Tyler Bluff is a 72-acre luxury retreat in the North Texas Hill Country overlooking the Red River Valley. The retreat is ideal for families, small weddings, friends’ weekends, or corporate retreats looking for an authentic Texas experience to escape the city and return to nature.

Our full property buyout includes the following units:

Sunset Ridge (house) - 4 bedroom house, 1 king, 3 queens, sleeps 8
Sunset Lodge - 2 bedroom, sleeps 6 (private bedroom with 2 full-sized beds, queen Murphy bed in workout room)
Pool House - Twin day bed with trundle, sleeps 2
Big Tex (cabin) – sleeps up to 4 guests (private bedroom with full bed, sofa sleeper)
Rachel’s Roost (cabin) – sleeps up to 5 guests (queen bed, 3 twins in lofts)
Angel's View (cabin) – sleeps 2, queen bed
Love Shack (cabin) – sleeps 2, full bed
The Hideaway (house): Two bedrooms, sleeps 8 guests, 1 king, 3 queens (located 0.7 miles from Sunset Ridge down private driveway)

THINGS TO DO:
Key features of the property include a 40' infinity edge pool and pool house, whirlpool spa, half basketball court, covered pickleball court, bocci court, tetherball, sand volleyball court, workout room and a "game room" garage with darts, ping pong, foosball, and air hockey. The sports courts are fully lighted for evening play.

The Muenster/Saint Jo area is a growing destination for weekenders looking to enjoy the local wineries, boutiques, museums, and live music. And it’s just a short 90-minute drive from DFW.

This place is incredible. The hosts think of everything. It is beautiful, relaxing, and fun. Kids played lots of pickleball and basketball, and they swam every day. We played lots of board games and watched the NBA finals. The kitchens in the main house and hideaway are gorgeous and well stocked - we loved cooking and grilling for our large family. It's a great place for a family reunion with something for every age. Highly recommend!

Great property, so many fun things to do!

We had an extended family gathering over a long weekend at this property and we had an excellent time. The main houses are nice and roomy, with plenty of room for all of us (20 people) to gather and eat meals, and the cabins are rustic but cute and cozy. We had a great time making use of the very nice pool, the hot tub, the sand volleyball court, the basketball court, the pickleball court, the ping pong table in the game room, and the gym. Everything was in excellent working order. It was a hot weekend in August, but the air conditioning in every building/cabin kept us cool when we didn't want to be outside. The host was super responsive when we had questions about where things were/how things worked. There are a few different roads to get to the driveway of this house, and one of them is very very rough. Would recommend an SUV, as one of our small sedans struggled with the terrain on the way in. Overall a great stay!

I booked Tyler Bluff for our executive teams, two night / three day strategy meeting offsite. We had 13 executives and rented out the entire property. We hosted the meetings in the Lodge and had dinners on the patio and pool side. The team loved the comfort and quiet of the area as well as the onsite amenities. Despite the 100+ Texas summer temps the team played pickle ball and tether ball for a few hours! For a team builder they split up cooking meals for the group and enjoyed the large kitchen. We did have their arrival dinner catered in from Sarah on the Square and it was a delicious option. I would highly suggest booking Tyler Bluff's if you have a picky group or want to impress your boss or customers.

Matt and Rachel Cosby purchased Tyler Bluff in 2020 as a gathering place for their large (and growing) family to create unique memories together.

Matt grew up in Arlington, Texas and worked for over 20 years in the event rental business. Rachel grew up in Grapevine, Texas and worked for large technology companies as a marketing executive. The Cosby’s have two children, a daughter at the University of Oklahoma and a son who plays football in high school.

Since purchasing Tyler Bluff, the Cosby's have added several new buildings and amenities, including the Lodge, 40’ infinity pool and pool house, gaming garage, and basketball, volleyball and pickleball courts. They believe they have a truly special and unique place and are excited to share it with others.
