About this property
Pet-Friendly Vermont Mountain Lodge with Hot Tub, Game Room & River Access
A 5,000 sq ft New England lodge on 7 private acres in Vermont's Green Mountains — rich hardwoods, stonework, leather furniture, and more space and amenities than most groups expect. River Stone Lodge is built for families and friend groups who want a real retreat, not just a place to sleep.
The Lodge
An open-concept living room with fireplace, warm and cozy lounge, country-style kitchen with breakfast bar and nook, surround sound throughout, and a dining area where everyone actually gathers. Every corner is designed for comfort.
One Hot Tub. Two Jacuzzis.
An eight-person outdoor hot tub on the patio for starlit soaks. An indoor Jacuzzi with jets in the master suite en-suite beneath a skylight. And a second skylit jetted Jacuzzi tub in the shared guest bathroom serving three of the bedrooms. Three ways to soak and enjoy a relaxing moment.
The Game Room
Pool table, foosball, bar with wine barrel table, popcorn maker, surround sound and other games. The kind of room that becomes the heart of the trip.
The Bedrooms
5 bedrooms sleeping up to 10, plus a magical treetop loft. The master suite has a king bed, private en-suite Jacuzzi with jets, walk-in shower, and gorgeous marble and stone finishes. Three guest rooms have queen beds — one is ideal for young families with an attached child's bedroom. The Bear Room is a fun retreat for older kids with two twin beds. The downstairs bath is handicap accessible. And somewhere in the house there's a secret room — we'll let you find it.
The River & The Outdoors
River Stone Lodge sits directly across from the Middlebury River — rich with trout and dotted with swimming holes along scenic Route 125, where the Robert Frost Interpretive Trail also runs. Campfire ring, outdoor dining, and 7 private acres to enjoy. Breadloaf Wilderness and Moosalamoo Recreation Area bring 85 miles of mountain biking trails, hiking, and snowshoeing right to your doorstep. Middlebury Snow Bowl is minutes away for downhill skiing in winter, with cross-country skiing and snowshoeing throughout the area.
The Farm
Exclusively for our guests: a private tour of a real working Vermont dairy farm — a genuine operation where families can see hundreds of cows and calves, watch the milking, and experience farm life up close. Not a tourist attraction. Note that the farm is approximately 40 minutes from the lodge, but guests with children tell us it's absolutely worth the drive.
Middlebury & Beyond
Middlebury's vibrant restaurant scene is just a short drive away. Burlington is about an hour north for a city day trip when you want it.

Weddings, receptions, and other events are welcome on our expansive property — by approval and separate from the house rental. Please inquire.

Stayed here with group of extended family for Middlebury Feb graduation. Location close to snowbowl was perfect. Lots of room in the house and the game room was big plus. Plenty of parking which made life easy for a group coming from all over.
The place was great, clean, and spacious for our family. Visited with toddlers and infants and we felt really safe. the area is also very centric to a number of cities and happening towns.
We had an amazing stay with our kids. The house was spacious and conveniently located on VT-125. There were plenty of family friendly hiking options nearby (Texas Falls, Robert Frost Trail) and the kids had fun in the game room and hot tub. We would definitely stay again.
This home is very large with plenty of space to spread out in. Nice fenced in yard for pets and plenty of amenities to keep everyone occupied. Fantastic location in the Green Mountain National Forest with plenty of hiking nearby. Conveniently located near Middlebury.

Check-in was easy and the house was all set up and dialed in for a hot day. AC was on and fans were set up. They even left really cute cookies!!!The coffee maker was AWESOME and there were 2 refrigerators which was so luxurious. Hot tub was really nice and clean and perfect temp. Everyone had a ton of fun and loved the uniqueness of the lodge. My calves are sore from going up and down the stairs so many times.Great memories were made and we want to come back!!!
We had a wonderful and memorable time staying at this house. It was spacious, well equipped for a family, and most importantly extremely clean. The location was a good balance of being remote and also close enough to all of the activities we wanted to do. Kris and Ben were wonderful hosts and very gracious - the farm tour was a highlight of the trip!
We had a family wedding nearby so the house was great to have us all together. We also loved the proximity to hiking...across the street! Home had plenty of space for us to spread out if we wanted and spend time together for games and fun.
The house is incredible! A handful of friends and I had a wonderful ski weekend and loved coming back to soak in the hot tub and play games in the cozy living room. It’s very spacious and beds are incredibly comfortable.
comfortable, roomy... couldn't enjoy outdoor spaces - seating, eating, fire pit - because of mosquitoes but plenty of room inside. Close to nie hikes and walks in the woods

