable at all. We were sleeping on springs. They also left instructions to leave the window unit off while we were out so we had to wait a few hours for the room to cool again upon our return (we have suspicions they went to the room to check it as well, when we left the unit on the day before our final night) . The door lock doesn’t secure too well either. Coming and going out of the room was rather convenient and we did like that, but would not stay again due to various reasons aside from the mattress. A good night sleep is important especially if you are visiting Los Angeles to tour and have long tiring days.

Sorry, Carolina claimed many things that are not true. She has not contacted me or the VRBO support about absolutely any issues during the stay.
The most insulting is the comment “we have suspicions they went to the room” – this is just a plain lie. Turning off the electric AC and electric heater and other electrical appliances before you leave the house is a safety issue. I don’t want to call firefighters because Carolina didn’t turn off an appliance before she left. Putting in a review such baseless “suspicions” is an insult. The same way I could say “I have suspicions Carolina shoplifted during her stay in Los Angeles because she mentioned she went to boutique stores”. Having instructions to turn off the AC, heater and appliances before you leave the house doesn’t mean the host went to the room.
About the mattress - The mattress is 10 inch thick from well-known Sealy brand and has lifetime warranty. If I take the mattress back to the Sealy Store they won’t replace it because it’s in great condition. And there is a premium comforter on top of the mattress. Carolina commented “sleeping on springs”, this is just not true (a lie).
About AC - the AC is powerful enough to cool down the house in 5-10 min in the hottest LA season. So the comment “wait a few hours for the room to cool” is just not true (a lie). This could be classified as an exaggeration, but if you exaggerate 10 min to a few hours, then it’s more of a lie than an exaggeration.
About the door lock – if it was really not secure, you should have contacted the host or VRBO support. The lock is a smart lock with a keypad and it’s secure. This is just not true (a lie).
I wanted to be softer and say Carolina exaggerated some things, but the topics she brought up are completely untrue. I contacted VRBO and tried to explain this but VRBO policy is “guest or host can write any comment as they feel as long as it’s not a foul language”. I believe the reviews should be based on facts. The same way the press and news can only be based on facts. People want to read reviews that are based on facts so they can make a decision to book or not to book a house. The claims in the review can’t just be feelings, exaggerations or suspicions. If you mix facts with non-facts then the reviews become useless, guests don’t know if the claims in a review are facts, suspicions, exaggerations or just bad mood feelings.
Here is my feeling - I think Carolina gets pleasure from being harsh and critical of people around her.
If Carolina was the host and had a guest like herself, then she should write this review for the Carolina guest: Carolina was not communicative, left dirty dishes and wine glasses after herself. It’s important for each guest to clean up after themself. Just by looking at the excessive hair and garbage she left after her, I have suspicions she has a harsh and demanding personality.
I asked Carolina and VRBO to remove false claims from this review and not confuse future guests. I do my best for guests to have the perfect experience and all of them have been giving perfect reviews. Carolina is the only exception.
