GROUNDSKEEPER -- NO BACKYARD (BACK PORCH IS FOR GUEST): HOA requires a Groundskeeper or Governor of the property, which resides on the BASEMENT level of the home and isn't advertised in none of the photos posted.
NO SMOKING: No smoking inside the house (Cigarettes or Marijuana), Cigarette smoke is allowed OUTSIDE the home NEVER inside but marijuana will have to be smoked off property and outside the neighborhood completely.
NO PARTIES: Parties or disruptive noise are NOT allowed.
NOISE LEVELS: Keep noise at the appropriate level given the hour of the day. Outdoor music is NOT PERMITTED after 10 PM.
QUIET HOURS: 10:00 PM - 8:00 AM.
GUESTS: Only registered guests allowed. NO extra overnight guests.
PETS: PET FEE REQUIRED. Pet Instructions must be followed.

NEIGHBOR CONSIDERATION: We love our peaceful neighborhood, and we're sure you will too! To keep it that way, we ask that you be mindful of noise. If any issues arise, we'll work together to resolve them, though in rare cases, we may have to end the stay early. We're confident this won’t be necessary and look forward to making your stay as enjoyable as possible!

CAMERA's ON PROPERTY (ONLY ON THE OUTSIDE OF THE HOME): For your safety and ours, we have surveillance on the property. This ensures that any belongings, whether yours or ours, are accounted for. While the deterrent feature has been disabled for your comfort, please do not unplug these devices as they serve an important purpose.

Towels, Hand Towels, Blankets, Comforters, or Sheets: Each room should have a minimum of two towel sets. Additional blankets, comforters, or sheets can be provided for guest but we have back to back bookings cleanliness is all we ask and to be considerate to the next guest. Overall, it is a serene and picturesque area, perfect for relaxation and introspection. It boasts an exceptionally low crime rate, ensuring a safe environment for your peace of mind.

DELIVERIES: The MAILBOX is RESERVED, please only ship packages that will arrive to the door of the rental property, OVERALL leave mail that is not for guest on the outside table at the front entrance of the home.
DAMAGE REPORTING: Report any damages upon arrival.
Mail Delivery: We kindly request that you refrain from having items mailed directly to the house without prior consent. In the event that something is delivered to the mailbox, we will ensure it reaches you. (ONLY THINGS YOU KNOW, YOU ORDERED - IF YOUR NOT SURE PLEASE LEAVE THE PACKAGE AS IS.) If a package is left on the front porch, guests are welcome to collect it themselves at the front door.
TRASH: Trash Collection Reminder (Trash Day Is Monday): Please remove full trash bags and put them in the outside trash can, Please don't let bags overflow and spill out. If the outside trash can is full please leave the closed & tied bag in the garage for the next trash day available (Following Monday).
PARKING: Our property accommodates up to 4 vehicles—2 should be parked in the garage (unless too large), while the other 2 can be conveniently parked in the designated far-right spot outlined in your check-in instructions. Should you need extra space, additional parking is available at the nearby neighborhood plaza.
Security Camera (EXTERIOR ONLY): We have exterior surveillance cameras installed to enhance the security of the property. These cameras are only located outside and are used solely as a precaution to help protect both your belongings and ours. In the unlikely event that something goes missing, the cameras serve as an extra layer of security and peace of mind. Rest assured, your privacy is respected, as the cameras are exclusively positioned to monitor the exterior areas of the property.
Host Cancellation of Reservation (Strict 30)
As a host, I'm only able to offer refunds under specific circumstances, and the process can sometimes be a bit cumbersome due to the Hosting Service's strict policies. I totally understand this may not be ideal, but these rules are in place to help protect both guests and hosts. It ensures that I have enough time to find a new guest for the dates you booked. Under the Strict 30 policy: If you cancel 30 days or more before check-in, you’ll be refunded 50% of your payment. If you cancel within 30 days of check-in, Hosting system automatically charges for the full reservation.