Best escape ever!
What a wonderful place to escape to. Idyllic setting in Vermont, like a story book! Lots of space for the whole family... time for escaping & relaxing, go on adventure hikes, soak in the hot tub under the stars, BBQ & enjoy the family outdoor loving, play games an have fun with the family in the amazing game room!
I highly recommend staying at this unique house. We really enjoyed the hot tub, and having an enclosed back yard was particularly helpful with our toddler son. There was a lot for us to explore inside, and our kids had a great time during a snowy day finding the hidden room. Lots of great hikes within a short drive of the location. Especially if you have a family with small children, this was a great stay to "get out of the city" for a while.
Convenient to Middlebury, we brought family and Godparents together to celebrate our daughter graduating from Middlebury College. The house is comfortable and spacious. Large, well-equipped kitchen. Hosts were great -- very responsive, helpful, and clear communication. This was a great find -- highly recommend.
My family highly enjoyed their stay at this property during late Nov time frame. Very comfortable house, lots of room and most excellent game room. Easy check in. Many trails n waterfalls nearby, good restaurants nearby in Middlebury. My only regret is I didn’t use the hot tub this trip. Next time! I recommend property to anyone.

A Magical Holiday Escape!!
What an amazing home nestled in Green Mountain State Park!!! It truly feels like you are staying in your own private ski lodge. The house is beautiful with everything you would need for a perfect getaway with family and friends or even a business team getaway. We arrived 2 days after Christmas, to find the house beautifully decorated. It is apparent that the owners, Kris & Jane, take pride in their house and want to ensure that their guests have a memorable time!!
we came with soon to be new in laws.. there was 6 of us... and we have an amazing time.. the home is immaculate and so well stocked with games, spices etc.. they had even decorated the whole home for christmas, inside and out... if there were 10 stars i would rate it as such... we hope to visit again in the future..
The house is HUGE! It is very cool with so many areas to get away from each other or areas to gather and enjoy card games, pool games or just some time outside. The hosts are excellent. On our stay the Internet was knocked out, probably a storm, and the host even showed up to coordinate with the internet company and get us WiFi again, which we needed for our jobs. What a great place and great host.
The lodge is a phenomenal property for families or friends, especially with dogs. The fenced in back yard is perfect, the house is enormous, spacious and well designed. There is good kitchen equipment (pots, pans, blender, and two grills). The owners are responsive and attentive when needed. The house is centrally located and close to great hiking spots, some small towns and shops, and across the street there is a gorgeous river worth exploring. Don’t forget to make time to star gaze and soak in the hot tub!

Family Vacation
Great location, with near-by fishing, hiking, swimming in beautiful Green Mts. Plenty of room for our family of 12. Ideal for our 1 y r. old, providing crib, changing table, booster seat, and toys. Main floor mostly accessible for family member's power chair. Recommend bringing portable wheelchair too. Upstairs bedrooms have no doors, so minimal privacy. Big Kitchen and lovely patio.

Disliked: Cleanliness
The house size and layout was great for families. We all had our own space and large fenced in yard. However all of us commented on how the house was not clean. It seemed like they do quick vacuum and change sheets but that's it. There were dying and dead flies everywhere as if they had bug bombed recently and very dusty/unwiped surfaces. Additionally no trails on the property, and no map. Backyard was completely unusable until we cleaned it up ourself, leaves everywhere so unsafe to have a fire. Crubs on counter and couch. Also little annoyances like 1 roll of paper towels for 4 nights, no extra trashbags, no ziploc bags or tin foil? Really odd when you pay all this for the conveniences of home, but then have to buy that stuff. Love the house itself but would not stay again. Needs a good deep clean and better upkeep.
