We invite you to experience the charm of the Climbing Rose! Step into our redesigned and beautiful home, situated close to San Antonio's vibrant brewery and food scene. Our property seamlessly combines comfort with easy access to the city's attractions. Whether you want to unwind by the pool, gather around the gas firepit, or indulge in the game room, there's something for everyone.

We particularly enjoy hosting families with kids and large groups eager to explore the delights of south Texas!

HOME DETAILS:

Our Climbing Rose home features two levels with 6 bedrooms, 6 bathrooms, two kitchens, a game room, an enormous living and dining room, and a pool with expansive yard.

The first floor features a kitchen, dining area, living room, 3 bedrooms, 4 bathrooms, and a separate game room. The stairs lead up to 3 more bedrooms and 2 bathrooms. Here are some details about those spaces.

KITCHEN (MAIN LEVEL)

A spacious and very functional kitchen with all the basics. Granite countertops and appliances.

◈ Blender, hand mixer, air fryer
◈ Glass top electric stove with oven
◈ Pots, pans, and cooking utensils
◈ Dishes and utensils – including plasticware for kids
◈ Coffee mugs and wine glasses.

DINING ROOM (MAIN LEVEL)

The dining area divides the living room and kitchen space, allowing a large group to be together while having plenty of space to relax. Here is a list of features:

◈ 12 ft table with seating for 16 people.
◈ Round breakfast table with seating for 4 people.
◈ Additional dining space at the kitchen bar for 4 people.
◈ Additional people will be able to use the adjacent patio for dining that seat 4 people.
◈ Sliding glass door to the patio featuring a 6 chair table and BBQ grill.

LIVING ROOM (MAIN LEVEL)

A large open place to relax and unwind or enjoy time with friends and family.

◈ Large Roku TV with streaming capabilities
◈ Large windows with views of the pool and backyard

BEDROOMS

Total sleeping capacity is 18 people not counting little kids in a pack’n’play. Babies are welcome!

Comfortable beds and linens in every bedroom. Shutters and room darkening curtains or shades in every bedroom. All the beds can sleep an adult.

MAIN FLOOR BEDROOMS (3)

◈ Master Bedroom 1: Main floor, King Bed, ensuite bathroom with a shower. This room features a desk and chair for the guests needing a space to work. The room also includes charging stations on each nightstand and a wall mounted Roku TV. Double doors for easy entrance to the bedroom. The bathroom door is 28” wide.

◈ Master Bedroom 2: Main floor, King Bed, ensuite bathroom with a shower. Includes charging stations on each nightstand and a wall mounted Roku TV. Double doors for easy entrance to the bedroom. The bathroom door is 28” wide. This room also has a sliding door with access to the main kitchen.

◈ Master Bedroom 3: Main Level, 2 queen beds, ensuite bathroom with a shower, and walk-in closet. Includes charging stations on each nightstand and a wall mounted Roku TV.

UPSTAIRS BEDROOMS (3)

◈ Guest Room 4: Upstairs, King Bed. Includes charging stations on each nightstand and a spacious closet. Shares a double-vanity bathroom with a shower/tub combo with Room 6.

◈ Master Bedroom 5: Upstairs, King Bed with a Twin bed and twin trundle bed. This room can sleep 4 total. This room features an ensuite bathroom with a shower, and a large walk-in closet. Includes charging stations on each nightstand.

◈ Guest Room 6: Upstairs, King Bed with a Twin bed and twin trundle bed, and a large walk-in closet. This room can sleep 4 total. This room features a desk and chair for the guests needing a space to work. The room also includes charging stations on each nightstand and a wall mounted Roku TV. Shares a double-vanity bathroom with a shower/tub combo with Room 4.

◈ Infants/Toddlers: 2 pack’n’play baby beds and 1 highchair available. We do not provide a sound machine, baby monitor, or gate.

BATHROOMS

◈ All bathrooms are provided with 2 rolls of toilet paper to get you started.
◈ Shampoo, conditioner, and body soap is provided.
◈ Towels, hand towels, and wash rags are provided.
◈ Makeup removal towels are provided.
◈ One hair dryer in each bathroom.
◈ Please note that most bedrooms have an ensuite bathroom except 2 bedrooms upstairs that share a hallway bathroom. The 6th full size bathroom is in the game room.

GAME ROOM

Designed for indoor fun, entertainment, and lounging, this comfortable space invites guests to relax and enjoy their downtime at the Climbing Rose. The game room also features a loft where we have created a nice area for kids to play. There is also a functioning kitchen in the game room, separate from the main kitchen, and a full bathroom with a unique walk-in shower. The game room is offset from the main house and so your family could be sleeping while you play!

LAUNDRY

The laundry room off the game room area and main kitchen includes a washer and dryer. Iron and ironing board are available. Limited laundry pods are provided for use.

OUTDOOR SPACES OF CLIMBING ROSE

◈ The pool is next to the patio off the main living area. Enjoy a peaceful cup of coffee on the patio in the morning or enjoy some relaxing drinks next to the gas firepit table while enjoying the pleasant South Texas evenings.
◈ The second small patio, located next to the breakfast room and main kitchen features a table for 4, and a convenient grill for some yummy burgers!
◈ Currently we do not have a heated pool.

PET POLICY:

We allow up to 2 dogs who are well trained and friendly. They must be listed on the reservation and a pet fee must be paid through the booking platform. If a pet is identified without a paid pet fee, the deposit will be non-refundable. We provide dog bowls and waste bags for your pets. Please clean up after them outside before you leave. Please keep your pets off the furniture as much as possible.

PLEASE NOTE:

◈ No lifeguard on duty at the pool. This is a private pool. Pool alarms are installed on the doors and windows with access to the backyard. Please keep them turned on for safety notifications of anyone accessing the pool.
◈ Video doorbell with camera is next to the front door.
◈ Quiet hours from 8 AM – 10 PM. Please respect our neighbors and always keep the noise down.
◈ No smoking or vaping inside.
◈ Parking is limited to the driveway, and the street curb directly in front of the house. Please respect our neighbors and do not park in front of their properties.

Guests will be provided a code at least one day before check-in to use on a digital door lock keypad on the front door to access the house.

Guests have access to the entire home.

◈ No amplified sound is permitted outside at any time.
◈ Max overnight occupants 18 plus babies.
◈ You must be 25 years or older to book this property.
◈ We have a pool maintenance company, and a lawncare company that do access the backyard to work. They have permission to enter the backyard to perform their tasks.

We are in a quiet and friendly neighborhood – please help us keep it this way! Please respect the neighbors and keep outdoor noise levels low, especially after hours. House rules contain the quiet hours.
