The main bedroom has a king-sized bed, while the second bedroom offers two twin-sized beds. There is an additional bunk bed and a sleeper sofa in the common area to comfortably accommodate up to 6 people. The spacious living room is furnished with comfortable couches and recliner seats which invite you to enjoy the beautiful breath taking views of the Golf of Mexico. The full kitchen perfect for preparing fine dinners and it is equipped with all the necessary appliances. The property is just a few steps to the white soft powder beach of the Okaloosa Island and only minutes away from all of best attractions Destin has to offer. Marco was awesome at communicating with us before and during stay, very easy to work with. The condo is exactly as it shows in the pictures. It’s located steps from the sand and has awesome views of the beautiful beach!

Me and my family loved this Condo , It was very spacious and clean. We had a great view of the beach and loved the fact the we got our own chairs everyday . I was nervous about the location of the condo at booking but it is actually in a good spot . I would definitely stay back at this property The next time we visit !

The property was great, awesome location and space for the condo. Everything was clean and easily accessible. Owner respond and resolved a few issues promptly. Only complaint someone parked in front of the grill and was unable to use for the week. Definitely needs to be addressed as it’s not a parking spot and can cause a fire hazard if someone were to use grill. Other than that, the stay was great, we had a good time and this is our second time staying at the blue dolphin. We will return!

Family Vacation 2025

The condo was amazing! Much better than even described. I have never stayed somewhere that was more like home. It is stocked as if someone actually has lived there! The beds are super comfy, my 8 year old LOVED the bunk beds, and my 15 year old said the sofa sleeper was fine as well. The convenience of beach access was fantastic and having the beach service was definitely a plus! Our only complaints the whole week were the upstairs neighbors were a little loud...could hear them stomping at all hours and the parking spot is tiny and hard to park in if someone is parked next to you. It was a fantastic 7 days, a recharge for the soul! Will book again for next year soon!

Slice of paradise

Highly recommend. We stayed with our 6 children for the second time. The kitchen is stocked well for cooking in the room. The condo was cleaned well and everything was functional. Comfy furniture. I enjoy that the condo only has 10 units. It is never crowded at the beach in front of the condo. The beach access is highly convenient for trips in and out of the room throughout the day.

No AC during our stay the whole week

We arrived May 5th and noticed it was 76 degrees in the condo and turned down the AC to 72. We went to dinner and came back and it was still hot. Went to bed that night and woke up and it was 78 degrees that next morning. I messaged Marco, our host. He got someone to come out and take a look at the AC later that day. The technician said it would be a couple days to get the AC fixed. It got as hot as 82 degrees in our condo making it miserable some days and nights staying inside when it rained. Come May 12th, it was 78 degrees and the condo AC never got fixed. Had I know we wouldn’t have AC for a whole week, my husband and I would have wanted to stay somewhere else for our honeymoon. We understand that things break or go bad and need to be replaced but it was not ideal to go a whole week with no AC. We won’t be staying at blue dolphin condos again and we hate it for the next family that arrives and has to endure no AC as well.

Catherine, I apologize about the AC issue. The AC unit had part that was not a stock item and required special order. Had I known about this prior to your arrival, it would have dealt with before you checked in. Unfortunately, you were my first guest since March, and I was unaware of the issue. I did, however, contact several AC companies as soon as you told me, and I hired the company that gave me the fastest turnaround. It is highly regrettable that they too were unable to fix it any faster, but with supply issues due to tariffs, it took an extra couple of days to get the part. I also regret you feel that way about our entire building, just because my particular AC unit had an issue. With that said, thank you again for having stayed with us. -Marco

Okaloosa Heaven

Blue Dolphin is the perfect location "on" the beach. #303 is beautiful and so is sitting on the balcony listening to the ocean. This time of year was not crowded, ocean beautiful and the dolphins were plentiful. Manager of the property provided all the info for the condo and quickly replied to any question. Yes, we'll be back.

Girls trip

The property was in a quiet location. Literally steps from the ocean and had a beach front balcony. Breaktaking. Could here lots of footsteps from condo above. Would def try for 4th floor at Blue dolphin for next time because of that. We would for sure come back to this location. Great communications! Messages answered within minutes with questions or comments. Furniture was a bit worn but we made due. Twin beds are small and need replaced. The not crowded location made up for it and the windows in the living room were grand. There was some construction of a new building next door so we were up early every single day :(! Clean, great place and weather was amazing for our visit! ❤️

The price is right for the property and it's always nice to be at the beach at fort walton. The condos around this property are small so the beach isn't crowded, that is a very nice part of this property.

Location of condo was perfect. Beautiful gulf view from balcony, easy access to beach and area not too crowded. Short driving distance to restaurants, grocery store, entertainment. Walking distance to pier.. Now some things I did not like: Condo had a musty odor that was pretty stronge at first. Bathroom sink in 2nd bedroom drained really slow, one of the twin bed mattresses need replaced, living room furniture not comfortable and it would be nice to have a few more trash bags . Overall enjoyed my stay

Best location in Fort Walton. Amazing view from all windows. Nice varanda. Surrounded by low buildings that do not bother the view. Perfect access to the beach. Great beach service. Enjoyable living room, roomy bedrooms. Loved our stay and looking forward to get back!

