Welcome to our charming and conveniently located home, just a stone's throw away from the lively downtown STATE STREET and HARD ROCK CASINO. The tastefully furnished interior, complete with modern amenities, ensures a comfortable stay. Unwind outdoors in your very own private sanctuary, boasting a HOT TUB, inviting FIRE PIT, and a delightful wrap-around front porch. Our home is PET-FRIENDLY, too! Come experience the perfect balance of comfort and excitement at our Downtown Bristol Abode!



THE SPACE:
Welcome to our tranquil downtown Bristol home, a mere half mile from the lively State Street area and Hard Rock Casino. Relax in our tastefully furnished interior or unwind in the inviting outdoor oasis featuring a cozy fire pit, hot tub and covered seating or enjoy the charm of the wrap-around porch.

SLEEPING ARRANGEMENTS:
The master bedroom has a queen size bed and an ensuite bathroom including a shower.

The second bedroom has a queen size bed. There are two tri-fold floor mattresses in the closet along with extra linens. One will accommodate a small child, and the other will accommodate a small adult or child. Feel free to use them in any convenient location throughout the home. A portable crib is offered for the comfort and safety of your little ones.

Hot tub towels are provided in the dressers in each bedroom.

KITCHEN:
The bright and fully equipped kitchen has the basic kitchen necessities to prepare your meals. Please be sure to read our digital guidebook after booking to see what items are provided. All devices should be fairly straightforward to use. Appliances we have on site include:
Dishwasher
Fridge/Freezer with ice and water dispenser
Oven, Stove, Microwave
Air Fryer
Toaster
Crock Pot
Keurig and Standard Coffee Maker

THE OUTDOOR SPACE:
While exploring all that Bristol has to offer, return to the serenity of our private backyard oasis. Enjoy a soak in the hot tub, gather around the cozy fire pit, or dine outdoors under one of our many seating areas, including a covered space. Challenge each other to a friendly game of ring toss, as well.
Unwind on the charming wrap-around front porch, complete with rocking chairs and take advantage of easy access to the front and side lawns - perfect for your furry friend.

THE BASICS:
Whole home heating and air conditioning for the coldest of nights and hottest of days.

Rest assured, when you select the traveling with a pet option, the pet fee is included in the nightly price.

To ensure a worry-free experience, your stay is fully covered by Rental Guardian protection, eliminating the need for security deposits or accidental damage fees. Simply book and enjoy your worry-free getaway!

CLEANING FEE: At our property, your comfort, health, and safety are our top priorities. Our dedicated house cleaning crew utilizes products made from safe, all-natural ingredients, ensuring a worry-free environment for your children and pets. To further prioritize your well-being, the hot tub undergoes thorough sanitization before your check-in. Rest assured that our comprehensive cleaning fee includes professional HOUSE CLEANING, LAUNDRY SERVICES, AND HOT TUB SANITIZATION, guaranteeing a pristine and enjoyable stay for you and your family.

Please NOTE: Our regularly scheduled lawn mowing day is every Tuesday between approximately 10am - 4pm. The lawn crew will not need access to the backyard area. We appreciate your understanding.

House was clean and located close to downtown. We enjoyed bringing our dog and staying together as a family. Kitchen was stocked with everything you would need to cook. AC worked well and we used the washer and dryer to clean our clothes. Our favorite was the hot tub and ring toss game out back. We enjoyed playing the game as a family and spending time together. The carport was a plus too. It kept our truck cooler on hot summer days.

We have family in the area and came for a couple milestone birthday parties. We travel to the Bristol/jJohnson City area at least 4 times a year. This was by far the nicest VRBO that we have stayed in. Thanks for the hospitality!

Bristol Music Trip

Excellent location near Bristol downtown area. We had easy access to Paramount Theatre and the Country Music Museum. The house was perfect (2 older couples), 2 bedrooms and 2 baths all on a single level. We didn’t do any cooking, but all amenities were there. The weather was perfect and we spent much of our down time on the back porch. We would heartily recommend this house for anyone visiting the Bristol area!

Fun getaway with friends!

Wonderful home!

This was the perfect location to stay while we attended a music festival at Bristol Speedway. The pictures are exactly what the home looks like in every way. The owners have thought of everything and you will feel comfortable and relaxed here. The backyard was the perfect place to have breakfast each morning and relax in the hot tub. We will be staying here again next time we head to Bristol!

What a great set up, everything is right within your finger tips, they have thought of every item that you could possibly need and that back. yard was to die for....my only regret was it was raining so we were unable to use the firepit area.... I will be back again

Bristol - Virginia Creeper Trail

The house was very clean and well appointed. The multi-level decks in back encompass every outdoor thing you could want..........several outdoor furniture sets, a gas grill, a beautiful hot tub, and a gas fireplace. There is something for everyone. The owner had 6 AirWick air fresheners in the home which provided too much scent for us. We put all of them on the outside deck during our stay. The historic downtown Bristol area was a disappointment but we were in the area to bike the Virginia Creeper Trail, which was awesome. It is a very nice property in a somewhat sketchy neighborhood.

Beware, up charges!

The first thing my wife said when we arrived was, do you feel safe here? The deck on the rear of the house is in very bad shape, I would say that it is unsafe, rotted wood, there is no cable as listed in the description of the house. I received a charge for $70.00 on my credit card after paying in full for VRBO, I was also charged a service / extra bed fee, I never requested an extra bed.

Great Property

This is a great cottage to come home to after a day of exploring. The kitchen is a nice size and well stocked. Nice coffee bar also. The beds were comfortable. It was nicely decorated and the couch was a great place to collapse. We didn’t watch tv, just no need. The internet connection was great. Easy walk to the city center to do the walking tour. Stop by the Chamber of Commerce, which is on your way and get a map. Since you’re on foot; might as well do a whiskey tasting at Lost State. No need for reservations, just walk in and they’ll give you a tour and tasting after noon time. Back to the cottage. The outdoor space was great, which I had coffee every morning. They have both places to sit under shade, and without shade. There’s a fire pit and hot tub which we didn’t use, we were so busy exploring. At night we got a light show from the fireflies in the neighbor’s field, loved it. The hostess was always so helpful with any questions that I had. I would definitely stay here again when we come back to look at places to buy.

Fantastic house - beautifully furnished, clean, and very inviting. Hot tub was amazing and very easy to access. Closed in patio was perfect for my friend's dog to explore off leash. Walking distance to downtown Bristol, including Blackbird Bakery. Felt like home. Highly recommend!

Great stay on family roadtrip

We found our one night stay in Bristol rejuvenating after a long day in the car. The hosts have thought of so many helpful ways to make their home comfortable for travelers. Home has been nicely decorated and is very close to the interstate, but still feels quiet and peaceful.

Bristol Escape

This house was in a quiet location but close to Bristol’s main shopping and restaurant area. The house was exceptionally clean, very comfortable and made us feel at home. The outside patio area was lovely to relax in the sun and it has all the amenities you would require. Jennifer was very responsive with any questions and was an excellent host.
