3. There will be a $100 late checkout fee every 30 minutes for all late checkouts not previously approved by Verde Rentals LLC.

Fantastic Location & Host

This house is located close to everything fun in the heart of OKC. The neighborhood is quiet and safe with great neighbors. Close to lots of great restaurants. The host was very responsive and easy to work with on a few small details that made the stay even better.

Mixed experience. The kitchen and bathrooms were clean and well maintained. However, we were only notified about an hour before check-in that prior long-term renters had caused damage, which didn’t allow time for us to make other arrangements. The property did not match the listing photos—there was damage to the backyard covering, holes, paint issues on the walls, black marks, and a non-functioning laundry door.I requested a partial refund due to the difference from what was advertised, but none was provided. While communication was polite and Tony responded quickly, the condition of the home did not reflect the listing or the value paid. Greater transparency and a discounted rate would help set proper expectations for the current property condition.

Thank you for your feedback, Michelle. We’re glad to hear you found the kitchen and bathrooms clean and well maintained. To clarify for future guests, the situation with the prior long-term renters was discovered the same day as her arrival. Our team immediately stepped in and completed multiple repairs before her check-in, but given the timing, we simply did not have enough hours in the day to address every minor cosmetic item before her arrival. It’s important to note that all remaining items such as paint touch-ups, backyard covering, and the laundry door were fully repaired immediately after her departure. Since then, we’ve hosted multiple guests who have all left 5-star reviews, with no similar concerns. Regarding the refund request, both we and Vrbo reviewed the situation and determined that the minor cosmetic items mentioned (such as small paint scuffs and general wear) did not warrant a refund. While we understand Michelle felt differently, this has not been the experience or expectation of other guests. We pride ourselves on transparency, quick response times, and maintaining a high-quality property, and we appreciate future guests taking into account our consistent track record of positive reviews.

Our stay was good. Location great. The tarp in the backyard for patch needs to be fixed and grass would be nice. I would add cleaning stuff available and a strainer and large mixing bowls for the kitchen.