Blue Dolphin experience

We enjoyed our stay at Blue Dolphin 303. It has a beautiful view, was clean and convenient. Check in was a piece of cake. The only issue we had was you could here every foot step above. With kids running back and forth up there was a bit much at times. Also parking is very tight and cable would’ve been nice. Property manager was great.

Unfortunately it was an extremely stressful & uncomfortable 10-day stay due to constant loud noises the entire time from above condo tenants (two different tenants) - it never stopped except maybe between 11 pm - 6 am. The upper floor must be just wood or thin tiles as there was no cushioning/softening of the sounds. I was exhausted from the constant & excessively loud banging, HEAVY footsteps, running, screaming, slamming drawers; (thought there was construction going on), I could even hear snoring above at night. This particular issue really ruined my stay. Owner called HOA but nothing changed. Have to mention the door knob on door going from living rm. to balcony was broken - I got stuck inside and outside on balcony for several minutes at least a dozen times . Don't know what I'd have done if I had been alone at the time. Reported it to owner who already knew of the problem and was told to just leave door unlocked...couldn't even fully close it or it would have gotten stuck again. Good thing I didn't have a young child with me. Couldn't take a hot bath for my back pain - bathtub old & grimy didn't want to sit in it. Bathrooms need updated; water pressure nil. fyi - Don't expect one pantry. Just saying some condos I've been in had the basics. Parking extremely tight cause everyone drives big vehicles and lot is tight. Didn't appreciate house keeping knocking on the door early (twice) to get in to clean several hours before check out time. Pros: master bedroom - bed was comfortable. Living room furniture was nice & comfortable. The condo was roomy & location on the beach is very good.

We loved this unit's location. The only thing that was annoying is it had no pantry items at all....salt/pepper, dishwasher soap (gave 2 pods), toilet paper (gave 1 roll/bathroom), paper towel (gave one roll), zip lock bags, Tupperware, saran wrap, tin foil, dish clothes, etc. Only had 4 beach towels even though the unit sleeps 8. The mgr was responsive and the check in process was very easy. The pool said it was heated but was very, very cold.

Beautiful View with a Responsive Owner

We selected this property based upon the good reviews, budget, and location. The positives: The view: amazing view from the large windows and balcony. The size: this is a large condo with plenty of space to move about and not feel cramped. The location: right on the beach, close to restaurants, amenities, and attractions but far enough away that the beach never felt very crowded. Condo utilities: internet was reliable and fast, the AC and heater worked very well, and water heater was sufficient for hot showers/baths. The owner: Marco was very responsive and was obviously committed to making sure we had a good trip. The so-so: Parking: it's tight. While it was never a problem to find a spot, they are narrow and parking a larger vehicle takes some coordination. The pool: Yes, the condo has a private pool but it's not heated. This may not be an issue during the busy season when it's warm but in mid to late March during Spring Break a heated pool would have been wonderful. This will factor into our decision to stay here in the future depending upon the time of year we visit. Check-in procedures: I could have missed it, but I never saw in any of our check-in procedures the room number of the condo. The only way I knew which condo to go to is because I saw "303" in the reviews. The bad: Ceiling water stains: there are several water stains on the ceiling throughout the condo. This was discussed with the owner and was told this will be remedied soon but advance notice would have been nice. Noise: Perhaps this to be expected, and it's not specific to this property in all likelihood, but expect to hear footsteps of your upstairs neighbors the entire time you're there. Initial Cleanliness: there were a few areas that needed additional cleaning detail (jetted tub and dust on walls near air returns). Marco was quick to send someone out that day to clean these areas but the entire condo could use a deep clean to address collected dust in some areas. Deferred maintenance: there were a handful of light bulbs out, a bathroom vent suspended from the ceiling, some minor loose floor tiles, and a broken security door latch. None of these issues by themselves were major but cumulatively they add up. But again, Marco was quick to get someone out the next day to address many of these issues. This place offers a comfortable stay and take confidence in that Marco will respond to needs. I was impressed with how he handled our concerns. A+ owner!!!

Perfect little getaway

We love staying at the blue dolphin condos. This was our 2nd time in 303. I only had one question for the owner and he answered it quickly. The condo itself is perfect and you are literally a few steps from the beach. One drawback and it’s really not that big of a deal but there’s no cable. All the TVs are Roku equipped with Netflix, Amazon etc. I don’t have a problem with this cause I use all those apps. I could see it being a problem for people that don’t normally use YouTube or Netflix. Anyway who comes to the beach to watch television anyways. We had a great time again and can’t wait to come back soon.

Thanks Carlton, I provide TV entertainment for the kids more than anything. With so much beach view, who wants to stare at a TV set. Cable has gotten too expensive to justify the expense, but I welcome your feedback. I am glad you and your family had a wonderful time.
