Discover opulence in Hamilton Heights within this 4,485 sq.ft. residence, boasting 5 beds and 4 baths with impeccable design. Perfect for large groups who dine out frequently, this grand house features 4 kitchenettes within each bedroom and a cozy full kitchen on the main floor (not shown in photos). Completely renovated, you'll be among the first guests to experience the beautifully restored brownstone.

Note: Some parts of the house are not meant for guests, including the downstairs closet and the front part of the basement.
You and your family will have access to the entire unit during their stay.

Nestled between bustling avenues and vibrant streets, Sugar Hill offers a peaceful haven brimming with life. Brownstones adorned with intricate ironwork stand guard, their stoops alive with chatter in a chorus of languages. Secret gardens disguised as parks offer leafy escapes from the city's rhythm, like St. Nicholas Park with its iconic hilltop views.

Cozy cafes line the sidewalks, their tempting aromas mingling with the sweet scent of fresh bread from corner bakeries. The Chipped Cup is a local favorite for its delicious coffee and pastries, while Sugar Hill Cafe offers a modern, underground atmosphere and light bites.

Cobblestone streets echo with the laughter of children playing hopscotch, their chalk drawings adorning the weathered pavement. Art galleries and independent bookstores peek out along the avenues, promising treasures to discover. The Studio Museum in Harlem showcases incredible African American art, while The Hamilton is a local bookstore with a curated selection and a warm atmosphere.

Cleaning and Damages

Excessive cleaning after check-out will result in extra cleaning fee.
Guests are responsible for damages.
Guests must select either a refundable security deposit or a non-refundable damage waiver. The refundable security deposit will be held for 7 days post check-out and will be refunded provided there are no damages. The damage waiver is recommended.

RENTAL AGREEMENT

1: RESERVATION INFORMATION

CHECK-IN
The check-in time is after check-in time on the first day of your reservation. Sometimes early check-in is available and is easy to purchase on your Happy Guest reservation page.

CHECK-OUT
The check-out time is before check-out time on the last day of your reservation. Sometimes late check-out is available and is easy to purchase on your Happy Guest reservation page. Late fees will be charged for departures after check-out time that did not purchase a late check-out.

EARLY CHECK-IN / LATE CHECK-OUT
Early check-ins and late check-outs are sometimes able to be accommodated with an easy purchase on your Happy Guest reservation page. If you have a need to check-in early or check-out late, you can also consider adjusting your reservation dates to be one day earlier or later so you have the place for as long as you need it.

NO REFUNDS
This Rental Agreement is a legally binding agreement between you, the Guest and the Owner or Manager of the property. Your reservation binds you to a specific period of time. There should be no expectation of refund and there will be no refund or relocation because you are disappointed with the property you have chosen to rent or in the event that something associated with the property is not working to your satisfaction. There will be no refunds or compensation for: Acts of God, Mother Nature, acts of war or government agencies, road maintenance, gas shortages, power outages or water outages. Standard cancellation policies always apply. Purchasing travel insurance is highly recommended.

2: ID VERIFICATION

IDENTITY VERIFICATION
Guests are required to complete the Happy Guest check-in and provide a photographed copy of their government-issued photo ID, with the Guest’s face, address, date of birth and photo clearly visible and in focus. The reservation billing information must match the information on the government-issued ID of the Guest making the reservation. We reserve the right to refuse service to individuals who do not furnish this information. In the event that a Guest refuses to provide their valid, government-issued ID after making a reservation, the Guest’s reservation will not be granted information to enter the apartment and your cancellation of the reservation will be in accordance with the cancellation information on your reservation.

BACKGROUND SCREENING
We may obtain background reports from consumer reporting agencies or otherwise review publicly available information about you, including sexual offender registration lists or databases compiling information about criminal convictions. By making a reservation, you authorize the use of your personal information (including name, address, date of birth, or other identifying information) to obtain these reports, and agree that we may, in our sole discretion, suspend, cancel, block, restrict or terminate your access to our services or reservations made or contemplated, based on our evaluation of such reports.

RIGHT TO REFUSE SERVICE
We may refuse service to any individual for any reason(s) that does not violate federal or state laws. Reasons for refusing service to, or removing, a Guest or any other individual include, but are not limited to: refusal or failure to pay for accommodations; being under the influence of alcohol, drugs, or any other intoxicating substance such that the individual is disturbing the peace; seeking to use the apartment for an unlawful purpose; seeking to bring into the apartment an unlawfully-possessed firearm or any item, including an explosive or hazardous or toxic substance, that is unlawful to possess and that may be dangerous to other persons; destroying, damaging, or defacing the Property or threatening harm to the Property, other guests, or residents of the Property; causing or permitting persons to exceed the maximum allowable occupancy of the apartment; or refusing to abide by the reasonable standards or policies established by the Company, including, without limitation, the House Rules and any published rules and regulations.
