You found it! Spacious cabin is a true escape from the hustle and bustle of city living or suburban life. Enjoy the peace and solitude provided by the comfy, modern furnishings and surrounding forest. Sitting in a steep valley of 13 acres, watch for possible elk, mule deer or mama bear and her cubs passing through on their way to the river for a drink...also owls, bobcat, and fox meander through our woods. Enjoy the private hiking trail (at your own risk-uneven terrain and some my find steep)...however, some guests even hike it in their pjs to watch the sunrise. Relax in adirondack chairs next to propane fire pit. Full kitchen to prep your own meals or many wonderful restaurants in nearby Estes Park. Sleep soundly in a king-size bed with a luxurious DreamCloud Premier mattress and views into the surrounding forest. The open floor plan and vaulted ceilings create an airy living space, newly furnished with a plush queen-size L-shaped sofa bed and an extra-wide chair with ottoman made for snuggling in (guests often ask where we found the cabin’s comfy furniture). Excellent books both classic and new-releases, along with games, yoga mat, dumbbells, and a Roku tv for your relaxation.

INSIDE:
*Floors are carpet, wood, and tiled. (we recommend bringing slippers)
*High-ceilings, open floor plan.
*Large windows throughout bring in light as well as the views!
*Washer/Dryer with detergent provided.

BEDROOM:
Primary bedroom. New headboard and king-sized Dreamcloud Premier mattress, two matching nightstands with drawers, table lamps and bedside outlets. Walk-in closet w/ luggage racks, hanging rack and wall hooks. Bedroom has space for a pack-n-play if needed for a young child.

BATHROOM:
Shower/tub combo, sink, mirrors, toilet, step stool, exhaust fan. Clean towels, shampoo, conditioner, and body wash provided!

2nd SLEEPING SPACE:
West Elm 112" bumper chaise sleeper sofa in living room opens up to an approximate Queen bed. Bedding located in the white dresser nearby.

KITCHEN:
Fully stocked kitchen with refrigerator, electric range, and microwave. Views from kitchen sink of boulder hillside. Plenty of dishes, glasses, toddler dishes, baking dishes, pots and pans, cooking utensils for making your favorite (simple) meals. The kitchen is open to the dining area with a peninsula bar and stool.

DINING:
Enjoy your meals at the dining table under the George Nelson lamp, while basking in the abundant, indirect light from the window looking into the beautiful boulders across the way or use the picnic backpack to find a special place in the forest. Please let us know if you would like to use the highchair as it is stored off-site.

LIVING AREA:
Very comfortable L-shaped sectional that becomes a Queen sofa bed, 2 matching conversation chairs, a wide comfy chair w/ ottoman, large rug and a perfectly sized coffee table for games or to put your feet up and enjoy a show on the Roku TV (bring your favorite streaming login info). Large windows looking out to the river and mountains across the road.

TV/ INTERNET:
The home is equipped with Wifi and a Ruku TV. Roku TV is on the Wifi so you can log in to your personal streaming accounts or if you don't use personal streaming, there are a few included channels on the Roku TV. Wifi calling is available on your smart phones if you don't want to be "unplugged".

COOLING:
No A/C. However, our nights are cool even during the warmest days. All sleeping areas are equipped with ceiling fans and cool down quickly with open windows (many new screens), the setting sun, and our fresh mountain breeze. A/C is not the norm and seldom needed as Estes Park is a mild mountain climate and during the summer we are generally 10-20 degrees cooler than the nearby lower elevations of Colorado. Typically night temp is in the 50s (or 40s) in the summer months.

BACKYARD:
Most of the yard is in the back and covers 13 acres. (A map is in the cabin of actual property lines). THREE decks including the one you must hike to. The gas fire pit uses a propane tank - we have 1 extra tank on site in case you run out. Please do let us know if a tank runs out so we can replace it for our next guests.

In the cabin forest, you'll be among squirrels, chipmunks, turkey and butterflies (in the summer months) as well as many kinds of wildflowers and foraging plants. Mule deer, elk, black bear, fox, owl and bobcat have been seen, though usually just passing through.

PLEASE NOTE: This cabin is located directly along Big Thompson Canyon Road. The front deck overlooks the Big Thompson River and road, so traffic can be seen and heard from the front of the cabin. Road noise varies throughout the day and season. The back of the property and hiking trail provide a quieter, more secluded experience.

What makes this location special: You get the best of both worlds—a private acreage with a hiking trail and nearby river, while still having convenient access to Estes Park and Rocky Mountain National Park. The tradeoff is that the property is not completely secluded from road noise.

HOUSE RULES:
- Must be 18 years or older to book a reservation.
- No smoking or vaping inside and no wood fire pits. There is a propane fire pit for your enjoyment. Please turn off fire pit and propane tank beneath when not in use. Outdoor, wood burning fires are illegal at Estes Park STRs.
- No parties. Only celebrations with your traveling companions who are on the reservation count. :) (please no glitter or confetti!)
- EARLY CHECK-IN? - No early check-ins are available May through October. Please plan accordingly to arrive at 4pm or later.
-Quiet Hours from 9:00pm to 9:00am. Thank you for being courteous to our neighbors...even though they are not visible and a good distance away.

DOGS:
We are happy to welcome dogs who are good travelers. Here are our pet rules:
-Must be very well house and potty trained, even in unfamiliar places.
-Please clean up after them outside each time they go potty.
-Please keep them off the bedding and any furniture without a pet cover. Sofa cover provided.
-Must not be left unattended in the home or on the premise. If you absolutely must leave your dog at the house for a short while, you may bring a kennel to keep them in or if they are well trained they may stay gated in the entryway.
-Mandatory pet fee: $100. Our cleaners charge and do additional cleaning after pets.

ACCESSIBILITY:
Guests will have full access to the cabin and able to come and go with their entry code for the keyless lock. Enjoy exploring the 13 acres of this property via the 0.5 mile trail loop or venture beyond with direct access to the adjacent National Forest—even more wilderness to discover! (Please make note of where you are to not get lost in NF). There is space to park 2 vehicles on gravel drive.

WINTER WEATHER & DRIVING
November-April. We recommend driving an AWD/4WD vehicle or having snow chains available. It's always a good idea to be watching the weather. Access to this cabin does not require any additional vehicle features beyond what is recommended for any mountain driving this time of year. We have hired a plow service that comes by whenever it snows more than 4". The plows work on a schedule, so they may not be there right when you want to leave...this is where a proper winter vehicle helps...and there is a snow shovel that you are welcome to use.

CLEANING:
We pay a living wage to our cleaners. Please care for our property as you would want your own to be cared for. We do not ask our guests to strip beds or start any laundry. We only ask that you wash up any dishes and take your trash out to the bear can. Thank you!!

We love the tranquility of this cabin that sits on 13 acres of forest and boulders - and the PRIVATE HIKING TRAIL w/ beautiful views! We love the close access 20 steps from our property of the Big Thompson River for catch-and-release fishing. We love the proximity to the amenities in Estes Park and RMNP. Ideal property for a solo or couple's retreat. Also nicely accommodates a small group of friends (up to 4) or small family with up to 2 pets. No events or parties.
