1800s Cozy Kitchen House in Berryville
This award winning rehabilitated kitchen house once served the main house on the property.The lower level has a pull out double bed, kitchenette and tv. Upstairs is a queen bed and tiny but full bath.
Guests can walk to town shops and restaurants and the property is adjacent to Rose Hill Park and The Barns of Rose Hill music/arts center.
Care was made to keep the history of the building and to provide modern conveniences. The original, narrow steps may be difficult for some guests and the upstairs has slanted walls as shown in the pictures. Sheets, towels, shampoo, blow dryer, etc provided. Nespresso coffee, snacks are drinks also free of charge.
The property has multiple outdoor sitting areas, a fire pit and games, such as horseshoes and darts.
Two Newfoundland dogs live on the property but are not allowed in the guest house. They are leashed except for a 10pm quick potty break. If you love whimsical, artsy places or uniquely historical stays this is the place for you!

My husband and I grew up in Fairfax County, moved to Loudoun and finally went over the mountain and landed in Berryville. I was a special education teacher for over 30 years before retiring. My focus has shifted to art and nothing makes me happier than being able to create something every day. I have always been the one to host work parties and family parties so hosting is a pleasure!
Why they chose this property
Berryville is like going back in time. We have met such a range of people just by walking our dogs. It’s convenient to all the big box stores if needed in Winchester and Loudoun County but you feel far removed from the rush. Hiking and river sports are nearby, as well as wineries, breweries and farm stores. From our property you can quickly walk to restaurants, stores, a coffee shop and Dollar General for last minute snacks and drinks.
What makes this property unique
Our home was built in the 1850s and has a long history. Inside the main house rooms ramble from one place to another. Most kitchen houses that served the main house have been demolished. If the history interests you, you might like to read The Kitchen House by Kathleen Grissom.There were two additional outbuildings on the property that provided me an art studio and my husband a workshop. We can also enjoy Rose Hill events, such as the Christmas tree lighting just across our driveway.
