🛑 HOUSE RULES – Must Read Before Booking
General • Check-in: 3:00 PM • Check-out: 11:00 AM • No third-party bookings. The person who books must be present throughout the stay. • Maximum guest count must be respected. No unregistered or overnight visitors allowed without host approval.
Quiet Hours • Quiet hours are from 10:00 PM to 7:00 AM. Please be respectful of the neighborhood and keep noise to a minimum at all times.
No Smoking / No Vaping • Absolutely no smoking or vaping indoors. Violations will result in a $999 deep cleaning fee.
Smoking or vaping inside the home is strictly prohibited. Guests will be responsible for all additional cleaning, deodorization, and remediation costs resulting from smoking or vaping indoors.
No Parties or Events • Parties, gatherings, and events are strictly prohibited. Violation will result in a $1,000 fine and immediate termination of your reservation without refund.
Unauthorized parties, events, or gatherings may result in immediate termination of the reservation without refund and guests will be responsible for any resulting damages, additional cleaning, security response costs, or violations incurred.
Security & Property Protection • Tampering with Wi-Fi, smart locks, cameras, or other security equipment is not allowed. • Lost remote or gate key will incur a $75 replacement fee. • The property is equipped with exterior security cameras for your safety and to protect the home. • Any attempt to extend your stay without approval will be considered unauthorized occupancy and may result in legal action and reporting to VRBO and local authorities.
Parking is permitted only in designated parking areas. Vehicles may not be parked on grass, landscaping, or areas marked by rocks or barriers, as doing so may damage irrigation systems and landscaping.
Check-Out • Check-out is by 11:00 AM sharp. Unapproved late departures will incur a $50/hour fee. • Before leaving, please: • Set the thermostat to 74°F • Turn off all lights and appliances • Dispose of trash in the black bins, and recycling in the blue bins • Place used towels in the laundry basket in the walk-in closet • Lock the door using the Yale Smart Lock by pressing and holding the ✓ symbol

Please note that landscaping services visit the property periodically to maintain the outdoor areas. They do not require access inside the home and will be respectful of your privacy. We appreciate your understanding as we keep the space looking its best for all guests.
This property is a short-term vacation rental only. Guests acknowledge and agree that no tenancy, residency, or landlord-tenant relationship is created by this reservation.
Terms: • This is a temporary lodging agreement under Florida vacation rental law (F.S. §509). No tenant or residency rights apply. • Guests agree they are not tenants and will not attempt to establish residency or occupancy beyond the confirmed booking dates. • No mail, packages, or personal deliveries may be sent to the property under any circumstances. • Changing or rekeying locks, unauthorized extensions, or any attempt to establish permanent occupancy will be treated as trespassing and reported to authorities. • Any unauthorized holdover after the scheduled checkout time constitutes unlawful entry and may be reported to law enforcement. • Subleasing or transferring the booking to another party is not permitted. • Guests waive any claim to tenancy, residency, or eviction protections under Florida law.
Guests may not establish residency, use the property address for identification purposes, register to vote, obtain a driver’s license, enroll children in school, or use the property as a mailing address.
Damages & Conduct • Guests are responsible for any loss, damage, or excessive cleaning required after their stay. • Please report any accidental damage or issues during your stay. • No illegal activity, disruptive conduct, or disrespectful behavior will be tolerated.
No fireworks, open flames, candles, incense, or hazardous materials are permitted inside or outside the home.

Your comfort and safety are always our top priority. As part of being located in beautiful South Florida, our area can occasionally experience tropical storms, hurricanes, or heavy rainfall, especially during hurricane season (June 1 – November 30).
Please keep in mind: • Florida weather can change quickly, and forecasts may update daily. • We encourage guests to monitor local weather alerts and follow all official evacuation or safety guidance if one is issued.
🐜 Pest Prevention & Climate Awareness Clause
Our home is professionally cleaned and routinely serviced by a licensed pest-control company. While every effort is made to maintain a spotless, pest-free environment, Florida’s warm, tropical climate can occasionally attract small insects such as ants, mosquitoes, or flying pests—especially during rainy or humid seasons.
To keep the space fresh and comfortable for everyone: • Please keep doors closed when not in use to prevent insects from entering. • Avoid leaving food or sugary drinks uncovered. • Empty trash regularly into the outdoor bins to avoid attracting pests.
If you notice any unusual pest activity, please message us immediately through the VRBO. We’ll respond promptly and, if necessary, schedule a same-day inspection or treatment with our licensed provider. These occasional occurrences are considered normal for Florida’s climate and do not indicate an infestation. Thank you for helping us maintain a clean, healthy, and welcoming environment.
Pet Policy Reminder: Guests traveling with pets are required to pick up all pet waste promptly in outdoor areas. Failure to comply may result in an additional cleaning fee.
Liability Waiver & Assumption of Risk
By confirming this reservation, all guests and their visitors expressly acknowledge and agree that the property owner and host shall not be held liable or responsible for any accidents, injuries, medical conditions, death, loss, damage, or theft of personal property that may occur before, during, or after your stay.
This includes but is not limited to: – Use of the home, appliances, furnishings, parking area, outdoor spaces, or any provided amenities – Incidents involving children, minors, or elderly guests – Injuries resulting from slips, falls, or unsafe behavior – Damages or injury caused by pets, emotional support animals, or service animals – Any act or omission by guests or their visitors that results in harm or damage – Any event outside of the host’s control, including weather or neighborhood activity
Please use caution when walking, running, biking, riding scooters or other devices, or driving around the property. Decorative rocks, landscaping borders, sprinkler heads, and uneven outdoor surfaces may be present. Guests are responsible for exercising reasonable care when using outdoor areas and should supervise children at all times. Vehicles should remain in designated parking areas and should not be driven or parked on grass, landscaping, or areas marked by rocks or barriers.
To the fullest extent permitted by law, guests assume responsibility for their use of the property and agree that the host shall not be liable for injuries, losses, or damages resulting from guest negligence, misuse of the property, or circumstances beyond the host’s reasonable control.
All guests accept full responsibility for their actions and those of any visitors they invite. By staying at or booking this property, you waive the right to pursue legal action against the owner or host for any reason related to your stay.
